Customers say: Quick response

"ESG Design was great to work with. I contacted them through Home Advisor for an impartial assessment of the cause of cracks in my ceiling, plus a few other issues. Eli, the engineer, did a thorough inspection and developed a solid plan for repairs. ESG also offered two levels of fees, which was extremely helpful for my budget. Thank you ESG for the service and peace of mind!"

"I used Triple V as the Project Engineer for a garage conversion to single family residence for my son’s family. Vic not only did the engineering for us, he also did the structural drawings we submitted to the county as part of our permit package. He delivered the plans promptly, and worked collaboratively with us to resolve issues we identified and revise the drawings accordingly. The county building department approved the plans and issued the permit. During the project construction Vic patiently responded to questions from us (we’re DIY’ers, not professional builders) and offered/provided certifications to revisions we jointly agreed to. Overall, Triple V provided what was promised at an outstanding value."

"Contacted ESGDesign. Explained that I needed a structural inspection of a house. Mr. Grassley promptly showed at the appointed time. After an interior and exterior inspection of the building, land and adjacent structures; answered to my satisfaction all my concerns and questions. A written report was subsequently forwarded to me. The report contained Mr. Grassley's findings and observations in greater detail then at our meeting. The report then addressed in great detail the options I had in remedying his finding with advantages and disadvantages of the various solutions."

"Since I am designing the garage myself, I was looking for someone to just run the load calculations for the garage ridge beam, and other load-bearing structures. Mike was fast and friendly and provided just the help I needed. He produced a certified set of documents that should allow me to get my building permit (Though I haven't obtained it yet.). I rated quality a "B" because many of the documents were hand written and the writing style, while neat, was a little hard to read. However this is a minor flaw. Overall I'm very pleased with the experience."

"Michael (Quirk) provided an expert opinion on foundation cracks <br /> and installed a monitor on one of the cracks. <br /> We needed two services: <br /> First - we have in our house a couple of cracks in the foundation <br /> and also on garage floor. We wanted an expert opinion on these cracks, to help <br /> us make the right decision. In many cases people tend to contract a contractor <br /> for these kind of inspections and they end up paying thousands of dollars for <br /> un-needed work. Our view is to contract a neutral expert like Michael <br /> (architect or foundation expert) to have an expert opinion and then decide what <br /> to do. <br /> Second ? we needed a letter for insurance company proving <br /> the house is bolted. <br /> Michael showed on time and dedicated quite some time for a <br /> thorough inspection of the foundation. <br /> His explanations were excellent and in a language we could <br /> understand. He provided a written report with recommendations (nothing to worry <br /> thankfully), and one crack he installed a small monitor to be checked once a <br /> year to make sure the crack does not expand. <br /> He provided also a letter for the insurance company <br /> confirming the house is bolted and as a bonus he recommended us small fixing <br /> that needs to be done. <br /> I am happy we contracted an expert like Michael, he gave us <br /> solid advice and a confidence we needed. <br /> I strongly recommend him, he is a thorough professional, honest and charges fair prices. <br />"

"Josh came out for an hour to talk through how moving the staircase might go. He was polite, professional, prompt. I paid him for an hour of his time ($125). I ended up using a different structural engineer because Josh was booked 13 weeks out and I wanted to get my permit more quickly than that. His overall quote for the work was around $1000, which seemed very reasonable to me. He was patient when answer all of my MANY questions. He was very understanding and polite when I told him I would be using a different engineer."

"Very professional. The engineer arrived promptly and was able to determine what walls we could move and provided us with a written stamped report we could show to the building department. The price was more than fair since we were quoted several hundred dollars more by other firms. I will definitely use them again on our next project."

"This has been a project of epic proportions. It all started out as a simple water-proofing endeavor, as our old, partially finished basement was allowing in rainwater in multiple locations. After interviewing several contractors, we chose Adrian because he recommended the best solution to our problem, not (just) the cheapest. We employed for two starter projects: installing a new external french drain and replacing our foundation (also reviewed on this site). Once these projects completed successfully, we immediately hired Adrian to do a full basement remodel, which is just now wrapping up. <br /> We are extremely pleased with the end result. We're actually not quite finished with the project; we still need to install a couple thermostats, which may depend on a future project we have with Adrian. But minor touch-ups aside, the finished project is breathtaking to behold, especially considering what we started with.  <br /> To call this a remodel is a bit of an understatement. The entire basement was gutted, including removing the 2" slab and digging down ~12-18". We removed the water heater, the furnace, all the old knob-and-tube electrical, and the forced-air ducting. It was replaced with updated plumbing, brand new electrical, and a custom hyrdonic heating solution in the poured concrete floor and also in the basement ceiling, providing radiant heating to the main floor. <br /> The basement itself was partitioned into 3 rooms: a main room, an office, and a new bathroom (the bathroom itself will be reviewed separately, but suffice it to say it turned out wonderfully). Beyond the "typical" furring out of the walls, new insulation, new windows, new lighting, etc, he built us a custom L-shaped bench in the corner that also doubles as a storage area, currently holding the kids' toys. I know, right? <br /> The other half of the main room is the entertainment space, which now features in-wall speakers, jacks for the subwoofer and coax, and a custom-built shelf with built-in electrical outlets. <br /> The office also doubles as a guest room, which includes a closet and a custom built book-shelf which is also a hidden door to the mechanical closet. It's truly a wonder to behold. <br /> The trim work throughout is exquisite, and matches the style of our craftsman-style home to a T.  <br /> If you have an eye for detail, you'll see many ingenious little solutions throughout (e.g., specially-ordered hinges to keep the custom-made door flush to the wall). Adrian was a font of creativity from beginning to end, and the end product shows no small amount of his personality and class. <br /> Suffice it to say, the final product is indeed water-proof. It's been ~18 months since Adrian began on the basement, and in that time not one drop of outside water has breached the new walls and floors."

"I am so grateful to have had the privilege to work with Khalid now in behalf of several clients. He has decades of experience and I feel confident leaning on his expertise for my personal investments as well as referral source. I particularly appreciate his ability to simply communicate complex findings effectively but conversationally. Trust me, I work with many "experts" in my line of work consulting and representing clients in their Real Estate transactions and Khalid is the real deal. He provides peace of mind when questions of structural integrity arise. Thank you Khalid for always making yourself available to answer my questions and for taking such good care of customers!"

FAQs for engineer structural projects in Black Diamond, WA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
