"In January of this year, my wife and I decided we needed to transform our finished basement to an inhabitable living area. That would require adding a bathroom and an egress window for â emergency escapeâ . We hired a contractor for the bathroom and began the research on egress windows. As we were anxious to move ahead ASAP, I began contacting companies that installed egress windows. We had a couple of reps come out, look at our basement, discuss the process and quote prices. Estimates ranged from $8000 to $12000. Most had 2 things in common. 1} They could not schedule the job until somewhere in May or June as â windowsâ wouldnâ t be available until then. 2) Any â finishingâ work (necessary sheet rock and trim) would be extra as they did not do that. In March, I happened upon a copy of a regional advertising magazine (Clipper) which came in our mail. In it was an advertisement for â Basement Gurusâ . Since we still hadnâ t made a commitment for the work, I gave them a call. After discussing the job with them, I came to conclusion to go with â Basement Gurusâ . There were five reasons why I made this decision. 1) It appeared to me, based on reviews, the company had a good reputation. 2) The fact that they had windows in stock. This would move job completion date up significantly over what I had been told by at least three other companies. 3) The price. 4) Excavation would be done manually eliminating the possibility of damage to my neighborâ s lawn. 5) Sheetrock and finishing included. Our egress window project (install/follow up sheetrock/trim) was completed on time. Three workers came to our home for the install. They completed the window in three days. Very efficient, professional. Our township inspector came out a few days later and said â all looked goodâ . Also, John the sheetrock/trim person told me he had done a number of egress finishes. He said this one, as opposed to some heâ d seen, looked really good. The sheetrock and trim was completed in one day. An egress window is a big job. They make alterations to your homeâ s foundation! All in all, Basement Gurus did an awesome job! We now have a really nice â livableâ basement adding significant value to our home. Basement Gurus gets my full recommendation! "Day one went fantastic. Butch and Brad arrived on time and went straight to work doing all of the jack hammering and other prep work for the installers. They were both very proactive in identifying potential issues with things they weren't even working on as well as keeping us posted throughout the day with what they were doing and what we should expect. They were great.
Day two was ok. Had a new Crew with Corey as the lead and he did a decent job of answering my questions. The crew was removing all of the concrete and installing the drains and sump pump, so it was a fairly labor filled day.
Day three was the exact opposite of what we experienced on day one. Corey was the lead again and it was clear that the new crew that day wanted to go home. They were very rushed and a lot of sloppy work was done. There was no walk through of what we should do now, how to operate the sump pump/Blue Canyon....just packed up and left. When the Blue Canyon was installed, we were never informed that a large pipe would be sticking out of our floor, nor that it would be as loud as it is. The attitude of the gentlemen installing it was like "oh well." They eventually moved the pipe away from the wall, but they weren't happy about it. Upon further inspection, there was a lot of sloppy work. All of the finishing work was very poorly done. ie: concrete work had divots in the floor, could see daylight around the pipes going out of the house, concrete was rough and not smooth, Blue Canyon pipe outside wasn't fastened to the house properly. It just looked bad! After three weeks, everything was addressed and fixed. It was just unfortunate that it was required.
Overall, I think the sump pump is fine. It's only been a few weeks since its been installed. We are, however, very disappointed with the Blue Canyon system. It is fairly loud and you really can't turn it off. Plus, there is a pipe sticking out of my floor that is pretty ugly. Had I known that was necessary, we would not have gotten it. If their entire team could be made up of Butch, Brad, and Mike (one of the guys who came out to fix the sloppy work) this would have been a completely different experience.
"

"Before hiring LevelLift, I contacted a friend of mine who owns a Structural Engineering firm, but only work commercial not residential. So after receiving at least (5) estimates, we agreed that LevelLift was the company to hire.
Met with Paul Mauer of Levelift Systems, he was very nice, patient and professional along with his team. Received a proposal for the work noted below:
The work in the basement included but not limited too grout beneath concrete, excavate & installed timber walls,
raise window well & installed standard home-improvement store grade cover, raise grade, furnished & installed discharge pipes for down spouts, installed seven steel beams, new interior drainage, repaired damaged mortar joints, installed 12" high cast-in-place concrete curb between steel beams and they took care of all the Montgomery County permits and inspections. In addition, mobilization, site preparation and furnished & installed discharge pipe for sump pump.
In addition, Paul recommended a very good Structural Engineer to take care of the structural drawings.
The contract payment terms were broken down into four payments with the option of using major credit cards and we have a ten (10) year warranty.
Paul and his team were very responsive, punctual, and professional and the quality of the work was excellent. We have not had any problems in the basement since 2013. They are highly recommended. He got right back to me with an estimate within a day and was able to schedule work withing a few days. Old drywall was demoed and he verified there was not any mold or damage that need to be addressed once ceiling was down. New drywall was installed and painted and it looks like it was never cut out. "We've been working with Affordable for a couple of years now. To put it lightly, we have the basement from ****. When they arrived, we had some water in the basement and they quoted us based on their normal pricing. Once the concrete came up, we couldn't believe what we were dealing with. It's a constant flow of water that required two sump pits and an insane amount of work to install our drainage system. Every time they tried to dig a pit it would backfill with sand and water- they had to dig this up painstakingly- foot by foot. We thought for sure we were in for additional costs, but they stuck by the original estimate. Since then, any time we've had an issue or a question, they are quick to answer. Poor Kelly and Bobby probably recognize our number on the caller ID but whenever we make a call or send an email, we always get a response- usually with a visit on the same day. We highly recommend this company for their honesty, customer service, and quality work."

"
Week of 4/13/2015

Last winter was exceptionally harsh for our area. We had a concrete block basement wall start to bow inward due to water freezing under a large patio. John & his Allmaster team worked in concert with a licensed structural engineer to place a set of steel I beams against the wall to stabilize and ultimately completely straighten the wall.

The engineering design required the I beams to be on footers under our basement slab.

While the basement slab was excavated we also had a drainage system installed. The job went very well & smoothly. John's team took care to erect plastic dust barriers so the basement did not get dirty from the concrete work.

The wall stabilizers used by John were of superior quality compared to those used other contractors. See Richtech Industries (http://www.richtechindustries.com).

This was a very involved job that went very well.

We should note that Allmaster offers a lifetime guarantee on the waterproofing drainage system and a 25 year guarantee on foundation work both transferrable to the next owners.

Update:

John stopped by 9/2/2015 to tighten the I beams and all appear completely straight.

"

"Installation was very clean considering all the dust they generated breaking up the concrete floor. The crew was professional and answered all my questions. They ran the drainage line off the side of my house and we tested the operation. No issues, well done, clean work area."

"We bought a building that was going to be demolished in the Page extension/ Hwy 364 route. We owned property adjacent to the building and had Expert House Movers move the structure approximately 1000 foot across a roadway and onto a new foundation. I was amazed that they were able to do it without any of the brick fascade cracking/crumbling. Before the building was lifted and moved, we inspected the interior of the building and took a black marker to areas of interior drywall cracking. After having them lift and move the building, there were no new cracks and the existing cracks were unchanged. I couldn't believe it. I would highly recommend them. It's unbelievable to see the buildings and structures they have moved.
"

FAQs for concrete foundation repair projects in Grasonville, MD

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
