"Stephan came out to do a structural inspection on a house we were already under contract to buy. He found $30k+ of potential repairs, including needed support for a crawl space wall and many support beams that were cracked or eaten by termites. Saved us from making an expensive purchase, and came out less than 24 hours after we called. Would recommend."

"Magdiel was very helpful. He has done the detailed inspection, issued a very good report with the recommendation. In the way that it can be done without changes in the existing structure, just by adding reinforcement in design, which requires minimal cost for material and work hours. Thank you, and we would be glad to hire him for the next projects."

"I worked along side Nick Crispell for many years and as a licensed professional and structural engineer licensed in 18 states, I can attest that Nick is very knowledgeable in the field of structural engineering, especially as it pertains to residential and light commercial structures. He has extensive experience in forensics, inspecting properties to determine deficiencies and reasons for failures with emphasis on the design of retrofits to restore strength and usability tocompromised structural components."

"Highly recommend! This is the second time I hired Michael Muntean for a structural analysis of my home and recommendations for repair. My house is a long ranch-style structure built in 1990. Mr. Muntean;s first analysis focused on the flooring underneath my kitchen area, as I requested, to ensure the structure was sufficient to support my kitchen renovation plan. His second visit six years later, focused on structural repairs necessary after I'd already done a major master bath renovation on the other side of the house. Key word: after Although the contractor who came out to address the kitchen support did good work, he fell short in working on the other structural issues Mr. Muntean had pointed out under the master bath area located on the opposite side of the house. I did not notice the omissions, and it came back to haunt me after the bathroom renovation was completed last year. Lesson learned: Obtain a professional engineering analysis before you begin any work that may affect the structural integrity of your home, and make sure any contractor you hire to do the work is qualified and meets or exceeds your consultants recommendations. Without Mr. Munteans guidance, especially on this second consult, I would have paid out twice as much money on repairs recommended by a well-known foundation company without really having had the core foundation problems addressed. Mr. Munteans reports are detailed, professional and customized for you, not cookie-cutter, so it may take up to 7-10 days to receive it. During his visit he encourages you to take notes. His pricing is competitive and he has absolutely no conflict of interest because he does not do the work, and typically will not recommend contractors. He strictly represents the home owner."

"In searching around Atlanta area for an engineer to evaluate the structural changes needed for a remodel, I came across Southern Contracting. With numerous excellent reviews and high ratings from prior jobs I had to reach out. The turnaround for the initial appointment was quick. Jeff arrived and we walked thru the parameters of the remodel and what it would take to achieve it, the kickoff being that the support posts in my basement needed to be moved, but the span difference would require a different type of support, being as it is on the spine of my ranch home. The estimate arrived within days & was comfortable enough to my budget that I agreed to begin. Even with the schedule being a couple weeks out, contact was made by Southern Contracting several times to assure and remind me of the work to come. The team arrived on schedule and set to work installing a metal I-beam system and metal support posts (formerly 4x4 wood) that would allow our remodel to be what we dreamed of. Though scheduled for several days to complete, Jeff's team worked diligently & professionally to finish the job in one full day. Some metal work had to be done on site, but the guys spent nearly an hour after completion making sure that no shavings were left behind, no matter how teeny. Payment due upon completion & satisfaction, I was happy to pass along the funds. Jeff & Debra followed up several times to ensure not only my family, but the house was comfortable with the new support system. as an additional note : Southern Contracting was one of the few companies that returned my call, was one of two that actually came to the house, was the most informative, friendliest and was the only one under $10,000"

"P.K. Masonry arrived at my home on three different days on time, ready and willing to start the work. I was impressed how carefully he measured and drew out the plans for the fireplace. On my fireplace install PK was always concerned with what I was asking for, and listened to what I had to say. We didn't always agree, but he showed great patience dealing with me who knows nothing about what it takes to build a fireplace. I love my new fireplace that he built and will enjoy owning it for years to come. I definitely would hire PK again and have a job for him, planned for the future."

"We received a letter stating the column supports were fine. He also noted a problem with cracks and slight bowing on one of the foundation walls and provided a drawing showing how to address the problem. The drawing appeared to be a standard detail for adding rebar inside each foundation block - it was not specific to our house. We called several foundation repair companies to quote the repair. Each of them recommended a different approach from the one that the engineer suggested. We also learned that McElhenny's recommended method would have voided the warranty on our waterproofing system. In the end, for $300 we got peace of mind about the structural supports and we learned about a potentially serious problem that was not included in our home inspection report."

"I received a quote from Ramjack and then Engineered solutions. Engineered solutions quoted a need for 3 piers instead of 4 per Ramjack quote. I decided to use engineered solutions because they looked at the level of my floors inside my house and the piers were to be installed on the outside of the house and not the inside of my basement (per Ramjack). We were scheduled for 8/8/2019 but the gas lines were not marked yet so the date was reset for 8/12. Unfortunately the truck needed work and they arrived at 1100 a.m. They dug the 3 holes and placed one pier until the desired pressure and left at 4pm and planned to come back the following day. They arrived back on 8/13 at 0940 and finished the job that day. The men who installed the piers were professional, explained the process, did not mind my intermittent observations of the work and answered all of my questions. They then left the job site as clean as someone could after using a tractor and covered the site with the dirt. They did this in 93-95 degree heat too. My completed job was $2,212 more than expected because my piers went beyond 21 ft, which is what is quoted. My job required an extra 79 ft. of piers to ensure proper depth/pressure for stabilization. Engineered solutions charges $28.00 per foot beyond 21ft and Ramjack is $32.00 beyond 25ft. The extra costs is mentioned in contracts, so READ your contracts. If I compared total cost with extra feet on 3 piers with Ramjack vs Engineered solutions, engineered solutions was $400 cheaper. I would use Engineered solutions again and would recommend them."

"I had such a great experience with Sam and Sequoia Design. I needed to completely replace my aging, wooden front porch that was falling apart and not remotely up to code. I needed someone to structurally rebuild the porch properly, and then finish the deck with composite decking. After getting multiple quotes I went with Sam because 1. His quote was very competitive for the near complete rebuild I needed 2. I liked the idea of supporting a smaller business rather than a big company 3. I loved that he listed his dogs on his website as his CFO and CEO. Sometimes the smaller personal touches like that matter! Sam was able to work on my porch within two weeks. He showed up when he said he would, cleaned up all the demo debris impeccably, and did a wonderful job building a new structure. I am SO happy every time I step out on my porch now! I can't recommend Sam and Sequoia Design enough."

FAQs for engineer structural projects in Atlanta, GA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
