Small jobs welcome

"I had a great experience working with Omid Gharavi of OGV Structural Engineering for structural engineering permit services for my home in Baltimore. He was knowledgeable, professional, and easy to work with. The drawings he prepared and stamped, along with the engineering letter, were approved by the county without issue, allowing me to move forward with my home project. I truly appreciate his expertise and would highly recommend his services."

"Bashir and Noorullah were a pleasure to work with. They were very detailed, providing a full set of plans to have a load-bearing wall removed in my home. Bashir was attentive and he and Noorullah answered all my questions. I would have no problem providing a strong recommendation for Structurist for any structural engineering needs especially when it comes to your home."

"It went great! Mr. Kamran responded quickly and professionally to visit a property we were selling that the buyer was trying to have us concede thousands for issues that were minor. For our piece of mind we hired Mr. Ohi who providedus with a verbal assessment which was very thorough and indicated only minor repairs were needed. When we had purchased the house the settlement cracks were already there and they had not changed in 13 years. What we did not know was that those cracks should always be filled in. It was an $800-1500 repair and the buyers had been told it could be $5000-25000 by their unprofessional home inspector, exaggerating hone inspector. Having Mr. Ohi’s evaluation, which he allowed us to videotape gave us strength to negotiate from a position of power. If we were buying a home with any suspected structural issues, we would definitely call upon him again. Very reasonable, accessible and accommodating. Wish all providers could be so professional. The key with Mr. Ohi is that he isn’t in the business to offer repair services so give so you get an independent and unbiased opinion. In short he was a terrific provider. Highly recommend."

"We used Al previously for a major home addition and were very happy with the results, so it was a no-brainer to contact him for this. As usual, he is very conscientious and detail-oriented. The work started on time and the work areas were cleaned up at the end of each day. The butcher block table that was custom built for our kitchen is wonderful and he did an excellent job of replacing a large sliding window with two double hung windows and it looks very nice. He also took care of several small details that came up that other contractors would probably have made a point of charging extra for (there was a little bit of grumbling though :>)). The installation of the new skylight in the living room was really outstanding. New recessed lighting installed with dimmer switches and works great. Replaced old, clunky bifold doors on pantry and coat closets with nice white sliding doors that work great and look much nicer. All drywall work was finished professionally and painted. Removed wood panelling on one large cinderblock wall in basement and installed new drywall on both sided of the wall; also replaced old pocket door with a standard door. Some of the work resulted in exposed sections of floor (not technically included in the contract) but they used some leftover vinyl we had to patch and even matched the pattern so you can hardly tell it was patched. We are very happy with the results."

"The specific representative was Keith Hull, Professional Engineer.  He was courteous, professional, and thorough and, to the point, provided an analysis which saved us a lot of money.  The written report included appropriate photographs, a description of the structure of the house (and of its integrity), and recommendations with regard to how to repair the foundation wall to prevent the intrusion of water in the future. <br />"

"Our rating overall would be B+/A-. We love the final product of both the basement & deck with a gazebo; the craftsmanship was excellent. The workers were courteous and industrious & arrived, for the most part, on schedule. They did a good job of keeping the work area free of debris. Though the basic design/layout of the basement was done in advance, as the project progressed changes were made as we & the designer made suggestions. However, some of the additions such as crown molding and shelving along the stair wall could have been suggested in the original drawings. We chose engineered hardwood for the flooring which looked really great upon initial installation. Further inspection a few days later revealed hardened glue residue, which by that time was difficult to remove. Workers made several attempts to remove the glue with not much success. Given the unsuccessful repeated attempts and being weary of workmen disrupting everyday activities, we took on the job ourselves. The basement work started the first week of December 2018 and was projected to take 8 weeks; it passed final inspection in July 2019. The deck was started around 20 May 2019 and passed final inspection on 9 August. This was because of some code issues and inclement weather. The cost for the basement and deck with a gazebo was between $100,00 -$120,00, which was neither the highest nor lowest out of approximately five bids. All in all, we are very satisfied with the outcome and would recommend their services."

"The work was done on time and on budget due to their detailed project planning process. The quality of the work performed was excellent. It's been two years since completed and it's all holding up beautifully. The few issues that cropped up were dealt with immediately without any fuss. Overall, I couldn't be happier that I chose them. They aren't cheap but everything about the process was a pleasure and I didn't experience any of the horror stories that you hear about when remodeling your home."

FAQs for engineer structural projects in Falls Church, VA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
