Customers say: Quality work

"I called quite a few masons for this work and estimates were all across the board. Found that most do not offer warranties or work with the sealant manufacturer to do preliminary tests to ensure their product will work. JC was one that did both. Their price was one of the higher ones that we received but we decided it was worth it due to the warranty they would issue. Both Greg and Jake are great, very responsive and accountable for their work. I can’t say that everything went great. There were some issues, delays, and rework but that was primarily attributed to poor workmanship of one of their employees. Once I brought that to their attention, they worked to correct it. They could have as easily made it really difficult for us to finish the job properly and not taken responsibility. The project could have gone more smoothly if that employee was not assigned but in reality no home project is perfect and a contractor that works to correct issues and make it right is hard to find."

"Tom and his team did an amazing job repairing and repainting the exterior of our home. The 1880s Victorian style has cedar siding, consisting of a combination of traditional boards and cedar tiles. It had been touched up and well maintained over the years, but no extensive repair or painting had been done. Many of the details, such as the trim around the windows and decorative teeth under the third floor's window trim, had chipped or fallen off. On the wall most exposed to the wind and sun, some siding required repair, a few pieces had to be replaced. Tom's team, led by Sergio, repaired/replaced boards/tiles as necessary, then sanded, primed and repainted all the siding. Their attention to detail was beyond impressive, with the window trim lined perfectly and the decorative accessories, such as the teeth, repaired to its original condition. We were most impressed with how much care the team took at sanding the cedar down to the wood before priming and repainting. The end result is siding that looks brand new. Another plus is they are reasonably priced. We received six quotes and they were in the middle of the pack. I highly recommend Fortune Restoration and Tom and his team. You will not be disappointed."

"Jorge and his crew did a great job replacing an entry door in my apartment. They arrived on time and completed the job the same day. I was happy with the quality of the work and the cost was reasonable. I would consider JRG for additional remodeling projects. "

"Good. It took some back and forth to get the contract language the way I wanted it, but after that all went well. Alex is very responsive and professional. The masons did good work. They were not shy about replacing spalled common bricks. They grinded the old mortar to the depth as stated in contract. No shortcuts were taken. It was obvious these masons took pride in their work. Something that is getting rarer these days. I pointed out some smeared mortar on bricks and they cleaned it up right away. New bricks and mortar match the old well. They cleaned up after themselves. This is not a bargain handyman cash job. You see lots of shoddy tuckpointing in my neighborhood and it's sad. The fast cash guys don't grind the mortar down enough and the new mortar falls off after a few years. You'll pay more at AAA-1 but you get what you pay for. Masonry is an art and AAA-1 demonstrates that."

"Overall the job went very well.  There was a problem that was discovered in reparation for the demolition of the large <br /> patio slab that Professional Concrete moved quickly to overcome.  The slab to be demolished had cedar 4ftx4ft posts laid in the concrete as an artistic grid.  There was concrete under the posts that was thought to be 2in thick (common practice), for a total thickness of 6in of concrete that would have to be removed.  In reality there was a total thickness of 8in and re-bar.  Professional Concrete provided a revised cost then and there, which I approved and they went off the get heavier demo equipment.  Demolition was completed that first day.  Framing was done two days later after a rain delay.  The next gravel was laid.  The concrete was to be poured on two separated days.  The steps and small pad one day and the large slab the next.  On the first pour day Mr. Martinez and his crew came by all set to pour and the weather was not optimum so the pours were put off until the following Monday.  He did not want to rush and have the concrete crack in the future.  I was in total agreement.  On that Monday the weather just right and the two days of pours went off smoothly.  Once the concrete set properly Professional Concrete returned shortly to cut the crack arrests.  What remains to be done is application of the sealant and top soil to fill in by the forms and the ruts made in the lawn by the equipment.  <br /> Throughout, Mr. Martinez and his crew were courteous, neat and efficient and explained each phase of work.  <br /> I would recommend them and use them again. <br />"

"Nick from 3D Concrete Design was extremely helpful! I was unsure whether a patio crack needed repair on full-on replacement. Nick recommended a simple repair, explained why in plain-language and provided a fair estimate in no time. From this interaction, I can tell that the folks at 3D Concrete Design are honest brokers and stand-people. I wouldn't hesitate to do business with them again in the future :-)"

"I just hired Edmar to replace a glass block window in our brick house with a more modern double hung window, and they did a great job! I've also hired them in the past to rebuild our parapet and replace other old windows and the work is always great. They're easy to coordinate schedules with and the quality of work is top notch. I'll definitely be hiring them again for any future masonry projects."

FAQs for brick or stone siding: repair or partially replace projects in Rogers-park, IL

Stone veneer isn’t a weekend DIY. Even lightweight faux panels are heavy and must be anchored, flashed, and sealed to keep water out. Missteps can lead to cracked stone, leaks, or injuries. A licensed siding contractor arrives with scaffolding, masonry tools, and the know-how to set each piece safely and neatly, giving you a long-lasting, professional finish.

Stone veneer durability is robust when expert installation and proper maintenance are employed. When installed with precision, regularly cleaned, and sealed as required, stone veneer maintains its integrity for 25 to 75 years. Inadequate installation, however, leads to water intrusion and structural issues that compromise its longevity. Consistent upkeep and adherence to quality installation standards ensure decades of reliable performance.

Covering the entire exterior of a home with stone veneer is feasible but comes with a significant cost increase. Full coverage escalates both material and labor expenses due to the additional square footage required. Many homeowners reduce costs by applying stone veneer selectively—such as around entries, foundations, or architectural accents—while still achieving an upscale appearance and enhancing overall curb appeal.

Installing stone veneer over brick or stucco is entirely possible when the underlying surface is stable and properly prepared. The substrate must be clean, dry, and free of any loose material to support a secure application. Additionally, any areas of flaking stucco or deteriorated mortar must be patched and allowed to cure fully before a professional applies the new veneer, ensuring lasting durability.

Stone veneer siding offers a substantial cost advantage compared to full-thickness natural stone. It costs 25% of the price of natural stone because it is manufactured from concrete and lightweight aggregates. This method delivers the genuine appearance of stone while featuring a thinner profile that simplifies shipping, accelerates installation, and consistently reduces material expenses.

For a 250 square foot exterior area, stone siding installation costs range from $9,800 to $18,000, while installing stone veneer costs between $5,000 and $6,000. This clear cost breakdown demonstrates the significant savings achieved with stone veneer, which uses a lighter construction method that minimizes both material and labor expenses. Homeowners benefit from these lower costs while still attaining the attractive look of natural stone.
