Unfortunately, I have to update my original review due to some issues with the product after the first large rainstorm.  I contacted D and D immediately after the first rain to advise them the patio was leaking where the aluminum roof connected to the house. They did send someone out quickly, and they sealed the connection.  After the next rain the problem still existed.  Again, I contacted them immediately.  They sent another guy out during a rainstorm and he witnessed first hand the leaking patio.  They could not make a repair that day due to the weather, so they came back another day and again tried to fix the problem.  No such luck.  I continued to call them after each rainstorm because the patio continued to leak. I was told they were tired of sending men out.   After about 6 months of no results and my frustration, I asked for my money back and for D and D to remove the structure since they could not seem to fix the problem.  Cary, the owner, told me it was my roof leaking and not his screen patio installation.  He said he was sure it was my roof so if I could prove it wasn't my roof then he would address returning my money and removing the structure.  I called my roofer for an inspection,  since my roof is fairly new and still under warranty.   My roofer said it was their installation causing the issues.  My shingles were air tight and secure.  I sent Cary pictures my roofer took and the invoice.  He did pay my roofer for the inspection but still did not think it was D and D's problem.  He insisted that he needed to send his own roofer.  I again took additional time off to accommodate this appointment.  The roofer he sent out also said the issue was caused by the way the work to re-install the enclosure panels was done. D&D's roofer (the one they had chosen to inspect their work) informed us D&D had broken the seal by prying out the metal strip when replacing the fascia and that was causing the leakage every time it rained.  In response to this, Cary said he would pay for the proper repairs to be done to eliminate the leak. On the day before all this was finally scheduled, Cary told us he would not authorize payment for the repairs without his foreman being there witnessing what work was required to stop the leaks. While I can understand why Cary would want his foreman to see first hand what work was going to be done, it was somewhat disconcerting to find this out late in the afternoon the day before my roofer was scheduled to show up and start the work.  With this new twist, I had to miss another two hours of work as I needed to be at the house when the two contractors showed up to determine if Cary was going to be liable for the repairs.  Understand, these repairs required by the roofer were estimated to cost $1800 and I did not want any more issues with who was going to pay for the botched installation. On a positive note for D&D, the foreman had pointed out three or four areas wherein the install was done improperly and going forward, they received some very good advice .Cary did finally agree to pay my roofer to do the repairs that were needed after his (Cary's) foreman called Cary from my house (the job site) after meeting with my roofer and being shown exactly what D&D had done incorrectly on their install that was the root of the problem.

Thru all this, it was very disappointing to me that Cary never stepped foot on my property to check the quality of his crew but instead continued to say the leaks were due to my roof being faulty.  When I suggested Cary come by and meet with us, the idea was rejected. He was not very nice and he was accusatory.  There was constant communication with Monica at D and D and she relayed all my messages and emails to Cary.  I was very patient, it took over 6 months and numerous repair efforts along with being told it was my roof and I needed to prove it wasn't.  Please note that from day 1 the patio/screen enclosure looked great!  The issue only was noticed after the first rainstorm and continued each and every time it rained.  It took 6 months to get this issue resolved.

The initial install was "finished" the day before Easter, but it took until the first week in December, countless phone calls, many, many hours of missed work and an enormous amount of stress and frustration, but it is finally done,

"Dan and partner Steve were very friendly, professional and responsive. Clean and neat, perfectionists, and honest.  If they couldn't work due to rain or weather, I wasn't charged for the time.  All of their work was as good as it could be, and if it didn't look right, they re-did it.  I would hire them again in a heartbeat for any work around the house.

"I opened the door to the garage one day and there was light coming in the original 1959 wooden garage door and i realized it was bowing out and the header was slipping down. I talked to garage door companies and they were unwilling to touch it because it would require structural engineering to bring up to hurricane code. No handyman would touch it because it was too big of a job for them, and I talked to several general contractors who would either refer me to a structural engineer who couldn't seem to coordinate with anyone, or they weren't interested because it wasn't a big job. One contractor said he only did highrises. And then I talked to Lenny, and he wound up coordinating everything and everyone. The county inspections, the extra electrical work, the engineering, the concrete work and the rebar work, custom sizes, everything. Very happy!
The crew came out, worked quickly & professionally, cleaned up after themselves. Lenny was very responsive and always returned phone calls in a timely fashion. The price was more than reasonable.
I am working on my house piecemeal, and I would not hesitate to use him again.I just wish I had found him for the last big job!

"Anyway, our home had those horrible popcorn ceilings in the living room, dinning room and hallway. We figured we would do away with that and get some recessed lighting installed as well, four lights in the living room and one in the main bathroom shower. We contacted several companies to come and give us a bid. TerraVenti has good reviews and gave us a great price. It wasn't the lowest price but they just seemed the best. we had to put a deposit down which is fine. The people I dealt with in the office we great. We schedule a date and time for the work to start and they came as scheduled. The crew was amazing, they did a great job and worked hard all day. They had to move all our furniture out and things off the walls. The electrician came and and stalled the 5 lights but one of them didn't work. (Not their fault, light was defective). He said he would be back the next day to finish and he did. Great job we love the lighting. The drywall/ceiling guys came back the next day but the mud they had applied had not dried enough to sand so we rescheduled. Again they showed up and completed the job. They had to make a mess with all the sanding and stuff but, when they left you would never have known they were they. Great job cleaning up. Most important the ceiling looked fantastic. I highly recommend TerraVenti . They do a great job and do all as promised. We will be using them again."

"Very well
I had engaged Faith Construction to build my patio in January 2014. This was a very complex and involved project as the patio extension was over 40 feet x 35 feet in size and so very heavy. The architecture and engineering drawings were finalized after much discussion between the City, my Architect and the Trusse Engineering firm. Faith Construction was engaged after the plan was approved by the City. Their scope of work included obtaining permits, building out the patio, installing a new roof that tied in with the existing roofing system, Electrical, and building out a BBQ. At this point in my home remodel project, which was 12 months overdue, I had been through the ringer with several unethical contractors so my trust was quite low.
At the end of this experience I can truly write that there are ethical contractors in South Florida and Faith Construction is one of those few. I have highlighted before a few key ways in which the team at Faith Construction surprised me.
My first positive impression working with Arthur Forrest is that once he understood the plans and my vision, he quickly realized that the plan as-it was drawn and approved was not viable. He personally worked with my Architect, the Trusse firm and redid the drawings so that it was viable for the field condition at my home. This wasn’t really part of his scope of work but he did
drive this to closure for me.
The second difference I saw with Faith Construction is the quality of sub-contractors he engages. All of them have proved to be extremely knowledgeable, very focused on completing their work on a time table and also very focused on the quality
of work. My experience to date with sub-contractors had been very poor – a lot of talk and no delivery. I was very pleasantly surprised that his team was quite the opposite – limited talk and all delivery and at a very reasonable price. This was evident from demo team, stucco crew, concrete contractors, electrician, everyone. It is very evident that his firm goes to great lengths
to develop a network of very diligent sub-contractors
The third difference I would like to highlight, is that Faith Construction is very focused on completing the job with great quality. The City Inspector who had been inspecting my project over the last year and half, could not say enough positive words on the quality job that Faith was doing. This was very surprising because this same Inspector had been very stoic over the last
year and half of inspections of work undertaken by my original contractor!

FAQs for sunroom or patio enclosure building service projects in Hialeah, FL

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
