"I thought he did a good job explaining what he did do but very disappointed they didn't explain that you had to pay a lot extra money to actually find out what kind of mold if any you had. The $199.00 fee they only looked for mold & tested the air quality. If they found any mold it cost a lot more to find out what type. He did say we had mold in our crawl space but not what kind, that cost more money. Overall good for what he did do."

"The vendor was punctual and very efficient.  He checked all possibilities of mold caused by the leak behind the washer.  Removed the mold and founded another problem caused by a leak in the master shower.  He also abated that problem a well.  I would not hesitate to use him again. <br />"

"From the first call it was a pleasure dealing with this company. Everything was up front and explained. Installation was done in one visit and post testing showed a reduction to safe levels."

"The inspector Eric Riehl was very detailed, responsive, friendly, gave full explanations and helped me with the decision. The report was excellent, supplied many photos. The only problem I had was with an overly cautious statement for a crack on the base of the house. It didn't seem like a big concern during the inspection but the report was written as it was a major problem. I understand that the Company has to protect itself from liability but also people rely on the inspection to make decision and often there isn't much more time for further investigation."

"John is clearly experienced and by the end of the 3.5 hr inspection he was sweating bullets! I come to appreciate the job of a home inspector because it's so physically demanding! <br /> John produced a report that shows all the big (roof leak!) and small issues (carpet too high, prevents door from closing correctly), but what really shocked us and I will be eternally grateful for, is he got our attention on the EIFS exterior right off the beginning! We had no clue this synthetic stucco existed and that it could cause serious moisture issue for the home. He scared us and it's a very good thing. We walked away from a rather pricy home knowing that the $577.00 I spent saved me from potential serious financial mistake! <br /> In the end we ordered what John recommended, a moisture inspection, but the sellers were very uncomfortable with the invasive test and we walked away from the deal. I am heartbroken, but I am grateful and so glad I found a good inspector because h*** I would be p***** 4 months after moving in that my home had moisture problem! <br /> John we are still looking for homes, and potentially looking for a brand new construction but everything I read online said a good home inspection is still just as important on a new home as it is for a old home. So I will be calling =) <br />"

"My experience with Basement Pros was great.  I had numerous questions before the work began, and was quite concerned about the massive amount of demolition and work that would be involved, but Mike superbly answered all my concerns.  Basement Pros showed up as scheduled, and completed the work in 4 days.  It was a big job.  They put in a new drainage system and took care of the mold problem.  To do this, they worked in my basement and dug up the concrete all the way 360 degrees around the basement, along the interior wall.  They planned to dig up the concrete out from the wall into the basement about two feet or less (to the edge of the footers) in order to remove the builder's poor drainage system and put in their own system.  Some spots became a surprise because they had a very wide footer, nearly 3 feet or more from the wall, yet Basement Pros dug that far out at those points, but didn't increase the cost of the job over their estimate of having to dig out 2 feet.  Their team of 4 guys jackhammered all that concrete, removed it by hand in buckets from the basement up the stairs and out the front door.  Then they put in a new pipe and drainage system, and a new sump pump hole and pump, then poured concrete over the that (which they carried in buckets by hand through the front door and down into the basement.  They protected all our floors and stairs with tarps and more.)  They also sprayed the mold with their special mold-killing material, and covered the entire wall from floor level to about 20 inches up the wall with their special mold-blocking wall covering.  They also covered the cinderblock walls with two coats of white waterblock paint.  Mike Ward and the foreman on the job were very cordial and educational to me during the entire job.  After they were finished my wife and I painted the floor ourselves, and Mike Ward gave us plenty of guidance on what to buy and how to do it ourselves.  We also bought from Lowe's and installed a dehumidifier unit in the basement to keep the humidity below 50%.  So, it's about 15 months later now, and after all the "monsoon rains" we've had over the last two months in Delaware, there's not a speck of water or moisture to see or smell in the basement.  We're satisfied indeed.  Thanks Basement Pros!"

FAQs for mold & toxic material test projects in Dover, DE

Some companies offer a no‑cost phone or video consultation that screens for red flags. If the discussion points to a real issue, the pro will recommend a paid on‑site inspection. The complimentary call clarifies whether you need full testing, but it isn’t a substitute for samples, lab work, or a written report. Always confirm what the free service covers before you schedule.

A standard inspection, which includes basic air and surface samples, takes an average of two hours. If the pro needs to probe hidden spaces, such as wall cavities or ductwork, plan on up to six hours. Extra time allows the inspector to reach tight areas, collect additional samples, and document findings. Lab analysis is a separate process and often adds several business days to the overall timeframe before you receive the full report.

Mold thrives where moisture lingers and air flow is poor. Common hotspots include bathroom walls, kitchen backsplashes, window sills, HVAC vents, fireplaces, crawl spaces, and enclosed attics. Check these areas regularly—especially after leaks or high‑humidity weather—to catch growth early and avoid costly repairs.

Unchecked mold can knock 20% to 37% off a home’s market value because buyers worry about hidden damage and health risks. Even after remediation, visible staining or a history of major moisture issues can still lower offers and prolong the time on the market. Addressing mold quickly protects both your property’s structural integrity and its resale appeal.
