"In my first contact, I shared with David Vics/Professional Engineer concerns with structural issues identified in my new home under construction. He instantly earned my confidence and met on-site to provide a thorough inspection of the cracks and bowing in the foundation. I needed a quick but detailed assessment to avoid losing lots of money - and he delivered. David Vics was well prepared upon arrival, and shared his observations, analysis and potential solutions as we walked carefully along the entire foundation - inside and out. Before departing, he shared with me the essential components of his assessment that would be provided in written report - delivered less than 24 hours later. His recommendations were adopted by the builder. I would strongly recommend his professional engineer service to my family, closest friends, and anyone in need of personal, professional engineer skilled analysis- knowing he will deliver."

"It was great. Josh Betts returned my call first thing the next morning, and he was at the property quickly (and on a Sunday). Josh was right on time for the walk-through with our contractor. We had the repair plans the following afternoon. Josh is clearly very knowledgeable. I would recommend Betts Structural with absolutely no hesitation."

"Wonderful experience. <br /> Mr. Mickey arrived promptly at our appointment time and was very polite and courteous. He was extremely knowledgable about our home's structure before even going to our basement to take a look. We have an MI track home and were beginning to notice several changes in the floors and basement walls, which was concerning to us. We had already had contractors out to assess what was going on, but after receiving very large quotes for work we weren't sure REALLY needed done, we decided to call DLM. Mr. Mickey did point out a couple repairs we should make, however they were nothing even close to what the contractors and been trying to sell us. It's not that the contractors weren't knowledgable or that I was worried they wouldn't do a great job, they also had great reviews and came highly recommended. However, at the end of the day, they get paid more the more work we have done. <br /> I'm really glad we decided to get the advice of a neutral third party, someone who is an expert and who has no incentive to sell us something we don't need. Mr. Mickey gets paid the same whether your house is in perfect condition or whether it's falling down. In our case there wasn't much wrong, but even if he had given us bad news, I'm confident my review would be the same. He knows what he's talking about and he'll be honest with you. And it is more than worth his fee to get piece of mind and know exactly what's going on with your house (especially if your contractor is quoting you thousands of dollars worth of work, what's a couple hundred to be sure?).  <br /> We had originally asked for a signed structural report. However after our inspection Mr. Mickey was honest enough to tell us it probably wasn't worth it, he'd do it if we wanted it for our records, but in the end he saved us a $100. He could have easily gone back to his office and whipped up what probably would have been the smallest report in his entire career and taken as easy $100 for it, but he didn't. I think that's an excellent quality and if we were need help again, we will definitely be calling DLM. <br /> To anyone worried about their home's integrity or considering having work done: call Mr. Mickey. He is extremely knowledgable and will tell you exactly what you need, nothing more. <br />"

"We had a significant horizontal crack in our basement foundation. Even though I had never heard of Rogers Basement Waterproofing, I was impressed by the number and the ratings of their reviews. The appraiser came over promptly with a full explanation of the work they would be doing. The cost estimate was a lot less than I had anticipated. He returned a few days later when a city engineer visited to approve the work to be done. The work crew was large, and all of the guys were courteous, hard-working, and thorough professionals. They patched the large crack, tore up the perimeter of the floor along three walls to install drainage, installed six I-beams along the wall with the crack, replaced the sump pump, put in new drain lines from two downspouts and the sump pump, painted all interior basement walls, and poured concrete for the basement floor and a section of the sidewalk that had been taken out to install a drain line. All of this was done in a day and a half, which was both faster and for a lower cost than I had expected. I would strongly recommend Rogers Basement Waterproofing to anyone having foundation cracking or water seeping into a basement. They do excellent work."

"Came promptly and examined house from top to bottom. Advised several areas that needed attention and  recommended corrections that improved  structure and appearance. Saved me money that I might have spent on products from other structure providers. His knowledge was very reassuring. <br /> <br />"

"I would highly recommend Brian Engineering if you are looking for an honest, straight forward opinion. Brian took my call on Sunday afternoon and I was able to set an appointment for that week. I had a basement company out before and they recommended steel beams for a basement wall, which I didn’t think would fix the seepage I had just starting seeing after heavy rains. Brian noted that my foundation was structurally fine and recommended having the drain pipe on that side of the house inspected. I took his recommendation and the video inspection showed a crushed pipe."

"One screw type pier installed. 2 workers hand dug hole below bottom of foundation. Cleaned out under foundation for platform. Although foundation was deeper than I thought, the hole was done much better and quicker than I envisioned. Pier was screwed at bottom of hole with a hydraulic motor. Once limit on hydraulic pressure was reached, the pier was cut at proper level, platform installed, and cracked section of foundation was raised with a hydraulic jack. Crack in stonework closed up nicely without going too far and creating additional cracks. Workers had 5 and 15 years experience doing this work. Very professional and did a very nice job every step of the way. Note that I (homeowner) chose to move and reinstall landscaping stones and gutter drain. Also, tuckpointing/repairing the cracks was not included in the quote. I plan to do that myself at a later date."

"It went very well overall.  Lori was very responsive and we were able to set up an appointment with Rick on a Sat. morning.  He was exactly on time (same with follow up appointments) and was a pleasure to discuss the job with him.  We immediately got a feeling of trust.  After some misunderstandings on a few details (almost everything was handled efficiently through email) we signed a contract and then RLG took over.  I would estimate that overall it took them about two weeks to do the complete job, including taking care of a few lose ends at the completion of the job.  They also subcontracted a concrete company to take care of a sagging concrete slab that was under the old shed and that we were able to reutilize.  They left the site very clean for a construction job. <br /> We were a little disappointed that they did not provide warranty on their work, but we were told they don't do that on exterior structures like sheds and that may be an industry standard.  However, Rick told us (i.e. verbally) that he would be available for minor repairs due to construction faults, if necessary, during the first 12 months.  The only other minor complaint we would have is that Lori was a little pushy to get the payment, and I had to ask for an invoice (she was expecting me to hand the check to the last worker on site), but I would say that is just a matter of form.  Perhaps a better way to handle payment would be to invoice a customer with a "payment due" date, rather than expect a check immediately as soon as the last itty bit of work has been completed. <br /> Bottom line, we are quite satisfied with the final product and the relationship with RLG."

FAQs for engineer structural projects in Dublin, OH

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
