"Kent spearheaded my project. He was able to cut costs by using my drawings and details. He was very fast - turn around was less than a week. I had to revise some non-engineering issues on the drawings and needed to have the revisions re-stamped. Kent was very accessible and was able to do it over the counter. Sezen and Moon was just what I needed."

"In anticipation of selling our house in a couple of years, I thought it would be advisable to get a professional opinion of our foundation as we have some cracks in the drywall and stucco.  Jon, one of their Project Engineers, showed up right on time and conducted a thorough examination both in the interior and underneath the house in the crawlspace.  A week after his visit we received a report with his findings which, fortunately, indicated no serious concerns.  Had there been any issues that needed to be addressed, we would have been very comfortable with Ned Clyde Construction performing any work <br />"

"Zack Ilinetsky was our point of contact throughout this large project. He worked with us to draw up the initial plans, and guided us through the process of selecting cabinets, counters, fixtures, and everything else we needed to completely redo our kitchen. Zach obtained the required permits from the city and kept us informed on all aspects of the project. He promptly addressed any concerns we might have, and made sure that we were satisfied as the work progressed. He was even willing to make minor modifications of the project or to do a bit extra without additional charge when he could. Typically, the work crew consisted of about 3 men who actually did the demolition and new construction, supervised by Zach. We pretty much just dealt with Zack, and he provided instructions to the workers. During demolition, it became clear that removal of a wall required relocation of a weight-bearing beam. Review by an engineer and approval of the change by the city was unexpectedly necessary. Zack kept us informed throughout the process, and once construction could resume, his crew worked over weekends and holidays to complete the project and minimize the delay. As proof of our satisfaction, we are beginning a remodel and mold remediation on an enclosed sun room and living room extension, and again will use Zack and Green Bay for this project."

"Adrian was always easy to communicate with and work with throughout the project and provided terrific on-site oversight. The job was done on time and on budget and, as much as possible for a large project, the job site was kept neat. Based on my experience with Adrian, my family members have since used Mulhall Construction for foundation work on their homes and been pleased with the results, as well. I enthusiastically recommend Mulhall Construction!"

"Eli said that I will love my kitchen when it's done. He's right; I totally love it. You can't tell that there was ever a wall in the middle of my new space. The guys who hung my cabinets were total pros; everything is flush and level; no scratches on the finish. The counter top is a work of art; all of the custom cuts are perfect. The tile work is excellent, both on the backsplash and the floor. The wood flooring looks beautiful. They did a great job installing the appliances; all of them function perfectly. Just tell Eli if you don't like the way something turned out, and he will have it fixed to your satisfaction. He also did not overcharge for change orders. I had that problem with a previous contractor. M&M Construction has the architect and engineer in house, so when the original plans submitted to the city didn't work out because the structure of my house was different than expected after they opened up the walls, he was able to submit alternative plans to the city at no additional charge to me. I would highly recommend M&M Construction."

FAQs for engineer structural projects in Dublin, CA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
