"Project manager was thorough, informative, and on-top of all subcontractors used. All change orders were fairly and economically negotiated. PM carefully listened to my wife's comments and followed through accordingly. He worked very well with the electrical and drywall contractors I contracted with separately. (I used these excellent subs previously on other projects at our Landsdowne property.)
A/R was recommended by our architect and met all of the architect's specifications providing a results that exceeded expectations. All work was "on time" and to original quote plus fairly negotiated and economical minor change orders.
Contract was simple and included all specifications understood at the time of signing. There were NO SURPRISES.
Three contractors bid the project. A/R bid was in between high and low bids. Chose A/R based upon architect's recommendations, private recommendations, and rating on Angie's List.
ALL A/R folks are VERY professional, straight talking, quality focused, and customer friendly.
Donald Mills
2243 Bahama Road, Lexington, KY 40509
678-464-6676
PS: You are welcomed to have A/R walk you through the garage and attendant work. This is part of a major renovation of our new property.
"

"It was a wet summer and when it finally dried up they were there everyday laying the block and working. The garage building was built very well and I have no complaints about that.
The problem I do have is I asked that the garage not be lower than the road so that when I did replaced the driveway the water would not roll down the driveway to the garage which means there should have been more grading to achieve that. I did not have them do the driveway at the time because I did not have the money but since then I had a concrete two lane drive put in and because the garage sits lower than the road the driveway runs down hill to the garage from the road. In some of the heavy rains we have had there has been water up to the garage door but luckily my yard drains quickly.
Also the patio that was poured slopes to the garage and not away from it so during rain when i exit the garage from the car i have to jump over the water lying up against the garage. I mentioned this at the time and the solution suggested was to cut a line in the cement from the exit door then away to the edge of the cement. This was not a good solution as it plugs up every other day and the water sits up against the garage until it slowly drains off. I should have insisted it be re-done and they did not offer to fix it the way it should have been. The person doing the cement (which they contracted out) finished it off slanting towards the garage instead of away.
I would use them again but I would insist if something is done wrong that it be fixed permanently and not just a temporary fix.

"

"Overall we are very pleased with the project and with the follow through. Although we had a few problems with the project (which explains the one "B" in the rating, Andy came back or sent his crew back until it was done correctly.
He was flexible and very reasonable to work with.
He is also flexible in working with other contractors.
Cost was average (we had 4 estimates).
We plan to use Cutting Edge for our next project, a hardscape."

FAQs for garage building service projects in Frankfort, KY

A well‑constructed, properly permitted detached garage adds between $12,000 and $36,000 to a home’s resale value. Buyers appreciate the secure parking, extra storage, and flexible workspace, so appraisers often bump the property’s value accordingly. The exact return depends on the garage’s size, finishes, and how well it matches the main house, but most homeowners see a strong ROI when the build meets local codes and passes inspection.

Yes—once it meets local building codes and you secure the proper permits, a detached garage can be converted into living space. Finishing the interior, adding climate control, and ensuring safe egress effectively increase your usable square footage, though it may not always count toward the official listing. Skipping permits can trigger fines and even force you to undo the work, so always clear plans with your city first.

Most homeowners policies cover a detached garage under the “other structures” provision, but coverage limits vary. Review your declarations page and ask your agent how much protection you have for separate structures. If the limit is lower than the garage’s replacement cost, you can raise it for a modest premium. Confirming the details now prevents headaches if you ever need to file a claim.
