"After hurricane sandy in 2012 a lot of people in Brooklyn and  Long Island got flooded a lot of home owners received flood damages or  lost their property due to Hurricane Sandy... I am living on Cony Island Seagate  area at that time I was home with my Family and how a remember the water came up to my house and flooded my basement and first floor of my house... I was very scared and desperate.... We basically lost everything at the first and basement floor... <br /> We have received some help from FEMA like every homeowner in that area  but the rest was huge loss from our pockets... <br /> We found structureline based on recommendations and we started to do renovation...Nicholas the General Manager helped us out to apply for a small loan so we could begin the  renovation...We needed to do a complete  house renovation .... <br /> They took off the walls  in the basement and 1st floor, they did mold disinfection, replaced all drywall's, wiring, boiler, windows, doors, siding etc.. <br /> They did remodeling on the master bathroom from the first floor and kitchen, they did a wonderful job...We love their new engineered Hardwood floor and the new design of the bathroom with the big bathtub and shower cabinet ... The price we spend ed was a little higher than we were   expected because we did some design work in the living room and Kitchen but for sure it worth it....If Someone will ask me for a recommendation for sure I will recommend Structureline because they helped me out at that time ....Thanks"

"Fernando and Francisco were fantastic! Professional, punctual and reasonably priced. They did a beautiful job rebuilding some stone pillars for us and replacing damaged fencing. Also power washing. Could not have been more satisfied with the work."

"Lou was great.  He was friendly, very knowledgeable and communicative -- offering clear explanations of what he was seeing in our potential new home.  I should note that this townhouse is old and in need of many renovations, although it's not at the place of needing a complete renovation, so his job was even more complex.   He arrived and immediately told us that the tiles used for the porch area were used for inside not outside use.  He spoke to us throughout the inspection about what he was seeing and was generous with his time and knowledge.  He was thorough about inspecting the mechanicals (boiler, heating, electric) and told us while he was inspecting about minor problems, potential problems, quality of installment, ages, and basic upkeep.  He inspected the roof and attic with ease even though they were not easy to get to.  He took extra time to assess a plumbing system that was unique to the townhouse.   He also took time to answer each one of our questions thoroughly and in-depth.  We were extremely pleased with his work.  A week later I called him with a follow-up question about the structure of the building.  He picked up the phone on a Sunday and spent 20 minutes with me laying out possible factors in the building structure."

"I just completed a kitchen remodeling project and the experience could not have been smoother. (Things people rarely say about home remodeling or working with contractors!). From the initial contact to the final days, They were communicative and responsive, even to my silly questions along the way. I received regular updates on their progress throughout the project. Most importantly, my kitchen looks beautiful! We kept the structure of the kitchen the same, putting in new electrical panel, dishwasher and all new cabinets, countertops, tile and sink. I couldn't be more thrilled with the finished product! Build Now NYC reassured me from the beginning that they will help execute your vision and they keep that promise."

"Alan and his crew were on time and on the money with repairs and renovations. He also coordinated my efforts on with all inspectors on my federally-sponsored repairs loan. This was, at times, a very frustrating process but Alan was persistent in making sure that all was in order. My 100+ year old house was in poor shape when purchased and Alan had all renovations completed by my move-in deadline and performed some additional work afterwards. He has also assisted me with contracting plumbers for heating system issues. His work is METICULOUS to beyond expectations. I will always call Alan for work to be done or for references to others."

"We had several things that needed repair in our property. Anthony was prompt in coming to meet us and assess the work that needed to be done. He then provided us w/ an estimate and worked us into the schedule within 2 weeks. When his crew arrived, they did so promptly and initially they informed us it would possibly take up to 2 days but it was all done in 1 day. Any mess that was created was cleaned up. Anthony and his crew were excellent and I’d recommend them to anyone who needed a masonry expert."

"SHORTLY AFTER MOVING INTO OUR HOME WE NOTICED SOME CRACKS IN THE FOUNDATION WALLS AND THE FLOOR. WE HAD  A NUMBER OF OTHER SALES PEOPLE COME OUT AND EACH TRIED TO SELL US VARIOUS EXPENSIVE JOBS UP TO ABOUT $19,000 FOR A FRENCH DRAIN TYPE SYSTEM THAT THEY SAID WE WOULD EVENTUALLY NEED EVEN THOUGH WE NEVER HAD ANY WATER IN THE BASEMENT. WE WERE TOLD BY ONE COMPANY REP THAT OUR HOUSE WAS SINKING AND THAT WE HAD HYDROSTATIC PRESSURE AND NEEDED EXPENSIVE PIERS SUNK INTO THE GROUND. WE HIRED A STRUCTURAL ENGINEER AND HE SUGGESTED WE CALL B-DRY SYSTEMS WHICH WE DID. BILL HENNEKENS CAME TO OUR HOME. HIS HONESTY, PROFESSIONALISM AND KNOWLEDGE WAS REFRESHING. HE EXAMINED OUT FOUNDATION AND SAID WE NEEDED NO WATER SYSTEM AT ALL. HE SAID THE CRACKS WE SAW WERE DUE TO SETTLING AND DRYING OF THE CONCRETE. HE ALSO SUGGESTED WE HAVE SOME GRADING DONE TO PROPERLY DIVERT WATER AWAY FROM THE HOUSE AND ROUTING THE WATER FROM OUR ROOF DOWNSPOUTS AWAY FROM THE FOUNDATION TO PREVENT ANY FUTURE PROBLEMS. <br /> THERE WAS NO RIDICULOUS SALES PITCH, JUST KNOWLEDGE AND HONESTY. HERE WE ARE 4 YEARS LATER AND HAVE NEVER HAD ANY PROBLEMS. I CAN'T SAY ENOUGH  TO LET YOU KNOW HOW RELIEVED  WE WERE TO FIND OUT OUR BASEMENT AND FOUNDATION WAS FINE. BILL AND B-DRY SYSTEMS OF SOUTHERN NEW YORK  HAVE EARNED OUR TRUST. <br />"

"We contracted with Chris Iannuzzi of Chris Craftsman Development to completely gut, to the studs, and install two completely new 5ft by 7ft bathrooms. Start to finish our project was supposed to take three weeks at the outside. The project started on October 19th 2015 and finished on December 1st, 2015. The actual project took a full six weeks and two days. Most of the time there was only one person working on our project. The remainder of the crew were working on someone else's project. <br /> There were many annoyances during the six plus weeks and listing all of those here would be counterproductive. We wrote the final check to Chris Craftsman Development on December 1st, 2015. We didn't use the showers for a few weeks as we were waiting for shower doors and shower curtains to be delivered and installed. <br /> On December 22nd, 2015 I noticed some grout laying in the bottom of the upstair?s bathroom tub. Closer inspection showed that the grout in both corners of the upstair?s shower were cracking from the tub to the ceiling. I took pictures and created a video to show Chris the problem and have him facilitate repairs. I also discovered that the toilet bowl in the 1st floor bathroom was loose. Here are the outcomes of my attempts to make contact with Chris Iannuzzi. <br /> <blockquote> December 22, 2015 - Sent a text to Chris Iannuzzi?s cell phone explaining the problem and asking for a call back - No response </blockquote> <blockquote> January 5, 2016 - Sent second text to Chris Iannuzzi?s cell phone and included pictures of the problem. - No response </blockquote> <blockquote> January 9, 2016 - Called Chris Iannuzzi?s cell phone, no answer so I left a voice message - No Return Call from Chris </blockquote> <blockquote> January 13, 2016 - Called Chris Craftsman Developments' answering service. Spoke to the operator and asked for a callback. -  No Return Call </blockquote> <blockquote> January 13, 2016 - Called Chris Craftsman Development?s answering service again to see if Chris received my message. The operator said she sent the message electronically and would send it a second time. - No Return Call from Chris. <br /> </blockquote> Prior to signing the contract Chris returned my calls promptly, almost immediately. After signing, not so much. <br /> One additional point of caution. Make sure anything you want done is specifically spelled out in the contract. Chris will tell you that <br /> anything they find "they will take care of" (his words not mine). The words left out of the statement are "for a price". <br /> Getting back to the grout issue. I ultimately called the 'foreman' on our project and explained the problem. The foreman stopped by two <br /> days later along with the person who did our grout. They tightened the toilet bowl and then made the following statement: <br /> "Didn't Chris explain to you that it could take up to a year for everything to settle?" "With the winter months and the cold weather the walls will move and the grout will crack". The foreman said to call him back in a few month after everything settles and he'll fix it. <br />  I have checked with another tile mechanic and he has never heard of such a situation happening. It's truly insulting that they think I'm that stupid to believe that story. I just shook my head and they left. <br /> I've posted pictures and a video of the issues so you can decide for yourself if you would want to hire Chris Craftsman Development for your next project."

"Giovanni and his crew went above and beyond to make sure the house was structurally sound and to get the job done right. His price was fair and he held to his original estimate even when the engineer required additional work to be done. I would recommend this company to anyone looking for water proofing, mold remediation or foundation work, you will not be disappointed!"

FAQs for engineer structural projects in Blooming Grove, NY

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
