"Gary arrived on time , inspected the basement and the perimeter of the house and told me that what I need is to work on the gutters and downspouts. If that doesn’t solve the issue then I should consider a French Drain and sump pump on one side of the house and that would cost me around $3500. JES tried to make me sign a contract for 32k a couple of days ago and they wanted me to basically destroy the entire finished basement on top of it. I appreciate Gary’s honesty, it’s so hard to find someone like that nowadays. I will definitely called Armored Basement Waterproofing if still needed after fixing the gutters. 100% recommended!"

"I can't say enough positive things about my experience with Phoenix. If you're looking for a quality fence at a reasonable price look no further. Jeff and Karen were incredible to work with. We had 5 different companies come out for quotes and Jeff's thorough, no-nonsense explanation of fence types and prices made it an easy choice. When we decided to switch a portion of the fence from picket to picket w/ cap-board, I called Karen expecting the quote to be more expensive but she and Jeff said they could do it for the same price. Despite being told it was a two week wait, I got a call from Karen that they could install it the same week. Both Jeff and Karen are extremely professional and their communication made the project a stress-free, enjoyable experience. The workers, who were all brothers, were incredible. I was shocked by the speed with which they tore down the old chainlink fence, which was installed 60 years ago and had literally grown through the trunk of two trees. They methodically installed the new 218 square foot fence in one day, making sure everything was done properly. When the job was done, one worker insisted on grabbing a tool and coming back an hour later to remove a very stubborn old fence post. This level of detail and craftsmanship is hard to find nowadays. The fence has transformed our backyard and we couldn't be more happy!"

"Hall’s did an excellent job of trimming all the shrubbery, removing all the English ivy while keep the other ground cover, then mulching the beds. My yard looks better than it has in years. I will use them again as needed."

"Been 7 years and everything is still tight! Repointed the block on the inside and painted it about 4 years ago. Paint is holding up. Squared the seal up on the outside and painted there too. Everything outside is holding up as well. The only company that didn't try to sell me a sump pump."

"This is not a normal review, since Basement Masters didn't actually work on our house. We called them because of moisture in our basement walls. They came out, and determined that the problems were of a different nature than what they do and required the services of a carpenter to fix a faulty deck. They very easily could have sold us on a bunch of work that wouldn't have solved the issue, but instead gave us an honest assessment. They are honest, ethical, and won't take advantage of you. That was truly refreshing, and shows the kind of people they are. Call them!"

"Had a 5 foot long crack in my poured-concrete basement wall. It was not leaking, but I wanted to have it sealed regardless. Alek came on a Saturday, gave me his estimate, and then repaired the wall. He was very forthcoming by explaining that the repair was not absolutely necessary if there was no leakage, but I wanted it sealed anyway. He did a top rate job and I would not hesitate to use his services again."

"They are a VERY large company whose techs work on commission so they upsell constantly and overcharge on everything. They are more skilled at selling than they are their trade. I used them to replace our water heater bc time was of the essence and while they did an okay job according to our new plumber, I now know I paid much more than I should have even though I negotiated everything. It was so bizarre that I had to negotiate on plumbing. They convince you other things need changing, etc...I don't recommend them at all!"

"A week before thanks giving Long's Corp was sent to us by homeserve to diagnose why water backing up in the kitchen sink drain when take shower upstairs. John, Kyle and Mike came and diagnosed there is a broken drain line from 20" away from clean out in the basement room. To repair They need to dig the concrete slab about 5"×3". They charged us $ 5245. They supposed to camera the drain line after they digged. But They did not . They said they fixed the problem but the same day we have water back up again. When we called them they said we have like second broken drain pipe which is 9 " away from clean out. The question is if there is a broken how did they camera past 9 " and reached 20" distance and diagnosed broken pipe. From that moment we know they are lying to us. I dont believe there is any broken pipe. They are very dishonest. They diagnosed broken pipe unnecessarily and digged the slab. They should have recommand us just do hydrojettingThey used all our homeserve benefits ."

FAQs for basement drainage channels installation projects in Great Falls, VA

Expect a well-built French drain to last 30 to 40 years. By channeling both surface- and ground-water away from your foundation, the system relieves hydrostatic pressure and helps prevent costly structural damage. Choose a pipe with a quality cloth filter to keep sediment out and extend the drain’s life. A quick annual inspection and routine cleanouts will keep water flowing freely, ensuring the system continues to protect your home for years to come.

Most French drains sit two feet below grade, but depth ultimately depends on the problem you’re solving. For puddling rainwater or snowmelt, a shallow curtain drain at lawn level often does the trick. To handle rising groundwater, pros dig deeper, down to the footing, and run the pipe beneath the basement slab. A drainage contractor will determine the optimal depth for your specific soil conditions and water issues.

A properly installed interior French drain captures water at the slab, channels it to a sump pit, and directs it safely outside, preventing basement floods before they occur. Because the pipe sits just under the floor edge, a plumber can reach it easily for cleaning or repairs. Pairing the drain with a reliable sump pump gives you the best long-term protection.

Hire a contractor who installs drainage systems every day—typically a foundation specialist, drainage contractor, experienced landscaper, or plumber with waterproofing experience. These pros understand slope, soil, and local codes, and they have the equipment to trench safely around utilities. Ask for references and photos of recent jobs to be sure they can design a system that keeps water off your foundation for decades.

Once the drain is in, patch the yard by reseeding bare spots or replacing plants the crew removed. Inside, look for ways to add value—finishing the basement or upgrading interior waterproofing while the space is open often costs less now than later. Schedule a quick annual checkup to flush sediment and confirm the pipe and sump pump are clear. Consistent maintenance ensures the drain functions properly and protects your investment.

Most policies don’t cover the cost of repairing a French drain itself, but they may provide coverage for water damage if the system fails. Coverage varies by insurer, so be sure to read the fine print or contact your agent before any issues arise. If you live in a high-risk flood zone, consider a separate flood policy to close the gap. Knowing your coverage in advance helps you budget for repairs and avoid unexpected costs.
