"We bought a building that was going to be demolished in the Page extension/ Hwy 364 route.  We owned property adjacent to the building and had Expert House Movers move the structure approximately 1000 foot across a roadway and onto a new foundation.  I was amazed that they were able to do it without any of the brick fascade cracking/crumbling.  Before the building was lifted and moved, we inspected the interior of the building and took a black marker to areas of interior drywall cracking. After having them lift and move the building, there were no new cracks and the existing cracks were unchanged.  I couldn't believe it.  I would highly recommend them.  It's unbelievable to see the buildings and structures they have moved. <br />"

"We were extremely pleased with all aspects of the process. The owner, with whom we meet initially, was well informed, friendly, and interested in offering the best value. After the initial meeting a proposal was sent via e-mail which detailed all aspects of the job. After scheduling was arranged the crew of @6 gentlemen arrived to complete the job. A shield was installed to prevent dust/debris from entering our home. A vent was created to allow dust to escape through basement window. Great care was taken to ensure the remainder of our home remained intact. At the completion of the job the foreman did a walk through and explained the following years complimentary clean-out of the drainage system. In addition the foreman identified a problem with our furnace which we subsequently had repaired. Overall, we are extremely pleased with the service, value, and interaction with TBS waterproofing. Thank you you all are great!!!!!!! <br />"

"The system has worked perfectly.  However, two days ago, the pump failed.  Because of the extreme cold weather, the pipe froze and the pump burned up trying to pump.   <br /> I called last night and Mike arrived about noon today. He replaced the pump and associated piping  and helped me unfreeze the pipes.  Bob called and told me they would cover the repair this time and told me how to prevent a freeze-up again.   <br /> I should have realized the potential, but the pipes have never frozen before in 30 years in this house.  Thanks to Affordable I did not have to spend the money for pump and labor.  Furthermore, I plan to install a heating coil to prevent it happening again.   <br /> They really did not have to help me out like that, but they did.  A good company to do business with. <br /> <br />"

"Mr. Scott was very thorough in his inspection, encouraged me to walk about with him, took numerous pictures, explained what he was looking for, what problems he found and what needed to be done about them. What impressed me most was how he approached this inspection; something in the order of "I have all the time in the world - I'm not in a hurry." I knew in advance the inspection would be followed by a written report, it was ready in less than a week. I picked it up, he had given me two copies one with color photos and one with black and white. I brought it home and began working my way through the pages. There were perfectly clear pictures, (of professional photographer quality) in-depth explanations of what he found wrong, as well as how to fix it, along with illustrations, product names, and instructions. He had consulted a contractor/roofing associate, included that in the report as well as his recommendations. I have had questions since, he still acts like he has all the time in the world for me, at no additional charge."

FAQs for engineer structural projects in Dover, DE

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
