"<strong>Subject: </strong>Angie's list <br /> <br /> Because we were concerned about the safety of our garage floor, we did some research and found out that the expert to call is an engineering consultant. I then went to Angie's List and read all the reviews. Seismic Technologies stood out with the most and the best reviews.  I called and   made an appointment in less than a week .  The engineer's name was Jay Kushner.  Jay  was wonderful!  He took his fancy tools and his many years of experience and did a thorough inspection.  He listened patiently about our concerns of possible compromise of our garage floor. He  examined a crack in the floor and  explained that it  was due to a tree outside. He used a laser and measured the floor and said it was rising rather than falling.  He checked the foundation surrounding the garage and found no structural damage to the foundation. He advised us to do nothing and assured us that the floor would continue to be structurally sound.  He even sat around the kitchen table after and once again answered all of our questions and concerns.  We found him to be a very pleasant,  honest and trustworthy person. <br /> <br />  <br /> <br />Obviously, Seismic Technologies was more focused on the scientific evaluation than on trying to drum up foundation work. Jays' experience and credentials were excellent as was the quality of his work. We recommend Seismic Technologies.   The money we paid was well worth it. I would advise anyone who is looking for peace of mind to contact him.  <br /> <br /> <br />"

"Ryan was referred from a contractor that we have a great relationship with. Unfortunately we found out after the fact that our contractor had never actually worked with him, just talked to him about working on projects in the future. <br /> The contract was to provide construction documents for a 640 sq ft addition to our house. I had a plan of what we were roughly looking for and sent it to Ryan after he came out and looked at the house, took measurements etc. His first draft was totally off from what we had sent him and it turns out that he forgot that we had sent it and just went off of memory. <br /> He sent us another draft that was based on our plans. After a number of back and forths, we got a final set delivered minus one piece that he said would be to us in a few days but actually took nearly a month to get to us. <br /> Overall, we have a set of plans that is functional for structural construction, but we were expecting a lot more. It doesn't include a lot of detail (which we expected it to have, as it was not specifically excluded in the contract and we were expecting documents that could actually be used for construction - by ALL trades), like even the most basic electrical, HVAC, plumbing etc. Our goal was to use the plans to get accurate quotes from contractors and to ultimately take them to the city for permits. Without the details the plans are just about useless in soliciting accurate quotes for construction. We are putting everything on hold to I can't speak to whether there's enough there to get permits. <br /> We were also hoping for more guidance, more actual *design* help instead of just charting out the structural details in Autocad. We had thoughts, suggestions, questions etc and when we brought them up, instead of going over how that might work, if it was even a good idea, if it made sense money- or design-wise, there was just a few days of radio silence then a new draft that included the changes. <br /> The final piece that we were waiting on was from another vendor. Ryan told us it would be to us in a few days after we paid for and picked up the rest of the plans. We called him repeatedly to get updates as we were only waiting on that piece to go to the city and get permits, and we needed that piece. He said he didn't know, he couldn't get in touch with them, etc etc. After three weeks, we finally asked who he was using, called them ourselves, and got what we'd been waiting on within 48 hours. <br /> The plans themselves, for what they are (basic structural plans), are serviceable, and I'm sure Ryan is knowledgeable in CAD and in that type of work. However, the final product that he gave us was not what we were expecting, and we are now delaying the project until next spring because we didn't get what we needed in time to get the permits on our timeline and the plans that we did get require a lot of detail work to be useful to us. We were also consistently frustrated with his communication. Even acknowledging that he got our email and he was working on making the changes would have been helpful (esp since half the time we weren't actually asking him to make the changes, but were only asking him about the impact of a choice). <br /> If you know exactly what you want and you only need structural plans to take to the city for permitting, Ryan may be a fine person to work with. If you actually want design support, or construction documents that you can use for getting quotes from a general or from sub-contractors, you won't get what you need. <br />"

"I cannot say enough about the integrity of EW. We just bought a house in Portland and when it was inspected, the sewer had a dip in it. They fixed it but, because of some rather confusing county records, missed a connection of one of the two sewer pipes, so the washer didn’t drain properly. We thought it was just a plugged line, but after snaking and then jetting the drain, it was clear that there was something much more serious. Environmental Works came back out, dug up the sewer, and discovered the problem. They not only owned up to their mistake and replaced a large section of the sewer line (they had to dig down about ten feet and made a trench about 30 feet long), but they also reimbursed me for all the diagnosis and drain cleaning attempts (over $800). Sure, they made a mistake, but the records with the county were difficult to figure out, and to me what really matters is that they took responsibility and fixed it. Everybody makes mistakes, but having the integrity and honesty to admit it and fix it, shows this company’s true character. If you have sewer problems, hire these folks! They are great."

"The most difficult part of the project was the logistics. We have 5' side yard setbacks so getting equipment down to the site was a challenge. We were able to work with our neighbors and use part of their yard but the contractors still had to show great skill in maneuvering the small track hoe down between two houses and to the site without damaging structures. That being accomplished they demo'd the existing concrete patio, stairs, boathouse exterior and large boulders with great care. It was definitely a difficult and slow process. And to add to the complexity, I wanted to maintain many of the large rocks so they had to work around them, which they did. The project is nearly complete and I can say it has turned out beautiful - far exceeds our expectations! Clancy, Jeff, Walter and Mario were absolute professionals - very courteous and responsive. The subs they recommended were amazing! The project was based on an estimate and they really stayed on target. Any changes we agreed to were done after a change order was emailed to me to approve - something I've found lacking in other remodeling projects. There were no hidden surprises and we are very pleased with the outcome! I would highly recommend them for any construction or remodeling project."

"They were willing to negotiate with me on payments and I was appreciative of that. They didn't send me a bill for a long time; they were having home office issues. When they finally did, I paid it over time. They did a good job. They had a very logical solution that worked. It took a while to get things settled, but I would work with them again."

FAQs for engineer structural projects in Mcminnville, OR

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
