"A-1 came out the very next day after our initial phone call, they did a very through job investigating the structure and taking measurements. In the end it revealed that the house was structurally sound and did not require anything other than minor cosmetic repair (if desired) and some minor preventive maintenance. I was impressed with the depth of knowledge and experience that Engineer displayed, and it was clear they were using official guidelines instead of "best guess".   <br /> Additionally we needed the report turned around in quick order, and Meredith the head office coordinator was very helpful in making this happen.  <br /> A-1 is professional, ethical, and responsive to their customers, and I recommend them without reservation. <br />"

"Outstanding. Christopher inspected and made measurements and determined it was just basically cosmetic issues and no structural issues. I had one other inspection earlier and they were wanting to do $30K worth of work. Needless to say, I have a lot more trust in a contractor that says there's no work for them. I would highly recommend having this company inspect your house if you're having any doubts. Believe you'll get a fair assessment."

"Sal was great to work with. We were on a time crunch and Sal came through. He rushed our survey as promised, and was super responsive when I called to ask that he modify the survey to include things the city needed (as I sat in the city clerk's office waiting) I certainly would recommend Bendicion Engineering for professional service. He was awesome to work with! <br />"

"Ms Hancock-Gamez is structural engineer and I chose her because she is not connected with a slab repair business. She also has good ratings here. She was very professional and thorough. Her findings indicated minor shifting due to soil type and weather but no break in foundation. Very glad I contacted her for an unbiased assessment."

"After witnessing several projects-such as concrete slabs for industrial equipment, <br /> modifications of office walkways, and construction of a rest area for employees with <br /> awning included-I asked Javier if his company did residential work. He stated that <br /> his crew had such experience and we started talking about my home project. <br />             The project was a backyard patio; he consulted with me at my home and we discussed <br /> all available options. We decided to build a stained concrete patio. Javier helped us with the design, <br />  dimensions, shape, forms, and colors and he answered all our questions. I do not have neighbors <br />  behind my home so the material and concrete trucks came from the back side of my property. <br /> Javier?s crew removed the fence, took all precautions to protect all areas from potential concrete <br />  splash or spills and they made certain that the concrete was poured correctly, leveled and colored <br /> as agreed upon. At the end, the patio was sealed and the area was cleaned-including where the trucks <br /> parked  throughout the project and the fence was rebuilt to the original condition.   <br />             They were prompt, professional, and helpful with our concerns. Their quote was reasonable <br /> and fair. We are absolutely pleased with Javier?s company, had a wonderful experience and did not <br /> encounter any problems with him or his crew. We look forward to enjoying our beautiful patio <br />  for years to come. <br />"

FAQs for engineer structural projects in Boerne, TX

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
