"We are a family of four and we had just purchased a 4500 square foot home in San Diego’s North County that required some significant remodeling and updates. However, we were still living in Boston, MA and were hoping to have the home remodeling done before our West Coast move in about a month. This was a daunting undertaking, given our being across the country, not knowing North County contractors, and our tight timeframe to complete the work. Then we met Eric, who was referred to us by our trusted realtor. Not only was Eric a terrific cross-country communicator (text, email, phone), but he brought an exceptional level of detail-orientation and workmanship to the project. Bottom line, we absolutely LOVE the work that he and his team completed, and we are now living in what we consider our dream home. To provide more detail about the remodeling, we had Eric and his team help us with the following numerous projects: painting all interior walls; installing engineered wood flooring throughout the majority of the house; a complete master bathroom remodel down to the studs, including new tile flooring, new soaking tub, and new shower; new sections of exterior fencing, new garden gates, and a new balcony railing; repainting all kitchen cabinets, media cabinet, and upstairs bathroom vanities, including new cabinet hardware; installation of a new furnace and Nest thermostats; interior and exterior electrical updates, plus the installation of numerous lighting fixtures and ceiling fans; and assembly and installation of wall-to-wall bookcases. In sum, we can’t fully express our gratitude for Eric. He is exceptional at what he does. He clearly loves what he does, and he does it so well. We recommend him without reservation. You will not be disappointed; on the contrary, you’ll end up living in your forever home."

"<p>The Sure Safe engineer and staff were very professional and responsive. The timeline was spot on and punctual. They explained everything they were going to do and did it that way. There were no surprises!</p> <p>I have 7-15 inches of crawl space under my house and Joe and his partners crawled, belly crawled and burrowed their way though all areas of my home to ensure the supports were placed and mounted properly. At first I thought they couldn't do it, but they did!! The came out of the crawl space with a bit of dirt on their face and in their mouth, but the work was done properly as described to me. </p> <p>I highly recommend Sure Safe for foundation supports!!</p>"

"My letter of thanks says it all -- 1 Sept 2016 Beach City Builders Attn: Jay and Chris CC: To Whom it May Concern Dear Jay and Chris, Yesterday we received the final inspection and approval for our room addition. Thank You so very much for the good work and most importantly your professionalism. It seems hard to believe that it was just 3.5 months ago that we began construction. The addition of a downstairs bedroom and fully ada compliant bathroom will make our home much more livable. While adding 237 square feet to our house might have been a small project to you, it will make a big impact upon our lives. Given that it was a small project, I was overwhelmed by your attention to detail and steady progress on the project. Never once did I feel like this was an afterthought or fill-in job for you or your workers. In fact, I was speaking to Mike one day and mentioned that this must be a small job but that I was appreciative of the high quality work on such a small addition. His reply was both personal and professional, “We do lots of job -- some smaller and some bigger than this -- but every job deserves my full attention. This is your home. And who knows, often someone satisfied with a a small job will refer a huge job to us later.” That attitude that the workers were at or inside our home was the prevailing demeanor of everyone we met from Beach City Builders. Given the fact that the same workers showed up day after day was a huge asset. Both my wife and I work so we would leave the house full of your workers and our kids. I felt safe doing so every morning as I headed to work. In fact, your workers were very helpful when we had a dryer fire in the garage. They helped my son Kristopher clean up the mess from the fire department and get our home back in order before returning to their work. That human touch and sense that your workers are trustworthy is the greatest asset of your company. I was also impressed with the honesty and straightforward nature of Beach City Builders when we ran into something unexpected tying the addition into the house.. Rather than try to work around the problem and give us a cheap workaround, Jay and I discussed the right way to solve the water routing problem, its approximate cost and how much of it I would pay for and how much Beach City Builders would pay for. In that whole process, I never felt talked down to or demeaned. Rather Jay took time to explain the building code, the problem and the suggested solution. Afterwards both Jay and I agreed that this common courtesy and respect were once a natural part of business but has not been lost. Beach City Builders is an honest and professional company in an industry marred by charlatans and fly by night con artists. When we originally began looking for contractors to build this addition, I interviewed seven companies before I could narrow it down to three from which to elicit proposals. Two were not qualified and two were complete scam artists who gave me a creepy feeling in my stomach. Of the three bids from reputable companies, we received one bid that was almost 40% higher than the other two with the explanation that he need to make extra profit on small jobs because they always went badly. (He was out.) Of the two remaining companies, Beach City Builders price was slightly more, about 5% higher, than the other company but my wife and I both felt the proposal from Chris was the best one for us. The deciding factor was Chris’ decision to bring Jay over to confirm a couple of items, drainage, sewer line and power requirements that we still under question. A true professional knows when to call in someone else to confirm and consult on their ideas. This attitude of “let’s do it right instead of cheap & fast” continued throughout the building process. Jay’s continual watching of the project kept things moving smoothly and consistently throughout the entire three months. Our morning updates were usually followed by questions or confirmations via text message. He spent lots of time making certain the details were right and talking out those details with my wife in a professional manner. Jay’s many years of experience in the building field give him an insight into how both the big picture and the details should come together to being the homeowner’s dream into reality. What started as business only has become a friendship. Our property was kept clean and free of debris throughout the entire build. Knowing that we had three kids and 2 cats in the backyard at night and over the weekends, the workers were careful about picking up tools, scraps and anything hazardous before leaving. Our experience with Beach City Builders was a positive one. At the end of the project, I felt like I received good quality workmanship, an honest price and professional respect. If anyone I know needs remodeling, an addition or new construction, I would feel 100% confident in recommending Beach City Builders as their number one and only choice. Please feel free to have potential clients contact me for more information or a personal recommendation."

"Russ was kind enough to take a look at our inspection report and give us his opinion on the severity. Russ got back to me in a couple of days and spent some time going over the report. He was a great help, he sounds extremely knowledgeable and was very professional. He took his time to discuss the matter with me before I spent extra money ordering further inspections. All of this great service at no charge. I called Russ after trying to make appointments with other structural repair companies with no luck. Russ answered his phone and was great to work with. I would definitely use Acuterra in the future."

"I'm in the process of remodeling my kitchen and as first steps in that process, I scheduled appointments with several contractors just to get an guessestimate of the overall costs and as an introduction to the contractors I had been researching, only those with good references. <br /> The representative from Crest was very professional, helpful, knowledgeable and entertaining.  However, when I asked him to provide an overall estimate for a kitchen remodel given the dimensions of my kitchen and the work I wanted done, he said he could not.  He said that the best bet would be to pay for a kitchen designer, an architect if you will, so that a design could be developed and that based on that design a more accurate estimate could be provided.  He said his company could provide the designer and if I selected them for the work there would be no cost for the design, otherwise, I would pay them $750.00 for the design and take the design specifications to the contractor of my choice. <br /> While I certainly would agreed with his recommendation, I felt that I already had a pretty good idea of what I wanted, kitchen layout, cabinets, etc. enough to get the process going.  I just needed the estimate to get the funding and establish a budget, which is the one thing Crest did not provide.  I have nothing negative to say about Crest and perhaps if I had been a customer who was totally clueless as to what I wanted his recommendation would have been right on cue.  <br /> <br />"

"My Project was an insurance claim for water damage in my kitchen and adjacent spare bedroom. The refrigerator water supply line was leaking and destroyed my lower cabinets, dry wall and I also had water damaged in the spare room since they shared the same wall. The damage in the spare room was minimal, carpet, dry wall and Wayne’s coating on one wall and of course paints. I was told it would take two and half weeks maybe a little longer due to all the rain damage claims that the company was handling and the availability of their dry wall personnel. I was also told that on daily basis I would have workers at my home from 0800-1600 Monday thru Friday. So my project started off well, my dry wall was done quicker than I expected (first thing done), which made me think that the project was going to move and be done in a timely manner. To my surprise that did not happen, there were days no one would show up to my house, and all I had done was dry wall and a temporary laundry sink installed in my home. Dry wall dust throughout my home, furniture and items that were supposed to be moved into my garage still located in my spare room covered in dust. They even painted the room with the contents in the room. So after I complained and told my project manager that I had enough and I was going to lay the laminate floor my self during the weekend (this due to the change order not being completed yet even though I told him on our initial meeting that I would rather have laminate flooring then carpet installed) he was able to have somebody come out and lay the floor. The floor came out nicely; I ended up moving all of the contents back in the room that I removed earlier. There were many small paint issues that needed to be corrected, not a big deal, but again this is a professional service and it should have been done professionally to begin with. So jumping a head about a week after my spare room was completed and my intial complaint to the project manager I came home to cabinets being installed into my kitchen. I was excited, for the first few minutes. See my estimate and what my insurance was paying for was for all of the lower cabinets (damaged from the water) and the upper cabinets (these were damaged during the removal by the mitigation team) on the one wall of my kitchen that was effected. After talking to the cabinet installer, he was told to repair them and reinstall them into the kitchen. I said this is a mistake and showed him the estimate; he said yea they are supposed to be replaced. He called the project manager and he basically told him to just repair and install the original cabinets and he also told him to tell me that. I was floored and angry, this was insurance fraud to me, and thankfully the cabinet installer said he did not feel comfortable with doing this. Needless to say I was done; I called Integrity Restoration and told the management what was going on. I told them what was going on and they said it was late on Friday and that they would be out on Monday to investigate what was going on. So that following Monday I meet with Jim, we was very concerned on how my project was being handled and pointed out that not only was I right about the upper cabinets needing to be replaced but all of my cabinets would need to be replaced because they could not match them. He apologized and said they would make it right even if they ended up taking a loss on the project. I told him ok fine, I need a new project manager, because I did not want my original one in my home again. He said he would be taking the project over and completing it for me. So after all of the resubmittals to the insurance company and finding cabinets that would work for my family Jim told me that Micah would be the main guy performing the install of the cabinets and also the remaining item lines. I was extremely happy with both Jim and especially Micah. Micah was on time every day, completely polite, friendly and his workmanship was outstanding. I truly hope that Integrity Restoration knows what type of employee Micah is and they strive to keep this young man around. He is the type of employee that has given this company such high grades. So needless to say the final product of my home is outstanding, we have a complete new Kitchen that me and my wife are extremely happy with. I know that a majority of my review is not a flattering review for this company, and that is due to the having the wrong person running my project. If I had Jim and Micah from the beginning, I would be able to rate this company as a five star company, but since I didn’t and I had so many issues I have to rate them lower then they probably deserve because of the lack of managing my project and knowingly try to put up the wrong cabinets, which in my opinion would have been fraud. If you choose to go with this company I urge you to ask for Jim and Micah to be the ones that you trust into your home to complete your restoration."

FAQs for engineer structural projects in Fallbrook, CA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
