"Had a 5 foot long crack in my poured-concrete basement wall. It was not leaking, but I wanted to have it sealed regardless. Alek came on a Saturday, gave me his estimate, and then repaired the wall. He was very forthcoming by explaining that the repair was not absolutely necessary if there was no leakage, but I wanted it sealed anyway. He did a top rate job and I would not hesitate to use his services again."

"Horrible company. No communication. Took more gutter off our house than they put back on. Project manager DAVE will come to your house and lie straight to your face. Water is just pooling by the sides of my house and they could care less. Don't work with this general contracting company. And don't sign up with them at Sam's club they will cancel and reschedule to avoid having to pay Sam's a commission. "

"The work is fine. We had two full baths remodeled. They began in late June and ended just after labor day. There were days and even weeks when no work was done at all. In fact one bathroom was demolished, and then sat for at least one week... There did not seem to be good communication among staff and each person who came to do work did not know what the other had done. One anecdote is that the electrician swore he had connected the light switch for a light in the laundry room. I was standing with the project manager and we were turning the switch on and off with no light going on while the electrician is on the phone at another job, swearing he had connected the light. The upshot of the whole fiasco was that it was not until I threatened writing to the BBB and online reviews that the owner got involved and then we were able to get to completion. Again - the work is ok. We have had to call on the 5 year warranty given to us a couple times to get small items repaired. But the lack of customer service and organization through the whole ordeal was not worth it."

"My gratitude for Residential Engineering Solutions (RES) is sky high. Matt Rudy was most kind, professional and thorough in getting to the bottom of my problem. Multiple interior cracks have slowly been growing in size along the same wall in my house on both the first and second floors. It turns out the southeast corner of the two-story addition added in October, 2013, has vulnerability to a downward gravitational pull mimicking the topography of the street I live on. There is a creek at the bottom of my street which sets up a gentle but persistent downward pull toward the creek. To stop the interior wall cracks from growing the foundation under this corner of the house needs re-enforcement. More importantly, RES has given me, in writing, proof that this problem has been identified and will be resolved (soon) before I put my house on the market, whenever that may happen. Finally, after Matt toured the interior and exterior of my house, I was reminded of one of my favorite all-time movies starring Tom Hanks and Shelly Long called The Money Pit. A classic laugh-out-loud movie from the 1980s based on home renovations that never end, working with inspectors and contractors. Matt and I shared a good laugh."

FAQs for engineer structural projects in Gore, VA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
