Excellent job overall, I could not expect a better experience to be perfectly honest.
Originally, we thought we had a foot or two at most of shallow dryrot on the top surface of the outer stairwell 3x12 wood beam to repair, either by wood replacement or filling. This had been accidentally uncovered while pressure washing the stairs and having some inches of the rotted surface just fly off when water spray hit it (otherwise we *still* may not have known about it).
It appeared that the dryrot area was due to the railing column screws which secure the white metal railing into the wood beam - most of the 4 bolts were somewhat cocked (not flush) into the wood as well as showing surface rust, so we figured water had been slowly tricklling down into the wood for years.
I emailed some photos of the stairwell area and the dryrot damage (that I saw) in particular, for which John sent a detailed estimate itemizing parts and labor that might be necessary. Their estimates are complete and point out the worst-case scenario, however unlikely it may be and try to come in under that. Contrast that with some companies that love to lowball in order to get a job started then surprise you later. So we felt comfortable not only on the pricing but also that they had a solid grasp of what work to do.
WIthin an hour, John, Sam and Jeremy quickly determined the extent of the rot area beyond the visible, then checked the concrete step brackets to ensure the stairwell beams were holding and not weakening. This was criticial and underscores one of Honey Do's many strengths: their experience in knowing what to look for and what affects the job scope the most. They consulted with me every step of the way, especially when anything unexpected was discovered and to give me options on how to proceed.
Adjustment #1 - Entire beam weakness found
Their initial checks uncovered siginficant wood weakeness; the horizontal bracket screws anchoring the steps to the 3x12 main stairwell beams were not holding torque at all, meaning they were all freely turning and stripping softened wood instead of gripping when re-tightened. This occurred at all points among the 14 steps and on both beams, not just near the lower dryrot of the outer beam. They took time to show me and explain the ramifications; these beams were weak and dangerous.
It also appeared that the original two beams were *not* pressure-treated to any significance. This is mind-boggling to me, since the stairwell is not under roof cover. But the general dampness and condition of the beams (despite the 40-ought near rainless summer days lately) support the conclusion that they were certainly not rated commensurate with thier use.
We adjusted the Honey Do work plan to now replace the beams entirely with new ground-rated treated beams. John re-estimated both parts and labor in a short time, and I gave them the go-ahead to get the beams locally while they began demo-ing the existing stair beams. They also called in Alex who excels at major structural work, to ensure the job would still get done in the right timeframe promised (i.e. have working stairs up by the end of the day).
Adjustment #2 - Damp plywood and carpenter ants found
When the existing inner beam (mounted onto the buidling's wall) was removed, it exposed damp plywood sheeting in various stages of rot, from not being properly sealed against water intrusion over its 13 years. John conferred with me and decided it was time to now open up the unfinished drywall from the inside of the garage to further inspect the plywood and studs to the wall itself to ensure the scope of the damage was known and fixable.
The removal of the inner beam against the wall also uncovered many carpenter ants, who had an apparently perfect home in the damp area. I called our existing pest service (who I won't name because they weren't helpful at all), and John recommended Cascade who sent Brad out right away (within an hour of calling, Brad was on-site) to inspect and treat the problem so repairs could continue. These sorts of decisions and adjustments are REALLY important since any project of any size and complexity will have surprises, and dealing quickly and effectively with them is the sign of experience. And finding hidden areas of dampness in the Pacific NW is absolutely going to happen.
The ant damage was contained, and fortunately they had only scraped any load-bearing area - feasting more on some replaceable wood for their local tunneling.
So ... the Honey Do folks cleared away all rotted, damp and ant-chewed wood and insulation, which lucklily was a manageable extent and did not extended further than that. Cascade treated the extended area of ants and their trails to the outside were found and treated/plugged.
Honey Do worked hard into that Friday evening to get working stairs reassambled before leaving, with much better materials and contruction techniques applied than the original builder had even done - ground-rated wood, foam sealant, new flashing, proper priming and paint, caulked railing mount screws.
They returned on Monday to finish priming and painting, leaving a stairwell that was many times more solid than what had been there before. The entire repair was so seamless you could not tell there had just been major work done, let alone a replacement of the entire lower 14' stairwell.


Conclusion
Remember that all  of the above twists and turns occurred over ONE work day (besides the final priming and painting). A lot of additional labor and materials were determined and allocated as the adjustments happened. I am not sure many other companies would be able to adjust so quickly to still execute such an expanded project plan in the same day.
If Honey Do had not uncovered all the real issues, we would have a dryrot patch repair on an increasingly weakening staircase with a horde of ants continuing to chew through wood, eventually reaching something that *does* matter.
Based on this project, I have already discussed our next projects with John that we will have them perform.

"It is whoever they contract with. I pay monthly almost $40.00 but it includes both repair and replacement. This is for all appliances. I have a lot of old appliances in my home. I thought I would be using them a lot. I have not had not used them alot. I have 2 furnaces and they did replace one of them."

"We were told by the appliance people that our new replacement fridge should have no issues fitting into the opening that the old subzero fit in, even though we would have to figure out how to cover up part of the opening cosmetically because the new fridge was about 14 inches shorter than the old one.
It turns out that after we got rid of the old fridge and had the new one delivered, the new one actually didn't fit into space where the old fridge was......for some reason even though the tech specs said the width of the refridgerator's were the same, the new one was about 1/4 wider!We scrambled and found several options for this odd emergency work required to get the new fridge in, and after speaking to three other "cabinet makers" listed on angies list,  i was able to "walk through" our unusual situation with Brian on the phone and he felt that he would be able to accomodate the jobs' needs.
Brian arrived on time the next morning , and did a great job accessing the actual situation, coming up with a plan, and executing the plan perfectly.  he was very sensitive to our wishes to make sure that in altering the original opening in the wooden wall, that we keep the edges pristine and aesthetically appealing, in line with the other "build in " appliances that we had in the wall.
(It is a "frank lloyd wright" style residence, so the woodwork was very specific and easily ruined.)
Brian took care of the practical issues (including hooking our water hoses up in the back of the fridge), but also did a fine and careful job in terms of the niceties of construction.  He cleaned up after himself, and believe me there was a lot of saw dust!
All in all, Brian really came through on last-minute notice and saved the day for us.  We had so many things going on that had to be completed within a three day period of our availability it was like Dominoes.....everything was completely timed out in terms of people removing appliances, delivering and setting up appliances and cleaning up the space for the next person to come in and do their job (window washing, other appliance replacements, roof cleaning, etc), so being on time and completing each task in a timely fashion was necessary.

"Lee was on-time and friendly. He did the work in several sessions - fixed the things that didn't need extra parts the first time and made a list of all he needed, then came back the second time after buying all the parts. He explained everything he was doing and finished the work for exactly what he estimated. He even came back on a Saturday morning to replace a leaky toilet part neither of us caught the first time! Lee is friendly but efficient and didn't waste our time or money. He helped us think through some other work that we'd like done, for where best to spend the money, and where it isn't worth it. Lee charges much less than he could and we appreciated his honesty in his work."
