"Started out really good. Jim met with us, listened to our needs and preferences, and put together a solid design that met our requirements and fit in our $15K budget. Construction on our project was started and finished at the agreed-upon dates. So, what didn't we like? 1) The biggest concern was the drainage basin that was created in the front yard. A 5 x 11 pit was dug and filled with landscaping stones; then sodded over so it would not be visible. The pit receives the runoff from the downspouts, sump pump, and french drain along the side of the house. A genius idea, except the sod over the pit all died early the following season. When we called Jim he said there was no reason the grass shouldn't have grown, but he would be happy to do a proposal for a hardscape (additional cost). It wasn't until this year we dug into the dead sod and discovered the reason - the sod was laid right on top of the rocks and felt and no topsoil was used. Our voicemails on Jim's office and cell numbers, inquiring about the pit were not returned. 2) Issued reported within the one-year warranty were only partially addressed. Some areas of dead sod were replaced immediately, but a few dead plants we reported were never replaced. Joint sand that eroded on the patio was also not addressed. These were after we emailed a reminder the following spring, and were promised the issues would be fixed that season. 3) Jim said with certainty that a layer of topsoil was added in the yard before the new sod was installed. We have since dug into several places in the yard while doing later projects, and found this was not the case. 4) Jim did not seem to have an appreciation for modern irrigation systems. Though we spent the extra money to extend and improve our sprinkler system to cover all the new landscaping, Jim insisted on our hand watering every plant and bush daily for the remainder of the season, which took something like 2 hours a day of moving the hose from plant to plant. (until we added splitters on the hose to water multiple plants at once, but still a lot of effort) 5) Other than telling us to water for hours, no care instructions were provided. 6) The last couple times I have left messages on Jim's office or cell number, even with just simple questions, they were not returned. So, did we get our money's worth? Mostly, in terms of the work that was done. Some corners were cut but overall our requirements were met. But was I treated the way I would treat a customer who entrusted me with 15K of work? Given the missed warranty issues and unreturned calls, definitely not."

"Bruce arrived to start the job on time and is quite methodical, with everything going in the right order. He has the tools to do ANYTHING and completely filled our 2 car garage with tools, materials, cabinets, etc. Since everything was replaced, he had to use skills on so many levels, including dry wall, insulation, flooring, electrical, plumbing, granite work, painting, heating, etc. I think he truly excels at molding/trim work and the cabinet installing. Perfection. An example of true attention to detail: Since they had to cut into our floor joists (beneath the bathroom) to accommodate new drain systems, Bruce took it upon himself to find a local metal fabricator to create steel U-shaped supports so that our floor remained as strong as before. Some people would have left that out.... He wanted things to be correct and often asked for our approval...making any changes we requested along the way. He is approachable. He had a great, professional introduction the first day we met and proposed a budget. Why we did not give Bruce all A's---and if there is any down side---it would be a rather severe minimizing of the total amount of time needed for the project. As a builder, he is hard to fault in that we did stick to our agreed budget and if he was working for weeks beyond the planned completion time...well, it was not costing us any more. I believe Bruce to be a very honest person and understand that any building project has delays. Toward the end, as another project became reality, I believe Bruce lost some focus here. That said, we are happy with our finished bathroom and make a positive recommendation. Your Designs LLC can be trusted. ((I am having trouble porting over pictures...sorry...if I can add them later, I will. For now, I can say I think it looks just as we planned...and this company delivered!))"

FAQs for sunroom or patio enclosure building service projects in Westland, MI

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
