"Eric and his wonderful crew brought this bath back to life.  Water had damaged not only the bath walls, but also the supports in basement.  He took out and replaced studs, beams, backer board, and  floor boards.  Then installed tile floor and all new fixtures. I felt he treated my home as he would his own home, considering all work from the owner's viewpoint.  I plan to use his company again in the future.  Have recommended him to neighbors in historic district."

"We recently moved to a 95 yr old home. We were told we had a dry basement when in fact we did not. We looked in to basement waterproofing with a couple different companies but the scope of the work and the cost didn’t feel like the right solution. We had Don come out and he was very knowledgeable, professional and very courteous. He recommended some things that the other companies did not. He actually talked us out of mor expensive fixes. He said he believes in starting with the least intrusive, least expensive options first. His solutions worked for us. We would 10/10 recommend Don and his crew at Foundation Doctors LLC."

"We thought we needed foundation work. They not only told us that was incorrect. They directed us to a structural engineer who would be able to help us. No charge. Most appreciated."

"JD Holm is an absolutely amazing company. This is a family owned business. The work they performed was outstanding. They completely transformed my home by remodeling the first floor, finishing my basement, adding a multilevel deck, and doing substantial landscaping. The JD Holm team is a small group of true professionals. Their attention to detail is extraordinary. Their design plans, and all aspects of each component of their work, from rough-in to finish carpentry and painting was over the top excellent. They removed debris and cleaned up the work areas daily. Anyone looking for a wonderful remodeling experience would be well served by JD Holm."

"Because I knew the problem I had was due to eaves trough overflow and not a ground water problem, I selected Great Lakes exterior sealing process before contacting them for an estimate. The representative who gave the estimate was very professional and efficient and the proposed cost was much less than I expected. The day the technician came to do the waterproofing, was so cold the equipment was frozen and could not process the material. There was 2 feet of snow on the ground also but he was undeterred and tried to thaw his equipment anyway. He was unsuccessful and had to schedule to return in two weeks. Before he left that day, he patched the cracks and holes inside the basement to be ready for the material to be pressured into the ground. Upon the return there was more snow but the temperature was lower. The job was completed within a couple hours despite needing to shovel a path around the house through 2 - 3 feet of snow. The outcome is that the basement has not leaked at all even though we have had all that snow melting and a couple early spring heavy rains."

"Blair Donat came early evening to provide a free quote and returned a second time to get a better look in daylight if window metal frame was built into basement foundation or if the broken glass could be removed and replaced to save me money. Work was scheduled to accommodate my schedule - very much appreciated. Window frame and glass removed. They returned later the same and.replaced window and frame. Happy with workmanship. <br />"

FAQs for basement remodeling projects in Leesburg, IN

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
