"I'm working on a large project in the Pittsburgh area. The building was previously condemned despite being in good condition. In order to remove the condemnation, the city wanted a report from an engineer to verify that it was safe to occupy. Bob came to the site when he said he would and took his time walking throughout the entire structure. He was able to offer insight on how the building was constructed and advice on things we could do to reduce our construction and maintenance costs (which was WAY outside of the scope of work I was paying for). I was extremely pleased with his work. Many engineers & architects come across as dry and dare I say arrogant. Bob was easy going and polite. A breathe of fresh air in that line of work. I would definitely use Bob again and would recommend him to friends or family."

"I requested a quote and received a call back right away, but took a long time to get a call back after I gave the company the requested information. Then they called me a few days later to notify me that the Engineer did not want to do the structural inspection because I already had a failed retaining wall at the property. They also told me the engineer did not want his name involved with the inspection, I am not sure what that means. My wife and I required an inspection from a licensed engineer to do the report on what we already knew, all they had to do is come verify and provide a report for our lender. Not to mention that they initially asked for $950 on a 726 sq.ft. property. We decided to go with a different license Structural Engineer who was polite and charged a lot less than this company. He gave us his availability the same day, I did not have to wait days before I heard back."

"Mr. Morrow did an absolutely incredible job. What at first seemed like a high price when hiring the job became abundantly clear was probably the best value service we were provided on the entire buying process of our commercial building. Incredibly detailed, clear, well explained and illustrated with recommendations on repairs needed, from small to large issues, all of which were somewhat hidden and not noticeable upon our tour of the property. Mr. Morrow has basically provided us with a complete owners manual of this property, and saves us tens of thousands of dollars in preventative actions we were able to take before anything went wrong!"

"Roy and his son, Chris from HOUSE & BUILDING ENGINEERING (HBE) met with us on site of the home we intended to purchase - a 100 year old home in Observatory Hill. They were very punctual, courteous and professional. They reviewed everything as required and more. The initial report provided by Chris  highlighted 7 different areas of the home and detached garage structure that needed attention. After discussions with the mortgage company Chris brought that down to 4 conditions that should be addressed. These conditions were addressed as requested. However, after the work was completed and reviewed, HBE would not sign off that the home was structurally sound. <br /> <br /> We requested contractors to provide quotes for the work that HBE then said was required to make the structure sound. We were quoted far above the numbers that HBE said would be the cost AND none of the contractors would do the work (all of who are listed on Angie?s List with high grades - as is HBE). The contractors all refused to do the work because the structural issues in question had been in that state since the previous owners moved in 10 years prior, and because if they did the work, they would do far more damage to the house. (I tend to back the contractors on this, whoever heard of a contractor refusing to do work, especially in these tough economic times?) So as a result of this, HBE never signed off that the house was structurally sound, and the work was not completed, so no mortgage. <br /> <br /> HBE did point out other issues that were resolved to satisfaction by HBE by a contractor. <br /> <br /> The price for the service was far above what was quoted, because of the extra work HBE did, however for the value of the service, I would only give a 5 of 10 since they never signed off that the house was sound after the work was completed as required in their report. The mortgage was never approved. <br /> <br /> To be fair PNC Mortgage had a hand in this not going through as well since the mortgage loan broker was completely incompetent and told us that the underwriter would approve the fixes to the property based on the revised report, even though he did not check with the underwriter prior to telling all parties this. However, had we known that HBE would not sign off on the home that it was structurally sound after the revised report was completed, we would have chosen a different route and not continued to use the services of HBE."

"Josh the engineer spent about 45 minutes to evaluate the foundation. He was on time and provided useful suggestions. This evaluation was not for a pending home sale, so he provided the recommendations verbally, as we had agreed."

"My family and I built a house and needed some work done to the landscaping, removal of dirt (tons!), and the driveway. Jeremy was very prompt with scheduling and fitting us in, his communication was great, and got the work done before we got rain and would need to delay. I personally, highly recommend CRS Contracting for any of your needs!"

"I was contacted twice before the installation date to confirm my project. I received another phone call the day of the installation. The two men, Daniel and Dominick, explained what was going to be done and were professional the entire day. The concrete slab was leveled with the front porch and looked as good as new. All joints in the driveway were cleaned, filled and sealed. The project was completed on time and at a reasonable cost. Great job!"

FAQs for engineer structural projects in Butler, PA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
