"The project went very well, and our teens now have the best bathroom in the house. We went from a pink tiled bath with an old, single sink vanity (pink, also), pink tub and pink toilet to an updated bath with a separate toilet / bath area, plenty of built in storage, and two sink areas. Tom has done many projects for us and all have been above expectations. Tom is great about making sure the details are done right. I had specific ideas about what I wanted in this bath project, and they were executed flawlessly."

Coffman Construction is a small business of 2 to 3 people which keeps overhead down and save my customers money. If I can do your job myself I will but as the job gets bigger then I will bring Kevin and Kasey in to get the job done in a timely manner. I do not cut corners. If I will not do something to my home I will not do it to yours. Times are tough and everyone is trying to survive, we are in this together so I do not charge a fee to come look at your needs but will have to take into consideration fuel and travel on the bid you receive. I do have a Plumber, Electrican, and a mason that do all my jobs that fit their special talents so even if I can not do the job myself I can get you in touch with all right people to get it done.

"The inspection went well. I would rate it as Fair. The inspector made some observations and said that everything looked okay despite some of the beams sagging in the cellar. It was made clear that old houses have some sagging. There was nothing given in writing. A year later when we were trying to sell the home, I attempted several times to contact the company to see if I could get something in writing about the structural integrity of the house. I was even willing to have them come out again for an inspection, but I did not get a response to the emails or voicemails I sent. If I could get something in writing, I would have given the service a B."

"This was the worst contractor I have ever worked with. It's hard to list all of the issues, but the rude and confrontational attitude from the owner is my top complaint. The workers did not wear masks while jackhammering out the concrete and did not bring a fan. They ended up removing my dryer vent and putting my box fan in the window for ventilation. They did not reinstall the dryer vent. Concrete that was laid over drains was bumpy and uneven. Workers could not explain how to use the battery back-up sump pump that was installed. The sump pump drain pipe was put in the middle of the yard to leave a large pool of water in the yard. Nothing was done to cover the pipe or make it drain off into landscaping. They also rebuilt a stone wall, which Wayne had said would be done with gravel backing and rebar. Instead the workers just restacked the blocks that had fallen over. When I expressed displeasure at the end of the day, the workers would not leave until I signed off. After a long conversation with Wayne over the phone I felt forced to sign off for work I was unhappy with. A few weeks after work was completed there was leaking in the basement again. Wayne came out to inspect, but said the leaking was coming from underneath a different part of the house that he didn't work with. I stated that he guaranteed the basement would be dry and it was still leaking. He became confrontational and abusive with me and even threatened to sue me. I ended up dropping my complaints because I did not want to deal with him any more."

FAQs for engineer structural projects in Indianapolis, IN

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
