"Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, “Your system is clogged.” He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would."

You cannot do better than to call My Carpet Cleaning & Restoration Service: proprietor Rich Gakaivian and his helpers (Ahmet and Ahmet) arrived quickly when that unfortunate situation occurred at our home near Aspen Hill, MD hon 1/24/26 and provided superb immediate mitigation, staying until the 3” of accumulated water was fully pumped out, setting up a dehumidifier fully dry the unfinished basemen t’s cement floor. sweeping The next day’s area-wide immobilizing snow and ice storm and delayed plowing left our street impassable for a couple of days, but as soon as conditions allowed the crew returned to sweep the dried floor and complete haulaway of the many large contractor bags of unsalvageable debris. Today Ahmet and Ahmet returned to complete the restoration phase by installing new insulation in place of that which had been drenched by the water pouring from the burst pipe. Throughout the process, including during the weather-driven delay, Rich maintained regular communication re conditions at his end and anticipated timing for finishing the job, effectively eliminating any frustrations attending the unavoidable delays. All in all, My Carpet Cleaning and Restoration Service has been a great company to work with—friendly, competent, honest, and reasonably priced … who could ask for more? I cannot heap enough praise on this company. Definitely 5 stars out of 5. Bonus: While unrelated to the original contracted mitigation/restoration service, after finishing Ahmet offered while here to repair a shaky door that has been a problem we’ve just put up with for some years at a very reasonable price. We jumped on that, and now done and done. So make that 6 stars out of 5!"
