"TDA took on our small remodel project in November of 2009. Our plans were approved by the City with no changes or questions ( unheard of in our city). In mid construction, a short on a lumber order, could have delayed the construction for a week. TDA offered a structural change option with avalible lumber, resulting in no delays and the project was completed on time. Always accessible and great to work with, we will be using TDA on furture projects."

"Kent spearheaded my project. He was able to cut costs by using my drawings and details. He was very fast - turn around was less than a week. I had to revise some non-engineering issues on the drawings and needed to have the revisions re-stamped. Kent was very accessible and was able to do it over the counter. Sezen and Moon was just what I needed."

"My kitchen was in real need of an update. I contacted and met 4 contractors, including Green Bay Remodeling. After talking to Adir, I knew they were the right choice. Adir really listened to what I had in mind, and had great suggestions when I wasn't sure what to do with some items. I even decided to broaden the scope of the project and included flooring, lighting, painting and few other things across from the apartment. I wasn't home during the day when the project was ongoing, but I was regularly getting updates from Adir by texts. Jesus and his team moved at an incredible speed and kept the place as clean as possible. I couldn't be happier with both the process, and the final product. Everything looks just like I wanted. I'm definitely calling them back for my next project."

"GVD Renovations replaced aluminum siding in front of the house and soffits around the whole house with the James Hardie fiber cement siding. They also painted the existing stucco and replaced all gutters. They also replaced 3 existing front windows. Initially, there were setbacks caused by supply chain issues with custom windows. This delayed the project by about 6 month. Once the project started, it was handled efficiently. The windows did not fit perfectly and the structure around the windows had to be changed. All the work was done perfectly and within the originally quoted price. We are very happy with the results."

"Geoff was very responsive, provided a lot of great ideas about how to work around some challenges we had with the house we were remodeling...and beyond that he had great input on areas outside of the scope of his assignment and helped us think through a lot of other issues. They were also very quick to respond to comments from the Town planning department and got all of the comments resolved very fast. Overall a very good experience <br />"

"Mulhall Construction did a great job. Adrian Mulhall provided a competitive and excellent budget for the work, and his crews did an amazing job working with the engineer and implementing the approved plans. The project stayed on budget and on schedule. I chose Mulhall over two other companies because of the excellent initial communication, and the practical approach that kept the budget manageable while delivering the results that were required by the SF Department of Building Inspection. Also, they did a great job being careful with the property and did not disrupt the tenants in the building. <br /> Let me put it this way. I am so pleased with the work and the relationship that I recommended that Mulhall remodel my daughter's house! <br /> <br />"

"Bishwendu Paul is a trusted and reliable structural engineer who I have worked with for years. I recommend him for buyer's inspections as well as for sellers when I have a listing that needs more insight regarding foundation and structural issues or the potential thereof. Bishwendu's decade long experience is obvious. He is incredibly knowledgeable and can relay the sometimes very complicated information in a way that my clients easily understand it. His recommendations are spot on. He provides estimates and proposals upon request. Bishwendu has helped clarify issues and provided solutions for many of my real estate transactions. I feel very fortunate to have him in my network and give five stars full heartedly."

"We ended up not going forward with the work because we decided to sell the house, but Tom was by far the most responsive, most professional, and all around, the best consultant who we dealt with. Had we gone forward with the work, we would have definitely selected him. <br />"

FAQs for engineer structural projects in Woodacre, CA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
