"We absolutely love our new Ryan home, which is ready to move into. Jon, the construction manager was true to his word, and had the Home completed by the end of May. However., DO NOT GO WITH NVR MORTGAGE! We were supposed to close June 7, and Martha from NVR knew we wanted an early June close, I was retiring July 1st, and our mortgage was based on my pension MONTHS AGO. Now, a few weeks before closing after we scheduled a TON of services including movers, truck, friends taking off to help, babysitters for kids, and have a buffer of 3 weeks before we have to move out of a rental end of June; Martha tells me they require a certain letter from the pension that I will not receive until mid-july. Because of this they initially said we couldn't close until July. Then it is June 20th. If she provided us with this information months ago, we could have planned differently. Now we are scrambling to figure out what to do. So, I repeat, DO NO GO WITH NVR MORTGAGE. I'm not the only one either. I just spoke to our new neighbors who broke off with NVR and Martha after 6 months before closing because of similar issues. DO NOT GO WITH NVR MORTGAGE!!!! it should be NO STARS FOR NVR MORTGAGE."

"I accepted a quote from 3D in July 2022. After they received my 50% deposit for adding to my driveway the company never completed the work and never returned a call, and there were many calls. I texted the man who quoted me and he stated that he was "working on my refund". I asked him when and he said he didn't know. The next 2 texts he has not responded to. Fast forward to 2023, no refund and no return call or text. I have reported them to the Indiana Attorney General as well as the BBB. They are a horrible business at best, scammers at worst, either way stay away if you don't want to have your 50% deposit stolen."

"Buhrts started my project in May. I was told by the project manager it would be a 2 month max job. There were some delays which are expected. But there was definitely poor time management and communication through the whole 7 month project. I was told that I would only be out of my house for a month. I spent from May through the end of august outside of my home. I had to call constantly to be kept up to date on what was going on. I then ended up paying 30k more for the job for things I had discussed with the project manager before the job was started and thought was part of the bid. Normal things like an access door to the now raised crawl space, vapor seal and pea gravel to raise the crawlspace floor and help keep it dry. A roof on my screened in porch so we wouldn't be rained on. While the project manager constantly harassed me about signing another contract for another 90k for windows siding and doors. Wood was dropped of in june on a dirt mound and left for weeks on end in the rain to warp. That was meant to build my deck that didn't get started till August. When my electrical was turned back on wires were found cut and live under my house. Thank God I said something about my seawall light not working to one of the guys building my deck and he found it before it caught my house on fire. There was a gas leak I had to call nipsco to come fix. Meanwhile the project manager the whole time blamed the delay of the whole project on the lift company that he failed to schedule after he canceled on them twice at the last minute then didn't reschedule. And expected them to drop everything when he was ready then was mad we had to wait for them to finish the job they were working on. My railings took months to get because they just kept waiting for the color I had selected and kept telling me it would be in the next week instead of just saying that color is really hard to get. I had to call after i almost slid off my 6" high deck after the 3rd month of waiting to find this out at that point we changed the color and surprise they got the railings the next week. Nothing went right or on time with this job. This company is Over priced they love to add charges in and take forever and blame it on other company's."

FAQs for engineer structural projects in Grovertown, IN

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
