"Pedro was great to work with! After multiple attempts to work with other structural engineers, his rate was the lowest while being the most responsive and informative. He made the process smooth and efficient, providing excellent service and clear communication throughout the project. Highly recommend!"

"***STAY AWAY*** They should remove the word "Solutions" from their name. That is far from what they provide. I started the process with Arizona Foundation "solutions" back in May of 2021 to fix a retaining wall/foundation. After meeting with the sales person they did let me know that they can proceed with engineering the "solution". After about 30 days I met with the sales person again so he could present the "solution" and take a deposit. I agreed to the option they offered and they stated I would be on the calendar to be completed before December 2021. During the permitting process there were items that came up that were needed from me directly by the county. These items were provided. After these items were provided I had not been contacted by anyone at the company to schedule the repair. At at the same time I was told by the county that Arizona Foundation "Solutions" was needing more engineering from me to complete the job. Obviously this was concerning as I should have heard about this directly from the company I was spending ten's of thousands of dollars with. However it was crickets. After reaching out to the sales person by call, text, email with no response before the holidays, I gave him the benefit of the doubt and waited until after the holidays and tried again with no avail. I then was put in contact with the "Area Sales Manager" whom after a week reviewed everything and let me now that the project they had in their hands for 7-8 months now was unfortunately out of scope for their company to complete and said they would be refunding me my deposit. I questioned how was this job reviewed and drawn out by an engineer and yet its somehow not able to be completed by them? Another week went by and the same manager contacting me and let me know that the owner reviewed and said they would solve this and get the job completed. I mistrustfully agreed for them to continue. After waiting another 2 weeks with no communication, I reached back out only to find out they were wrong and actually could not come up with a "solution" and would be refunding me my deposit (again). I waited another 2 weeks for my check to come in the mail and then called again to now find out they sent the check to a wrong address and would need to cancel that check and send out another. I asked for them overnight the check for my inconvenience and the refused to as this was an "additional cost that had to be approved". Throughout the most recent 2 months I tried to get the owners (Bob Brown) attention by phone/email to discuss my entire situation and was told he was in "meetings" 10/10 times I called. I was FINALLY able to get him to call back once I called every hour on the hour same day. As I expressed to the owner, the incompetency and ignorance starts at the top at his company. Not only was the communication poor at best during my dealings, the fact that an apologize nor any remorse was expressed on how my customer service experience was. A few key items to any contracting/construction work is setting expectations, communication, and follow through. NONE of which was provided by Arizona Foundation "Solutions". This type of work is extremely costly and any company completing it should be handling their customers with at least some respect while they spend a price of a new car or part of a college tuition on."

"InPlace was very quick to understand and forward a solution for replacement to our roof issue. The design has been complimented by both neighborhood and city historic review boards. The roof, a flat design, was functionally deficient. A solution was required. The house is in a historic district. What Jake Boen provided was an excellent hip roof design that took in many elements of the neighborhood and made the overall structure much more consistent to the guidelines of the historic district. Jake also provided excellent suggestions and options which which evolved into an overall presentation well received by the historic board reviews. A difficult design/evaluation project, InPlace Architecture did an outstanding job to provide a worthy solution."

"Billy Terrazas is the MOST UNPROFESSIONAL CONTRACTOR I have ever met in my life. He does not complete projects on time, pull permits when necessary, supervise ongoing projects, or Answer his telephone. I gave this company a HUGE job to do. It was a complete remodel with structural changes. There was no communication with Mr. Terrazas unless it involved me writing a check more often than not he would not even answer text messages until days later if at all. No communication with his crew or foreman. He wouldn't even return his sub-contractors calls for job completions. When problems arose it was impossible to get ahold of him. He was almost a month late on "completion" of the project because he would pull workers from my jobsite and send them other places. Claimed that a worker from the window place "stole" his money for the windows which is why It took a month after move in to get windows installed, and only because I went and purchased them myself. There was never any cleanup of the property after construction I had to do it myself. A few months after completion of the project there are details that should have been addressed but were not discovered until a few months later. when this is communicated to both Mr. Terrazas and his foreman, there is no response from either. No professionalism, no integrity. Evidently, NO WARRANTY. FIND ANOTHER CONTRACTOR. Updated 1/20/2021 This is in addition to my previous review this is update on the work that was done by Mr. Terrazas and his crew. I waz forced to file a complaint with the ROC Board. As it turns out there were no permits pulled from my work either that were required from the county unfortunately nobody showed up when the ROC scheduled an inspection to review the work that had been done not one person not Mr. Terrazas, nor his Foreman. During the inspection there were many errors, not only with cosmetic details but structural as well such as the space between the wall and new window being filled with clear silicone because the wall was cut too much, It has been a huge NIGHTMARE working with this company. Update as of 3.4.2021: After the Registry of Contractors advised him of the several violations and incorrect work that needed to be remedied, Mr. Terrazas simply DID NOT COMPLY. He never contacted me after the findings to repair and replace. Mr. Terrazas has now had a formal legal complaint filed against him by the ROC board and is in danger of having his license suspended or revoked. Now, we are awaiting a court proceeding."

FAQs for engineer structural projects in Cortaro, AZ

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
