"We needed a structural engineer to inspect the foundation of a home that we are purchasing and were recommended to contact Kemp. We are so glad that we did. Greg provided first class service. He was thorough and took the time to explain each step that he was taking, the purpose behind it, the potential results and what each could mean, and finally the actual results. He also took the time to educate us on some of the basic indicators of good and deficient or damaged home foundations. He was very personable and is great at making complex information simple enough for novices to understand. He also provided the inspection report almost immediately. We highly recommend Greg and his company’s services."

"Had a 5 foot long crack in my poured-concrete basement wall. It was not leaking, but I wanted to have it sealed regardless. Alek came on a Saturday, gave me his estimate, and then repaired the wall. He was very forthcoming by explaining that the repair was not absolutely necessary if there was no leakage, but I wanted it sealed anyway. He did a top rate job and I would not hesitate to use his services again."

"We have always found Al to be very professional, competent, and timely. His crew shows up on time and puts in a good day’s work. They clean up on a daily basis. He’s completed a large basement remodel, and did a great job. I had him do a smaller project, and he stained my deck and porch. It looks great. I’m happy to recommend Advance Construction Concepts (Al Honarvar)."

"The work was done on time and on budget due to their detailed project planning process. The quality of the work performed was excellent. It's been two years since completed and it's all holding up beautifully. The few issues that cropped up were dealt with immediately without any fuss. Overall, I couldn't be happier that I chose them. They aren't cheap but everything about the process was a pleasure and I didn't experience any of the horror stories that you hear about when remodeling your home."

"Had a great experience with Chris Kuper at Basement Detective! My basement flooded from non-stop storms and I needed a sump pump installed along with complete renovation of my basement. They were very competitive in pricing and outstanding in results. Chris even helped coordinate with the contractor doing my basement renovation after the sump was installed to make sure none of the drainage was disturbed by the new work being done. I have since weathered at least 3 large storms and can hear the sump working as needed. Very happy with the results!"

"Richards tree service came and did a $500 tree trimming job and I know have $1200 in damages to my backyard. On Nov 28th. 2020 “Richard Tree Service” came to my house to trim a tree in the backyard. They trimmed the tree with a fence and raised bed directly under the tree branches. Large branches were not cut in small chunks, but large heavy branches were cut and fell 20+ feet. While the branches were falling on the fence, a post in the center of the fence broke as well as the raised bed. The fence is now leaning because of the broken post. I reached out to Richards Tree Service many times from Nov 29th, through Dec 9th and they mostly avoided my calls at that time. After Dec 9th they reached out and said they will not do anything to mitigate this issue. The fence needs to be repaired. They say they will not repair anything. I got a quote for the repair and its over $1200 because there is a nice raise bed also attached to the post. They have since said that the post has mold and was compromised before they trimmed. All the other posts are not compromised and have no mold, and it is not easy to see the raised bed wood. I also don’t agree that the broken post is moldy, its broken. They want me to pay the $1200 to have someone repair the fence and bed. They also stated they wanted to be there when I have MY fence repair person come pay… I don’t have $1200 to dish out just for them to later say “still not paying”. They have insurance but refuse to use it. I have tried contacting the insurance information but their provider never responds. Also, even with all of this happening I tried to pay my bill. Apparently to pay they wanted me to take down someone’s wife’s phone number to give her my credit card. I get it that this is a small business person who may be just contracted through Richards tree service, but its still unprofessional. I do not feel comfortable giving someone’s wife my credit card and will be trying to pay a different way. I also had someone else come out to look at their job. They left cut branches just sticking out. I am not sure why they didn’t cut from the base of other branches or the trunk. I am pretty sure those random branches will just get decay and potentially hurt the tree. The job does not look good, but hey the leaves are gone I guess? I have limited options to proceed, I cannot pay the $1200 for the repairs and Richards Tree Service says they won’t do anything on their side. 1. They should have trimmed the branches in smaller chunks. Not large ones that would drop on the fence. Make sure you have a video of their job if you go with them, and tell them to make smaller cuts. 2. They should use their insurance, if the insurance finds that my backyard is all moldy (which I do not see) then they won’t have to pay for it, this is why you have insurance. 3. They should improve their billing solution. Its 2020 and there are safer ways to pay online with proof of receipts."

FAQs for engineer structural projects in Fairfax Station, VA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
