"Having major remodel on lower level. Contractor tried to rope me into major work (and project delay) suggesting normal cracks on cinder block walls indicated a foundation issue. When I pushed back, he put project on hold stating I needed a structural engineer to certify. I called the first two people on home advisor locally and Omid got back to me in 2-3 min, was at my house within an hour and delivered a certified report within 3-4 hours. He listened to the situation and spoke with my contractor to hear his assessment before beginning his assessment measures. He directly pushed back on what contractor stated and provided simple solution for one crack that was more than hairline. Report was meticulous, he spoke with contractor directly, and saved this project. It was more affordable than what was suggested on average costs. While I couldn’t divorce from the unethical contractor mid project—I would have been stuck with no out without the work of Omid!"

"It went great! Mr. Kamran responded quickly and professionally to visit a property we were selling that the buyer was trying to have us concede thousands for issues that were minor. For our piece of mind we hired Mr. Ohi who providedus with a verbal assessment which was very thorough and indicated only minor repairs were needed. When we had purchased the house the settlement cracks were already there and they had not changed in 13 years. What we did not know was that those cracks should always be filled in. It was an $800-1500 repair and the buyers had been told it could be $5000-25000 by their unprofessional home inspector, exaggerating hone inspector. Having Mr. Ohi’s evaluation, which he allowed us to videotape gave us strength to negotiate from a position of power. If we were buying a home with any suspected structural issues, we would definitely call upon him again. Very reasonable, accessible and accommodating. Wish all providers could be so professional. The key with Mr. Ohi is that he isn’t in the business to offer repair services so give so you get an independent and unbiased opinion. In short he was a terrific provider. Highly recommend."

"The specific representative was Keith Hull, Professional Engineer.  He was courteous, professional, and thorough and, to the point, provided an analysis which saved us a lot of money.  The written report included appropriate photographs, a description of the structure of the house (and of its integrity), and recommendations with regard to how to repair the foundation wall to prevent the intrusion of water in the future. <br />"

"Jcabido did a great job on our kitchen remodel. Our remodel involved complete demolition, removal of a wall, structural changes, installation of gas stove, tiled backsplash, hardwood flooring, expanding patio door to a double sliding door, and appliance, countertop, cabinet installation. We are very happy with the design, installation, and overall quality of the work done. The remodel was extensive and took a span of two months, despite some additional work done. Special shout out to: Bernard for being on top of things to make sure that the work gets done in a satisfactory way and thinking of what is best for the clients; Artur for his patience in listening to different requirements and concerns in formulating the concept and design; and the on-site crew members (Roberto, Gerrardo) for doing the quality work with utmost professionalism. A kitchen renovation is a stressful process for your family to go through, without having to worry about whether things are getting done in the right way especially when you don't have a lot of knowledge on the construction process. I feel that Bernard and his team are people you can trust to do the right thing for you. We recommend Jcabido and would hire them again for future work!"

"The work was done on time and on budget due to their detailed project planning process. The quality of the work performed was excellent. It's been two years since completed and it's all holding up beautifully. The few issues that cropped up were dealt with immediately without any fuss. Overall, I couldn't be happier that I chose them. They aren't cheap but everything about the process was a pleasure and I didn't experience any of the horror stories that you hear about when remodeling your home."

"Greg is a structural Engineer, professional engineer, PE, he inspected some areas in our home that were of concern, and determined that they were not structural problems. During the inspection we walked around the home together as he explained the issues and answered questions. He was very pleasant. He informed me of the remedies which turned out to be simple. I now have a peace of mind. I opted to get a written report, which was delivered promptly. He is available for questions or any further clarifications. Melodie at the office is very responsive and respectful of your preferred means of communication."

"The entire job exceeded my expectations. Throughout the project Michael was very pleasant, professional and thorough. I appreciated that he was very easy to talk with and more importantly he discussed what he was looking at and what he was doing <br /> in terms that could be understood. When we encountered an unforeseen condition, Michael was very responsive to our project, investigated the situation and made the necessary to changes on the drawings that he had provided at no additional cost. Michael is a top notch guy and in my opinion an excellent engineer. I would definitely hire Michael again. <br />"

FAQs for engineer structural projects in Glenn Dale, MD

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
