"I worked with Alpha once before, and they assisted with a second project 2 years ago which, now finally completed, I'm able to write a review about. Alpha helped with structural plans for windows in a garden level unit in order to prepare the proposal for city approval. Alpha is a big company and it took them a little while to complete everything; however I can certainly say that the engineer and contact people were knowledgeable and thorough. The plans were approved with their help and now that the unit is permitted for occupancy, the windows are a lovely attribute to the space."

"We recently added a full master suite and a new retaining wall at ground level of our existing home. We interviewed several contractors and decided on Shenon Construction to build our addition. Tom Shenon is the principal owner and licensed general contractor of Shenon Construction. The estimated costs were reasonable and within our budget, and Tom worked with us to keep our costs down without sacrificing quality. More importantly, we felt a connection to Tom Shenon, as he is sincere and honest, but knowledgeable and professional in his approach to our needs. The work is now complete, and we are entirely pleased with the outcome of our new addition. Needless to say, the process of adding nearly 400 square feet to a structure, especially in Southern California, is a very complicated and detailed endeavor. There are many strict building and environmental regulations and permitting requirements set forth by numerous governmental entities, as well as homeowners association requirements that we had to navigate. The difficulty of getting through architectural planning, engineering, and city permitting was compounded during the COVID pandemic, but Tom and his design/architectural/engineering team did an excellent job to design our project and guide us through the processes and procedures necessary to complete the process timely and thoroughly. He is a competent contractor and knowledgeable in his field. He allowed us to select and purchase all owner-supplied fixtures and materials ourselves, or use his design and supplier team to obtain required items at the best prices. We used a mixture of contractor-recommended suppliers as well as obtaining our own selection of items based on our personal preferences. All of the subcontractors, project supervisors, and trade craftsmen were superb. They were courteous and respectful of our property, trustworthy, and extremely skillful in their trades. The craftmanship is amazing and resulted in a beautiful, comfortable addition. All the suppliers and subcontractors used by Shenon Construction went above and beyond to help us obtain needed items at reasonable prices in a timely manner. Based on the results of our project, we feel we definitely made the correct choice in Shenon Construction to complete our addition, and we consider Tom and all the craftsmen involved in our project to be long-term friends. We have no regrets, and we look forward to living in our lovely remodeled home."

"When one end of our dining room floor began sinking beyond <br /> what we found tolerable, we hired a structural engineer to provide a plan for <br /> stabilizing the house and foundation.  The <br /> plan called for repair and replacement of a number of concrete piers and posts <br /> as well as underpinning, with two large pads, the foundation footing under the <br /> dining room. Three contractors who bid on the work as well as our structural <br /> engineer all recommended that we not try to also level the dining room floor <br /> unless we were prepared for quite a bit of collateral damage.  I then saw an advertisement for Julian <br /> Construction (Julian).  I checked their <br /> business license as well as their Yelp and Angie?s list reviews?mostly <br /> positive. <br />   <br /> Their bid was at least comparable to the others, but most <br /> importantly, their bid included leveling the dining room floor, which they said <br /> they could do without much damage.  They took <br /> responsibility for repairing any resulting exterior stucco damage. Shawn Kyles, <br /> an owner, said leveling a floor is an ?art,? not a ?science? and that their <br /> guys do it all the time.  We decided to take <br /> a risk and go with them.  We are very glad <br /> we did.  For the most part, the dining <br /> room floor is now fairly level and the floor in the room above the dining room <br /> is also much improved. <br />   <br /> Carlos Gomez, our on-site project manager, did a masterful <br /> job of leveling the floors and making sure that all work was done properly and <br /> neatly.  He also matched our discontinued <br /> exterior stucco as well as could be expected.  The few resulting interior cracks were <br /> relatively easy to repair and repaint.  <br /> As with any construction work, there were a couple of glitches (broken <br /> heating duct and a door needing repair). Both were resolved to our <br /> satisfaction?they seemed committed to customer satisfaction. <br />   <br /> They started at the agreed upon date and time and completed <br /> the work within the agreed upon timeframe?though they probably could have <br /> completed the work sooner if the crew wasn?t pulled away for work on another <br /> job. <br />   <br /> The office staff?Mayo?is quite responsive?though sometimes <br /> it takes her a day or so to get a response from the decision makers.  <br />   <br /> Overall, the work that Carlos and his crew performed on our <br /> home was first rate, neat and we would definitely recommend him to others.  Carlos knows what he?s doing. Experience and <br /> skill makes a huge difference in this kind of work. <br />"

"We required a report from a structural engineer on the cracks in our house for a mortgage refinance. Jeremy was able to squeeze us into his schedule at the last minute to accommodate our lender's short timeline. He gave the house a very thorough inspection and spent time with us to explain the issues in detail. We highly recommend him!"

"I have contacted Meir from t.n.l. construction and from the first meeting he show knowledge and professionalism. <br /> Meir referred me to an architect and a structural engineer that t.n.l. works with I hired them and they also were very professional. <br /> After the design was complete and we pull the permit i negotiated with t.n.l I got tow other quotes that not only were higher also the contractors did not show the professionalism that t.n.l showed. <br /> We sign a contract and t.n.l started with the foundation than the rough and the final. <br /> They ordered the long lead time items ahead of time in order not to delay the job. <br /> Only in the last 2 weeks they demo the part that connect the addition with the existing house in order not to inconvenienced me. <br /> The addition look beautiful and an integral part of the house. <br /> T.N.L. were very professional and the kept the yard and the house clean. <br /> All inspections passed the first time we call for."

Our company history provides you with four generations of construction experience. \n \nIt began in the early 1950’s when Guy La Rocque’s grandfather ran a successful steel and concrete company and, up until his un-timely death, Guy’s father owned and operated one of Southern California’s largest fence companies. Guy La Rocque acquired 100% ownership of La Rocque Bros Co. in 1979 and in 1981, changed the name to La Rocque Roofing. \n \nIn 1984 the family decided to incorporate the company, hence the name change to La Rocque Better Roofs, Inc. \n \nCurrently the company employs two generations of the La Rocque family with no intentions of stopping there. The reputation that we have built over the years is something we understand. It takes a great deal of effort and a daily dedication to our employees, clients, distributors, and manufacturers. We are constantly upgrading our company and looking toward the future. One of Guy’s philosophies is the only thing constant with our company is change. For him, this company is more than just a job, it is a hobby, a passion, and testimony of what was, what is and what will be. The La Rocque family considers themselves blessed and credits their success to God. \n \nColossians 3:23-24 \n \nVisit Us online to request your free estimate: http://larocquebetterroofs.com/request-a-quote

"Emad was unwilling to provide a written report of his findings—why? My guess is he doesn’t want to stand by his findings and/or he’s lazy and doesn’t want to. Either way, not someone you want to use as the basis for an eval of your house’s structural integrity when purchasing a home. He charges $400 for a “verbal” report with you—-useless when you are going thru escrow..."

FAQs for engineer structural projects in Cathedral City, CA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
