"He seemed to do a thorough inspection, but because I am not well versed in construction jargon (both in terms of architectural features of the house as well as aspects related to maintenance/materials), it was hard for me to understand a lot of what he was talking about. My husband was able to stay focused longer but it's hard when you don't know what he's talking about and you're supposed to be taking notes on it and he's talking fast. I also wasn't sure why I was taking notes since he was talking into a tape recorder. He seemed annoyed with us for not keeping up so I just left and let my husband finish up with him. The lead inspector that came with him was very clear and explained things well. The house is 100 years old, so we had ordered most of the tests he offered. However, his report didn't indicate what tests we had ordered that were pending. Since we had talked about the tests over the phone, and I hadn't taken notes on the specific tests being done, I didn't realize the timeframe for when some of the tests would be returned (and since things were busy at the time, I lost track of what we had ordered). Thus, by the time we got some of the results back (ie, mold), we were already done with our negotiations with the sellers, which made the tests rather irrelevant. The thing I disliked most, though, was the total absence of photos from the inspection report. It makes it much harder to understand what his notes in the report are referring to, especially as there seem to be some errors (ie, notations regarding which bathroom is being referred to). I ended up having a second inspection done by someone else after we were already stuck with the house, so that we could use it to get repairs done."

"I was searching Home Warranty providers after a bad experience with my 7 year, soon to be terminated "former" Fidelity Home Warranty service provider. Warranty service providers are essential, for they step in and "act" when life deals you an "Oh Crap" situation like your refrigerator suddenly quits. Every high dollar appliance in a home has a life span that will end whether your prepared for it or not. It's a common occurance that leads to unexpected higher debt concerns while you frantically attempt to save your food from going bad. Got a minimum of $1,700 to get a new one? A truck or a really good friend to borrow theirs to pick it up? Plus time to allow it to achieve proper temperature to transfer your temp sensitive food! Well if you haven't experienced this type of event, in your life, you will! I began by doing some easy research online like searching for best Home Warranty providers. I put some inquiries out to prospective providers and as expected, the sales calls began to ring on my phone. They all have why "they" are the best provider - so take notes and compare policies. Ask whether they cover swimming pools, septic systems, roof repairs etc. So my phone rings with an out-of-state area code and it's Zach from Choice Home Warranty. While on the call, this enthusiastic salesman hit all the "trigger" items I was looking for; *Annual Service Price *Price per claim deductable *Response time You know, all the "need to know" info that helps you make an informative decision. I started paying $550/year 7 years ago in 2014 with my old service provider. The per claim fee was $65. Today in 2022, it's $710/year and $85/claim. Was it worth it you ask? If I figure the math, my total cost over 7 years and only 4 claims was $4,450 or $636/year. This cost paid to replace my pools salt cell and chlorine generator ($1,800 in parts alone), 2 separate Air Conditioner repairs which replaced the coil fan motor, a circuit board replacement, system coil cleansing, relays and a capacitor. (No idea of how much my total cost would have been. I paid $65 twice. Nice huh?) 1 roof repair that replaced the "Cricket", which is a 15' roof section elevational change just below the ridge line. It's important to remember that these repairs don't include "hidden costs" which are personnel and service labor rates. Something you will pay for without a Warranty Service. Here's the best part of the call from this AWESOME salesman. He offered me 6 year "fully transferable", rate locked for life" service policy that when divided out by 6 is LESS THAN WHAT I WAS PAYING ANNUALLY, 7 YEARS AGO!!! So, is a Home Warranty plan a safe bet??? I have a 9 word answer for those without a Choice Home Warranty service plan. YOU BET YOUR DRIPPING SWEATY BUTT CRACK IT IS!!! Props to Zach, YOU DA MAN!!!
