"Overall we are really pleased with Hodges. We hired them a few years ago to replace most of the windows in our house. They worked with us to show us lots of different options that both looked great (wanted wood double hung on main floor and vinyl on sides and basement). All of the windows are super high quality and we are pleased with how they have held up over the years. We just completed another project with Hodges to replace old Galaxy glass windows in a sunroom and the results are equally outstanding. The company has provided great service (even replaced some screens for us at no charge) and everyone we have dealt with including sales, operations, and installation, have all been super friendly and helpful. Even after all these years, they have the same team which tells you about how low the turnover is and how great the foundation of the company is to inspire such tenure."

"Bona Fide Construction did an outstanding job!!! Kudos to this fine company? I contracted Bona Fide Construction to renovate my sun room. It took them exactly two weeks to finish a challenging job. In fact, they ust finished about an hour ago. This included putting in baseboard heating, electricity, new ceiling, etc. Mr. Castillo and his workers were here bright and early each day, and they even worked on Sundays. They put in full days every time they were here so that they could meet their promise of having the sun room finished expeditiously. The people working at Bona Fide Construction are consummate professionals. The reputation of contractors is akin to those of used car salesmen. However, at Bona Fide, you are dealing with honest men. Mr. Castillo, the owner, is a gentleman and and a man of integrity. He is retired NYPD, and it was an honor for me to have him renovate my sun room. I already contracted him to build a retaining wall, re-do the flooring in my basement den, and to paint the master bedroom and guest bathroom. I am so grateful that I finally found a contractor who fulfills his promises. I waited eight years to have my sun room renovated because I could not find a contractor I trusted. But now, all my contracting needs will be taken care of by Bona Fide Construction. In addition, their prices are reasonable."

"Easy to do business with.  No real price deals.  Dinged them on punctuality because they showed up at 1130 vice the agreed time of 1-2PM.  My daughter just happened to be here so it was no problem, but normally no one would have been home.  They called about 15-20 minutes ahead and I assume if no one answered the phone they would have come during the agreed upon window.  The screen was purchased over the phone.  No pre-sale visit for measuring or to show the product (they said pre-measuring was not necessary).  A local Lowes had a single door version that we were able to see beforehand.  Apparently installation was quick and easy and clear maintenance directions were provided.  They were gone by the time I got home about 1245.  I probably would have bought a Clearview retractable screen because the return mechanism creates a more gentle return, but the only distributor in the DC area is Liberty Screens and they have been blocked on Angies list and have an F rating from the better business bureau so we wouldn't take a chance with them.  All told, Tri-State provided a good product, with little hassle, installed it properly, and I would not hesitate to use them in the future. <br />"

"I was a little nervous about ordering windows on the internet using measurements I'd taken myself, but I loved the design on the website so, initially I only ordered 2 windows to check the quality, my ability to measure accurately and the company's ability to build to my measurements. Jeff, the salesman I dealt with was attentive without being overwhelming and the first order was delivered in about 4 weeks. The windows were exactly what I was looking for and fitting them was a breeze. I followed up with another order for the remaining 13 windows in my porch and again, they arrived quickly, were of great quality, exactly to size and easy to fit. Looking forward to see how they last their first winter."

"Excellent. The company had professional drawings made of the proposed work, which I took to the county planning office with my request for a building permit. Seven days later the permit was approved and it took one complete day for the installers to complete the work. The installers were excellent and very professional. The metal roof is sturdy and well built. I finally have shade over my deck and can walk out there during rain, snow or blaring sun. Wish I would have done this ten years ago."

"Outstanding! Our house was over 40 years old! This made it difficult to match building materials: color, size or non-existent. Modern Remodeling did a great job! Our salesman was more than a salesman, he was a Project Officer. he was vey knowledgeable of building materials (colors) and their installation. This helped us a lot in selecting roofing and siding materials. It was also helpful in explaining necessary changes to us and the insurance adjuster. The main office scheduled materials and workers. Everything came together at the right time. I was concerned about the load on my driveway. When necessary materials were carried and stacked carefully. Very professional work! Unused materials and litter were removed and damage to the lawn/bushes were minimal. Thank you Modern Remodeling for an Outstanding job!"

"We recently purchased a home built in 1896 and decided to hire JC Smith to do the extensive re-model. From the initial assessment to the final walk through, JC Smith was a top notch general contractor. The scope of work and cost estimate were both on point; no surprises or hidden costs that threw me out of my budget. The design consultant was very helpful with the new design and material choices; suggesting good quality yet affordable products that would help me achieve the design look I wanted while staying within my budget. The job foreman was knowledgeable about every aspect of the work that needed to be done and always polite and considerate to inform me of all the daily details during the construction phase. He addressed any questions or concerns I had promptly and courteously; even when I asked multiple times because I just didn't understand. ; ) Even the sub-contractors that were brought in did great work! If I wanted something "tweaked" at the end of a particular job, JC Smith was quick to have their sub-contractor return and finish the work to my satisfaction. Every worker that passed through the doors of my home were considerate of the fact that it was my home and therefore left an exceptionally clean job site at the end of the day. To make sure that all the work getting done was to their very high standards, there were multiple calls and visits from none other than the owners, Mr. and Mrs. Smith. "We just finished a spectacular custom home project in McLean, VA and we are so very grateful to Seth Ballard and his team! If you are considering hiring his firm, look no further. There can be no better architect in the DC/VA/MD area – and his pricing is more than fair. We first picked Seth because we loved his architectural style and heard that he had a reputation for ensuring that his plans are executed with impeccable precision and attention to quality. Also, his references were stellar….without exception, his former clients offered glowing praise for his talent, diligence, and follow-through. And now that we are former clients, we understand why. We always knew we were going to have a gem of a home with Seth at the helm. What we did not fully appreciate at the beginning was his proven ability to help us STAY ON BUDGET and his deep bench of connections with first-rate contractors and subcontractors who were prepared to bend over backward to meet Seth’s exacting standards. Here are just a few highlights from our experience: CONCEPT PHASE: During the initial meetings at our home, Seth went the extra mile to learn all about our lifestyle, future needs, architectural likes/dislikes, and budget. During this stage of the process, he would effortlessly make freehand drawings to help us visualize potential styles and layouts. We ultimately elected to go with a craftsman design, with lots of wood features inside and out. PICKING THE RIGHT PROPERTY: Seth joined us for car rides through the local neighborhoods, helping us to scout out the property that was best suited for our construction plans – free of any potential HOA or permitting snafus. DESIGN: With Seth’s guidance, we iterated on different design options. The design phase was high-tech and highly visual. Lots of 2D and 3D elevations, plus 360-degree videos. At each step, Seth clearly identified the estimated construction cost, and we would make decisions about what to dial-up and what to dial-down. For example, we elected to go with a cheaper asphalt roof (rather than slate), but with a more premium window. There were literally dozens of choices like that, and Seth did a superb job of helping us to make the right trade-offs and to “value engineer” the house. PICKING THE RIGHT CONTRACTOR AND SUBS: One of the things that distinguishes Seth from the competition is that he works closely with a handful of contractors and subcontractors who have already been “pre-screened” for excellence. Seth connected us with a general contractor who was not only honest and diligent, but whose carpentry was truly “artisan grade.” Seth also drew upon a stable of outstanding subcontractors – in areas such as HVAC/plumbing, electrical/lighting, structural engineering, cabinetry, tile, drywall/paint, countertops, hardwood flooring, landscaping, etc. It was perfectly clear that these subs were striving to deliver the highest quality and exemplary service. Why? Because Seth was an important source of repeat business for them. This made them extremely responsive. BUDGETING: Seth developed detailed spreadsheets estimating costs for every aspect of the project, as well as options for “enhancements.” Once we made our choices, he was instrumental in securing a FLAT FEE CONTRACT with the builder (inclusive of subs) for everything we wanted. To provide even more control over the cost, the agreement specified that certain items would be “owner provided, contractor installed.” This meant that, regardless of whether we bought pricey appliances or tile or flooring, it would have no impact of the builder’s fees. To his credit, Seth’s estimates were quite accurate, and the project stayed on budget. ARCHITECT FEES: We negotiated a flat fee for Seth’s architectural services, and got way more than we bargained for. We had no idea Seth would stay so engaged throughout the project -- micromanaging every detail, and even offering interior design suggestions (e.g., stains and paints, cabinet and window designs, furniture layouts, etc.). It became clear that, regardless of how much we had agreed to pay in fees, Seth was “all in,” and was committed to ensuring that the end result was perfection. To be sure, in any large construction project, there will be some hiccups. But this was yet another area where Seth shined. Rather than being indifferent, or pointing the finger at those who were actually at fault, he would step up to “own the problem” and take charge until the issue was resolved. In one such case, he developed a design tweak that saved us money and produced a more beautiful result in the process. We never had to stress too much, because we knew Seth was 100% engaged and we could trust that the final work product would be a treasure of a home. One final thought. While Seth’s tremendous talent is obviously perfect for large custom projects, we have no doubt that he can deliver outstanding value for smaller home renovations too. When we did kitchen/bath renovations in our prior home, we naively thought that a “design-and-build” firm would deliver the best solution. With the benefit of hindsight, we could have done so much better hiring Seth as the independent architect and separately hiring a builder who would be accountable to the architect. The result would have been better quality construction, a better value, and far less stress. So whether you are about to embark on a modest remodel or getting ready to “dream big” with a new custom home, look no further than Ballard Mensua Architecture."
