Seth is an incredibly talented designer.  He responded to all of our needs (big and small) and was an excellent advocate for us throughout the entire project. Having completed a project of this size we now realize how important it is to have an advocate for the design as well as for the process. Seth made our dreams a reality.    <br /> <br /> Transforming our 70?s colonial home to meet the needs of modern living would be a great challenge. We considered a long list of architects, but after meeting Seth ? we agreed that he was the right person for the job. Seth Ballard understood our vision. He was easy to communicate with and we found his fees to be reasonable. For us, Seth made the design phase fun. He always entertained our ideas, received them with enthusiasm, and, when possible, quickly incorporated our ideas into the design.  There were two existing limitations that had to be designed around ? our existing home and a county restriction on our lot. Neither of those restrictions compromised the design. The final design was beautiful and much more than we hoped for.   <br /> The bidding phase was a necessary exercise for us, however if we had to do it again we would not have done it since there was extra time and cost ?a result of putting the project out to bid to multiple contractors.  In this process we were looking at cost and accountability.  We met with all the builders and reviewed all their bids.  All five bid proposals were within the dollar range Seth gave us before the project even went out to bid, and with Seth overseeing the project all builders would be accountable to Seth. So while we became better educated consumer through this process ? we went with the builder that Seth originally recommended.   <br /> <br /> It turns out that Seth's relationship with the builder is what is most important.  Because our project was so complicated it required a lot of management.  We are grateful that Seth micromanaged the entire project. He made sure that his design was completed as drawn.  Unfortunately,  we had a few considerable unforeseen condition, lucky for us Seth was able to skillfully navigate a solution.  He was able to get the contractors to agree to do the repairs at their cost and incorporate an added a design element that enhanced the entire project!  <br /> <br /> In the end we believe that Ballard + Mensua's fees were recovered by provided us with two very vital cost saving things: 1. A design and plan that was so fully developed resulting in just a few change orders; and 2. An ability to advocate for us when issues and unforeseen conditions came up.  <br /> <br /> We love our house!  We would use Ballard + Mensua again without hesitation.  Through this process we learned that the most important qualities to look for in an architect is his ability to deliver the design ? and his ability to advocate for that design and for his client!"

"The Arnold Schwarznegger of raccoons had mangled the box vent on our roof and had become a very frequent (and very unwelcome) visitor. Anthony came out to have a look the day we contacted him and was able to quickly assess the damage and outline the necessary repairs. Admittedly I was a little surprised at how much this was going to cost me, BUT he also was very honest when I showed him other wet stains on our ceiling that I thought might be due to damage on the roof and told me they were not, and advised how we could deal with them. He could have easily hoodwinked us and padded the needed repairs, but I was impressed by his honesty. We decided to go ahead with the work. He couldn't find the same vent that had been damaged and had to hunt around for an alternative. Even with the difficulty in finding the right vent, and the almost daily thunderstorms, within a week from first contact, the job was complete. I would have never even known they were there except for the fact that the repairs were obvious. Often, when we have had outside repairs done, we find ourselves stuck with the clean up. Not so with Mr. Holden. It is so difficult to find a home improvement contractor who is prompt, competent, and reliable. I'm very happy to have found Mr. Holden, will happily hire him for any future work we need done, and can say that I recommend him without reservation."

"Showed up on time --- kept with in agreed upon financial limits, cleaned up work area after job complete. Owner of the company did the work himself along with help from daughter, both looked professional and were very pleasant and professional to work with. He did not try to up sell  anything, he did exactly what he said he was going to do; we both agreed to adding a extra hand rail for my mother after the job was started so there was an extra added expense of $45.00 --- but I was advised of a possible increased  cost before the job was done. <strong>THE JOB WAS EXCELLENT</strong>!!! Steps are sturdy and secure and look great --- very pleased. Already planning on hiring him again in the fall to do some remodel work in our kitchen.    <br />"

"We had no idea of the extend of the damage until Joe began removing windows which revealed extreme damage to our home. Complete removal of the front wall of our home was absoutley necessary. We had to order new windows and doors but the floor also needed repair as well. This project revealed short cuts in the orgianal construction of our home. Every time we opened up part of the wall more damage even to one corner of the house needed new support work as well. All new sideing and trim was required to complete the job correctly.Work was a bit longer than expected but he warned us of the fact due to the nature of water damage and what can result. Neat and tidy job site at the end of the day.Could not have found a better person for the job.In fact he is going to put a new deck on our home very shortly once permits are granted.We chose time and materials which we were pleased.I would highly recommend Grime Construction and definitley use them again."
