"I contacted Hadi with a request to draft up a set of foundation plans for my greenhouse. He performed the work in a couple of days for a very reasonable price. Charles County approved the plans and my contractor was able to pour the concrete slab within the week. I just received the final inspection on my greenhouse and the county had no questions whatsoever. <br />"

"The installers were professional, the sales people were nice, however we were misled from the beginning on how much glass loss we would get. We were told 1 inch, we got 4 inches because the windows were large. They also did not put nearly the amount of insulation in that they showed in their videos. When told of these issues Thompson Creek was very polite and very sorry but has not offered to do anything to fix it. The larger margins are due to structural issues they should have, but didn't, tell us about so there is no easy fix. The only thing we can do is fight with them to get our money back and put in a different type of product and we haven't decided yet if that is worth the pain. In addition, they did not show up with the wood molding we were promised they were going to replace although they did run to a lumber store and purchase the molding so that issue was the only one resolved."

"Tom responded promptly to my inquiry through Angie's List. He is a a structural "Professional Engineer" and also a member of the NSPE. They are of the highest caliber. Although I went with the contractor's PE, Tom was very easy to deal with and honest about pricing and how he works on assessing matters for insurance agencies. If I had another need for a structural engineer, I wouldn't hesitate to call him back."

"Alek was very prompt in responding and up-front about his capabilities. It is refreshing to find a contractor so honest these days. It was very appreciated. I did not use his services for structural engineering but he was still willing to review other work and be available for consultation. Great professional. If I do need such work done in the future, he would be my first choice regardless of price.."

"I was really impressed with the head contractor and his workers. They spent a lot of time making sure that all details of this project were done right and did not cut corners to save on getting the job done faster. They were very friendly and understanding of the situation as my basement had flooded and this was were I had my bedroom set up. They treated my house with care and cleaned up any all mess that was left behind from the project. <br />"

"tWent very well. The company responded to my request for an appointment promptly. We set up a mutually agreed upon time and date. Chris was our guy. Very polite and knowledgeable. Did a full maintenance. Told me about some preventive things to do, like get a new back up battery pack since we weren't sure how old ours was. Told me about some valve thing that was going to fail in the future since its original to the elevator but didn't need to be replaced right now, but that we could if we wanted to preventively, and the estimated cost. What to look out for and when to call them in for it. Answered all my questions. Very tidy (even vacuumed under the elevator for me!) Went above and beyond the call of duty.  As far as I can tell, the job done was very good and thorough. I would highly recommend them. <br />"

"Before hiring LevelLift, I contacted a friend of mine who owns a Structural Engineering firm, but only work commercial not residential.  So after receiving at least (5) estimates, we agreed that LevelLift was the company to hire.    <br /> Met with Paul Mauer of Levelift Systems, he was very nice, patient and professional along with his team.  Received a proposal for the work noted below: <br /> The work in the basement  included but not limited too grout beneath concrete, excavate & installed timber walls, <br /> raise window well & installed standard home-improvement store grade cover, raise grade, furnished & installed discharge pipes for down spouts, installed seven steel beams, new interior drainage, repaired damaged mortar joints, installed 12" high cast-in-place concrete curb between steel beams and they took care of all the Montgomery County permits and inspections.  In addition, mobilization, site preparation and  furnished & installed discharge pipe for sump pump. <br /> In addition, Paul recommended a very good Structural Engineer to take care of the structural drawings. <br /> The contract payment terms were broken down into four payments with the option of using major credit cards and we have a ten (10) year warranty. <br /> Paul and his team were very responsive, punctual, and professional and the quality of the work was excellent.  We have not had any problems in the basement since 2013.  They are highly recommended. "We needed to replace a 10' load-bearing stud wall in the basement with a steel beam to get more space for our media room. We called Alex on Friday 8/31/2012 and he came to our house the same day and did the visual inspection and a couple measurements. He was able to produce the completed plan and drawings in about one week. We used the drawing with his engineering stamps on it to get the building permit from Fairfax county without any problem. <br /> <br />"

"Xpert Foundations provided quality workmanship at a reasonable price. <br /> At first I was not happy with the communication from the contractor.  I signed a contract before Thanksgiving and they did not start work until March.  Yes there were delays outside of their control like snow and delays with county permits, but they also waited for drawings from their Structural Engineer for nearly 2 months (required for permit).  At best, these delays could have been mitigated (by using another engineer), at worst they could have proactively communicated with me more about the shifting start date. I would reccomend getting a start date in writing on the contract. <br /> In the end, they completed everything in their scope of work, communicated with me about any urgent issues outside of scope and documented necessary changes. I did appreciate that they recommended additional updates and changes along the way, but did not try to pressure or "sell" me on more than I needed. They did not nit-pick - doing additional or slightly different tasks than planned without additional payment.   I was aware that I would lose portions of my garden. but I was not aware that I would lose all my grass in the back yard from the excavation (ground was very wet due to rain and snow), but the team did help me in grading and tilling it back to a managable condition for me to replant grass. The team was professional and was consistently on-site from start to finish.  I was always able to reach Luis by phone, text or email.  If I found something that was not completed, I know that they would come to fix it. I did feel that Luis was very knowageble and genuinely interested in the repair and future stability of my home.  I learned a lot from them about my property and what to look for when I buy again.  I would use them again and would recommended them to others.  <br />"

FAQs for engineer structural projects in Charlotte Hall, MD

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
