"JES left my home in worse shape and will not return my calls to come repair the damage left. I reached out to them to install a joist support system under my kitchen so that I can renovate this year. There were floor joists under the back door that had been cut during a renovation about 30 years ago. JES installed a jack system but then left my foundation under the door where you can literally see daylight from the basement. I brought this up to the crew before they left late Friday night (they worked long hours just to ?finish? without even asking me if it was okay to trap me at home that late), and the lead just shrugged at me. Shortly after they left, it rained, and sure enough, water poured into my electrical room and all over the freshly poured concrete. I called Friday night, sent an email and text with videos, and called today 3 times. Each time the ?production manager? is ?busy.? Before this, they were perfectly capable of blowing up my phone to see if I could schedule sooner."

"Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, “Your system is clogged.” He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would."

It's hard to find in this 'space'--there are a lot of shady people in basement water damage/repair, and this place exceeded expectations. We've had our repair in place for 4+ years, with only 1 small issue on a wall seam crack, and that was fixed within 24 hours of reporting the issue. Stand up place! "I hired JES to install a trench and sump system into the basement of a new house I purchased. After the job was completed, I noticed the cellar stairwell was pooling water. They returned and said that they didn't think that the drain was run direct to the sump as it should have been but they needed to open the concrete to verify. I also asked why there was no water in the sumps. They ran tests with water for 2 hours and didn't see water and tried to explain to me that it was expected since the water was running out around the drainage under the foundation. They even had a supervisor try to explain to me over the phone when I questioned it. It took them several weeks to return to fix the cellar drain and sure enough, the pipe was just run to under the foundation and not directed into the trench/sump. A repair team came out and busted up the concrete to correct it. In doing so, they saw that their trench was also not connected to the sumps at all, which is why I never saw water in the sumps and not the mysterious theory they tried to convince me of weeks prior. This is terrible that there is no inspection of work prior to covering it totally with concrete. Or further, there was no physical test of running water in the system to verify the sump works. The repair team that came out were wonderful and did everything correct. After this, I called 3 times and asked for a manager to call me to discuss this and never received a response. The salesman stopped answering my calls. As a note, after spending $30K on this upgrade to my house, it was in worse risk than prior to JES so if you choose them, be careful."
