"I hired him initially to extend my front porch and then build a deck. He did okay, a lot of what he told me he was going to do he didn't, it was mostly minor stuff. The deck itself is solid and nice. I then asked home to come back and do part 2 which was to enclose the deck and he came and gave me an estimate and then he bailed right before work started. There was no money exchange but it messed up all my plans because by that time it was the middle of the summer. This is why I feel he only deserves a B rating."

"Primer was the only company that discussed the rotten wood above the back porch. Other companies were willing to replace the roof over the rotten wood or possibly raising the price later to replace that structure. Primer was very specific in what was required for the repair. Primer was very detailed and took the time to explain the materials used and the process from beginning to end. This building was built in 1885 and I'm not sure if the roof was replaced during our ownership but it had been patched. The wood and brick parapet in the front of the building was in bad condition. It was to repair the parapet and add limestone coping. The decorative cornice had numerous holes and was completely covered with metal then painted the entire cornice with rustoleum. When we did the final walk through we noticed a clay coping was just laying on the side and not attached to the roof at all. When it was pointed out they returned to replace the coping and used cement on the seam. We were very satisfied with the quality of work performed. Prime's estimate was slightly higher than other companies but we felt they were honest and outlined quality work. We felt that we would be happy with the finished product and we were. The entire wooden roof over the porch needed to be replace and we felt that was the reason for the additional cost as well as the limestone coping across the front. We were completely satisfied with the quality of work and the price! I would highly recommend Prime Roofing. So why not rate them 5? Waited more than an hour for our scheduled appointment, debris left by the garage, clay coping left unattached to roof, when these things were pointed out they were immediately corrected and the job was complete. Honestly, when our scheduled appointment was delayed more than an hour I was done but my husband said let's wait a little longer. I'm glad I did!"

"Had taken over management of owner occupied 3 flat apartment building. Recently leased apartment to new tenant. Found that work done on master bathroom by someone hired by owner less than two years ago was faulty. A leak in bath room in apartment above had been discovered and fixed, but who ever owner hired to do repair on water damage to this bathroom apparently never replaced wet wall board, just painted and tiled over!
Also about time I was getting quotes for repairing this bathroom, I replaced the old drop-in stove top in the apartment with a new one. However the old unit had knobs in front, while new one had controls on top. This left a open cutout in front of cabinet.
Tom had been out of town when I first started getting quotes, and I had almost decided on an other provider. However, he offered to meet me at the building at my convenience (I am only there once or twice a week) to see what was needed and give me a quote on the spot.
He showed up on time. When I showed him the main 'job' - the master bath- I gave him minimum information. His answers as to what probably happened and what would be needed, depending on extent of hidden damage was spot on. I also liked his suggestions as to how he would fix the problems.  As we went through the apartment I ask the tenant to show us anything else she felt needed to be 'fixed/adjusted'.  Tom gave good answers to the few items she pointed out., and, while honest, did not put me into any bind or make apartment owner seem bad.
After we left the tenant, Tom explained to me what he would do, and how long he expected to take. I also went into more detail about 'prior' fix with him at that time, though it appeared he easily was able to see what had happened. Tom gave me expected time to do all the fixes, and price. I was impressed that he just about promised all could be done in one day without disrupting tenant to any major degree.  Also, he would be able start within a reasonable time frame, which was important to me.
Tom came out and did the work with in  the next week. While I was not able to be there at the time, I reviewed the work he did several days later. He did a very good job. Also, important to me, the tenant was also pleased and complemented his professionalism. He did quality work, timely, and at a very reasonable price.
I am going to use Tom for future jobs as needed at the building. Not only I will recommend him to others, but here are some projects in the near future I am planning at my own home about which I will be contacting him.

"After a rather serious storm, I started receiving flyers in the mail from several home improvement companies stating that my house could qualify for hail damage repair. Storm and hail damage???: At first I thought it was a scam and decided to do some research. I found out that storm and hail damage was not a scam. I had a legitimate insurance claim on my home. I picked up the phone and called several of the phone numbers on those flyers. I had a few companies come in and give me estimates. During the contractor selection process, I started researching some of the companies on these flyers. To my surprise, several of the contractors ended up being, as I call them, ?Out-of-town storm chasers?. As I dug deeper, I read where people attempted to call the ?storm chasing? companies for repairs and such, only to realize that the company was no longer in the area. I decided to stay local. A friend of mine referred me to ?Chicagoland Builders?. He and his wife used them for a small addition on their home and had nothing but good things to say about them. I called and scheduled an appointment. They arrived on-time and where very professional about their business. They where friendly, answered all of my questions and guided me through the insurance claim process. They have a huge selection of products to choose from and they listened to what expectations I had on this project. My home looks and feels almost brand-new because of all the work Chicagoland Builders performed. Outside, I had the roof replaced and new siding and windows installed. The exterior of my home was completely transformed. Inside, they came in and repaired the kitchen and bedroom ceilings that had water damage. They made every attempt to be sure we were inconvenienced as little as possible and thoroughly cleaned up each day. I am so glad that I was able to find one company that I could count on."

"We had JEMI PAINTING remodel my house first floor level. The process was simple right from the start. We sat down to design an interior space that worked before anything happened. I then was shocked to see that once approved & ready there was a detailed production schedule that was meticulously detailed down to the week, day & hour. This schedule allowed me to see who and when certain tasks would be finished, truly awesome. They were beyond professional and respectful to my home. From laying down flooring covering current, vacuuming after every day & so much more. While things were rolling the project flew, working together discussing everything from choosing the right tile, flooring & materials. The build was planned & finished with a master craftsman touch. I never worried about the final product because the ease they set up ahead of time was text book. I am beyond thankful that I called JEMI PAINTING to master this monster project.I honestly just saw their work that they had previously worked on my friends house and hoped that he would be able to do mine. Well, they really out did themselves,I am thankful for their hard work, I am truly a happy client. I will definitely call them again to remodel my second floor!"

FAQs for water dock building service projects in Chicago, IL

With the right design and maintenance, a vinyl sea wall capped with concrete can serve you for 50 to 70 years, while poured-concrete walls last 50 to 60 years. Steel or aluminum options last 30 to 40 years, and treated wood holds up for 10 to 25 years. Plan on regular inspections and prompt repairs to keep any sea wall performing at its best for decades.

A bulkhead holds back soil in calm, inland waters, while a sea wall is built for pounding coastal waves. The sea wall’s job is to absorb and deflect wave energy, offering stronger erosion control. A bulkhead mainly keeps soil in place but isn’t designed to stand up to heavy surf.

A sea wall needs a deep footing—four to 10 feet or more—so it can resist shifting soils and constant wave pressure. The exact depth depends on your soil conditions, water depth, chosen material, and local building codes. Your marine contractor may dig even deeper to secure the wall in place and meet the structural specifications.

Plan on a quick visual check every season. Look for cracks, loose panels, or washed-out soil, clear weep holes so water can drain, and trim plants that push against the wall. Catching small issues early helps maintain the structure's soundness and prevents major repair bills later. Your sea wall builder can make recommendations for an ongoing maintenance plan that will help keep your sea wall in optimal condition.

Most residential sea walls are completed in an average of one to three weeks, covering preparation work, sheet piling, and cleanup. Larger commercial walls require additional engineering and can extend well beyond that window. Your crew drives steel or vinyl sheets into the soil, then finishes caps, tie-backs, and grading before final inspection.

The “best” wall is the one engineered for your site, but concrete often tops the list for pure strength and longevity. It anchors soil, blocks water, and handles repeated wave hits better than wood or light-gauge steel. Collaborate with a marine contractor to determine the ideal material for your shoreline and budget.
