"We pulled out carpet on the lower level of our home and found some cracks in the slab we wanted assessed. Mr. Rahnama carefully inspected every area of the floor including a crawlspace, walls, and the exterior foundation. He spent a great deal of time explaining how the problems should be addressed to include discussing several options for correcting drainage problems around our home. Best of all, he gave us guidelines as to how much any contractor should charge for the doing the work. The very next day he emailed a written and signed report of his findings and recommendations. Very reasonably priced for his services and well worth the peace of mind a professional assessment of our home gave us. We would definitely use him again for future projects and highly recommend him <br /> to anyone looking for a structural engineer."

"The installation was extremely professional. The crew arrived on time and finished in two hours. They were very friendly and covered both the floor and the furniture in the living room. Their work demonstrated their understanding of both the product and how to do the installation. I would gladly hire them when I need window replacements."

"Tom responded promptly to my inquiry through Angie's List. He is a a structural "Professional Engineer" and also a member of the NSPE. They are of the highest caliber. Although I went with the contractor's PE, Tom was very easy to deal with and honest about pricing and how he works on assessing matters for insurance agencies. If I had another need for a structural engineer, I wouldn't hesitate to call him back."

"Alek was very prompt in responding and up-front about his capabilities. It is refreshing to find a contractor so honest these days. It was very appreciated. I did not use his services for structural engineering but he was still willing to review other work and be available for consultation. Great professional. If I do need such work done in the future, he would be my first choice regardless of price.."

"Before hiring LevelLift, I contacted a friend of mine who owns a Structural Engineering firm, but only work commercial not residential.  So after receiving at least (5) estimates, we agreed that LevelLift was the company to hire.    <br /> Met with Paul Mauer of Levelift Systems, he was very nice, patient and professional along with his team.  Received a proposal for the work noted below: <br /> The work in the basement  included but not limited too grout beneath concrete, excavate & installed timber walls, <br /> raise window well & installed standard home-improvement store grade cover, raise grade, furnished & installed discharge pipes for down spouts, installed seven steel beams, new interior drainage, repaired damaged mortar joints, installed 12" high cast-in-place concrete curb between steel beams and they took care of all the Montgomery County permits and inspections.  In addition, mobilization, site preparation and  furnished & installed discharge pipe for sump pump. <br /> In addition, Paul recommended a very good Structural Engineer to take care of the structural drawings. <br /> The contract payment terms were broken down into four payments with the option of using major credit cards and we have a ten (10) year warranty. <br /> Paul and his team were very responsive, punctual, and professional and the quality of the work was excellent.  We have not had any problems in the basement since 2013.  They are highly recommended. (A+) <br />"

"Good front-end analysis of job, including reading engineering report / checking with engineer. Time to schedule had to be reset, and JD did, requiring use of alternate concrete type to set more quickly due to deadline for re-use of porch (a material not first mentioned, but available on our demand and at their cost). Initially JD planned to proceed with no permit -- "it's not needed here" -- but locals heard from JD's utility checker a job was planned, and they asked for permit -- a step I highly valued -- and project delayed while paper was completed, making me less than happy with JD but overall really smart move for soundness. Team who did the work fantastic: checked in ahead to verify the work to do and initial analysis of approach, brought really skilled guys to task, did work "by hand" to move porch slab (8 piers involved) to raise -- it worked. Worth the amount of money to get the job done well."

FAQs for engineer structural projects in Broomes-island, MD

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
