"From start of the job to completion everything went very smooth! Tarek the sales representative for Holeman, Inc. followed through with everything needed and everything we asked about the process! Tarek called, emailed, texted us to keep us informed! We are very happy with Tarek, Tarek went above and beyond as did Andrew the contractor for Holeman as well! Andrew also followed through and kept us updated with process! The team that put the Hardie board on our house (Mike and Danny) worked extremely hard and our house looks beautiful with the new siding! Holeman, Inc. and their team are professional, hard working and we highly recommend them!!! Thank you everyone at Holeman for all your dedication from the beginning of the process to the end!"

"We hired Tradewind Custom Homes LLC to do a huge home addition on what was a very small home on Captiva Drive. The first thing I want to say about Jeff Carroll is that his vision for this home was spot on. The way the lot was placed relative to the ocean created some issues and opportunities and his thoughts for how to create the addition were amazing. We now have the most beautiful view that will never be harmed by additional building that is certain to happen near us. Second: We questioned Jeff about some comments we had seen earlier on Angie's list and he was open and honest about those issues, very much to our satisfaction. We created a different contract than what was his standard but he was totally on board with it and financially we were pleased with the result. Certainly we had some change orders that Jeff recommended that we thought were expensive but the bottom line was he was right! We had windows we thought we could keep and he told us we should change them. It was more money but we ended up with two bedrooms that had been so noisy and now are so quiet. Thankful we followed his advice. Third: The quality of his work was amazing and we have had workman in the house doing little handyman jobs that actually comment on how well the house was done. Certainly there were times when we thought the job was going too slowly and in retrospect I think he just needs time to think things through. It isn't easy to make an older small house look like an amazing new house. His attention to the smallest detail is microscopic. Fourth and Finally: I often think the test of a builder is what they do when something goes wrong, We had a permit issue that surfaced literally 3-4 years after the remodel was done and Jeff was paid. He came back and worked with the county to get the issue solved. He was very savvy about how he handled it and did not charge us a dime. We are so grateful for that. He proved over and over again what a quality operation he has."

FAQs for engineer structural projects in Cape Coral, FL

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
