"Mike was on time, patient, and very pleasant. He explained everything and was very efficient in going about looking at details. The property has 3 structures -- a 2-storey main house, a garage and a carriage house used as an apartment. The appointment was set for 8 a.m. and he arrived early enough to set out his tools and ladder by 8 a.m. He was done before noon and we got the report and photographs with notations by 6 pm the same day! His price was very competitive."

"It was an Angie's List Big Deal that I purchased. I was really happy but then I had other people who were putting in a swamp cooler that were on my roof and they said I need a new roof right maybe in another year but he told me the roof is in good shape. It was like, who would you believe? I was happy at that time. The price was fine. He was very professional."

"Have not yet received written report, but due tomorrow. This was consult only so no work done. PE informed that if work was to be done my HOA must approve and choose company to perform work. HOA also pays for work if determined necessary. I personally paid for consult because wanted outside opinion from that of HOA maintenance engineer."

"My husband and I just bought a home, Sept. 1, 2015. and both bathrooms had to be gutted and remodeled.  The sellers did not disclose to us, the buyers, how completely useless the upstairs bathtub/shower unit was because of their decision to use Re-Bath. Looks beautiful on the outside, but Re-Bath uses inferior products and moronic installers. When their product and installations fail, your problem. They will fix the mess with another mess and charge you again. They do not stand behind anything. <br /> In addition to the upstairs being useless for bathing, that left us with only being able to use the downstairs shower stall, located in the basement laundry room and (big enough for a small child only) But because we used the realtor's recommendation for the highly overpaid, useless , can't really be bothered, I'd rather be golfing, home inspector,  to do his job correctly for the amount of money that is paid, he also didn't catch the fact that the downstairs bathroom had a leak that had damaged the walls for years. So that had to be gutted, down to the framing and remodeled. Ironically enough, we were only going to have the walls painted downstairs and the painters were the ones that alerted us to the water damaged walls.  <br /> After contacting several companies and getting several bids for both bathrooms, that needed to be done ASAP, we found Dave and he gave us a time frame and bid for both bathrooms to be gutted down to the framing and complete remodel with a bid that couldn't be beat. Both him and his son worked very hard and were very considerate and respectful. Dave was always on board with our ideas, without any questions,  and was also very intuitive and smart at giving us the option for his ideas which we really appreciated.  <br /> He's a good, honest, hard working, nice guy. Highly recommended.  <br /> My husband and I both will definitely use him again for any project. <br />"

FAQs for engineer structural projects in Cripple Creek, CO

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
