"Working with Zign Consulting has been the bright spot in an otherwise complex construction project. From the beginning, Zign Consulting was everything you hope for: honest, direct, highly capable, and urgent. After months of delays and complications caused by a previous architect, Zign Consulting stepped in and immediately brought clarity and direction. They swiftly got our plans completed and approved by DCRA—something the original architect struggled with for nearly a year. Their communication was transparent, their timelines were accurate, and their professionalism was unmatched. If you're looking for an architectural consultant who will advocate for your project and get things done the right way, Zign Consulting is the firm to hire. I can't recommend them enough."

"Had a 5 foot long crack in my poured-concrete basement wall. It was not leaking, but I wanted to have it sealed regardless. Alek came on a Saturday, gave me his estimate, and then repaired the wall. He was very forthcoming by explaining that the repair was not absolutely necessary if there was no leakage, but I wanted it sealed anyway. He did a top rate job and I would not hesitate to use his services again."

"Victor Bernard and their team took on a complex double bathroom renovation project in a 100 year old row home and did excellent work addressing the many unexpected challenges as we proceeded with demo, including rebuilding floor joists inappropriately damaged from a past renovation. While this of course made for a much longer project than planned, the quality of work was excellent and we love our new bathrooms."

"Had a great experience with Chris Kuper at Basement Detective! My basement flooded from non-stop storms and I needed a sump pump installed along with complete renovation of my basement. They were very competitive in pricing and outstanding in results. Chris even helped coordinate with the contractor doing my basement renovation after the sump was installed to make sure none of the drainage was disturbed by the new work being done. I have since weathered at least 3 large storms and can hear the sump working as needed. Very happy with the results!"

"Workman took three days to shore up the foundation of this very old garage. He was polite, and did a nice job. Estimates from several providers were all over the map, since some recommended extensive work involving the use of helical piers, and installation of a new concrete block foundation. I went with more conservative repair.. It looks fine, and I hope I made the right decision."

"Not actually Waterproofing/Encapsulation. I actually had a bad central beam and several rotted joists. From the original estimate, I appreciated Deska's practical approach to fixing my foundation and structural issues. I didn't have the budget for a first floor flooring gut (the ONLY option proposed by a different vendor), and Len proposed an option that was still more than I'd planned for, but doable with a HELOC. NGL it took a very long time between me committing to the work and getting the work done, but they did set a reasonable expectation in advance and the office kept me reliably informed as I waited. When it came to the work, Mohammed and Adonis owned the results from the beginning. They reliably arrived as scheduled and communicated well during the process - providing me updates daily. They also went above and beyond with preparation, finishing, and provided trusted advice when it came to lifting my sagging first floor. Thrilled to have a more secure home!"

FAQs for engineer structural projects in Fulton, MD

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
