"Chris did a great job with our remodel. He created a 4 season room, and remodeled a kitchen and bathroom and added built-ins to our mudroom. He made sure he understood what we wanted and was clear about timelines and cost. Would not hesitate to reach out to Chris again for work."

"Swanick Builders were not consistent with time lines. They would make choices that we as the homeowners should have been consulted on or made. Builders made many mistakes of placement or painting wrong colors from chosen /discussed choices made by us. When talked to about this they would state its a focal point. Level of work has been found to be subpar at best, needing other professionals to come correct. Sub contractors utilized by builders were subpar putting hole in roof . all in all they should not have taken such a large job and we would not be hiring ever again. "

"Although Cody did a great job on my roof, he then stole $9600.00 from my parents after I referred him to them. He has also stolen money from several other customers over the last year. My parents have been unable to get their money back from him to date. He has also been known to change his business name when customers realize he is taken their money without doing the work. He is a con and his felonious business practices should make anyone leery of hiring him. "

Customers say: Quick response

"Christian was instrumental in the building of our home. His extensive knowledge surrounding building practices, code, and materials made the process of building our home not only easy but actually enjoyable. He would arrive to work early each day and stay late when necessary to complete various aspects of the job...always with a smile and a positive attitude. Needless to say his work ethic is exceptional. His attention to detail and ability to problem solve on the fly as issues came up (they always do ) are exemplary. I have heard that many people who have gone through the process of building their home would never do it again. Our build could not have gone more smoothly!"

FAQs for garage building service projects in Sanford, ME

A well‑constructed, properly permitted detached garage adds between $12,000 and $36,000 to a home’s resale value. Buyers appreciate the secure parking, extra storage, and flexible workspace, so appraisers often bump the property’s value accordingly. The exact return depends on the garage’s size, finishes, and how well it matches the main house, but most homeowners see a strong ROI when the build meets local codes and passes inspection.

Yes—once it meets local building codes and you secure the proper permits, a detached garage can be converted into living space. Finishing the interior, adding climate control, and ensuring safe egress effectively increase your usable square footage, though it may not always count toward the official listing. Skipping permits can trigger fines and even force you to undo the work, so always clear plans with your city first.

Most homeowners policies cover a detached garage under the “other structures” provision, but coverage limits vary. Review your declarations page and ask your agent how much protection you have for separate structures. If the limit is lower than the garage’s replacement cost, you can raise it for a modest premium. Confirming the details now prevents headaches if you ever need to file a claim.
