Customers say: Quality work

"My husband & I has hired LAMP Properties to design & build multiple projects for our personal home and our rental properties. The range of jobs they have done for us so far include, renovations on our rentals, re-shingling a roof, siding, gutters, and adding a beautiful outdoor patio & kitchen area to our home. Each and every crew was very professional, polite and hard working. At days end, they even cleaned up behind themselves so the only thing you noticed was the improvement when the jobs were finished. The communication between us, the design team, the project managers, and the office staff was exceptional. We will defiantly use LAMP Properties / Design + Build again, when we need any other work done."

"SUMMARY: SES did high quality work. They stuck to the projected cost. They finished within the estimated timeframe (or at least close enough). PRELIMINARY STAGES: SES promptly returned our initial call and set up a visit by their estimator. Within a very reasonable timeframe (maybe a little more than a week), we had the estimate in hand. In contrast, we were shocked to see how difficult it was to deal with some other contractors--even in the early stage, when we were trying to give them business. DETAILS OF THE JOB: They gutted ~50% of a ~180 sq ft bathroom to the studs; did some framing/re-framing; removed a large tub and patched in some hardwood; completely re-did the mortar bed/tile/plumbing for the shower; re-routed an HVAC intake to a different part of the house; moved/added some plumbing and electrical; installed a new commode and tile floor in a new toilet closet; hung crown molding; installed a double vanity with a stone top; hung a large mirror and frameless shower door; built out 2 closets. QUALITY. Their renovation was high quality and fit perfectly into our 1930’s arts-and-crafts home. They found, sanded, and painted an old 5 panel door to match the doors in rest of the house. The salvaged/refinished pine floor fits into the existing pine floor seamlessly, and the new trim work matches that in the rest of the house. Their tile guy did an outstanding job on the shower—floor to ceiling with a bullnose and a niche. The subs they used for the vanity/stone top and for the mirror/shower door did a high quality job. We designed our closets and the trim carpenter built them out perfectly (soft-close drawers and all). COMMUNICATION. This was a big asset to the SES experience. Ashley kept us posted with an email almost every day. We knew what to expect when we got home from work, as well as what to look for the next day and the rest of the week. In the rare event that there were surprises or delays, Ashley would let us know right away as well as what the resolution would be. While Ashley was the main line of communication, the owner, Shawn, was very accessible as well when necessary. PROFESSIONALISM. All the people we interacted with were professional and punctual. The workers were respectful of us and our home, and they did a great job cleaning up every day. With very few exceptions, people were at the house every weekday (and even some weekend days), from the start to the finish of the project. THE UNEXPECTED. As the work proceeded, some minor structural damage from the old shower had to be addressed and the hot water heater needed some repairs. These were taken care off in a time- and cost-efficient manner. Otherwise, there were a few miscommunications regarding the electrical rough ins, a plumbing valve, the closet build outs, and the shower door. All these were very minor and easily addressed. Along the way—and especially as things neared the end—Shawn made sure we had everything exactly the way we wanted it. This was our first time hiring a contractor. Before our renovation, we had heard many contractor-related horror stories. Our experience with SES was drastically different. We are already scheduling another project with them."

"It went GREAT.  From the phone call to schedule the appointment (friendly and professional) to the actual service.  The technician was very knowledgeable and very professional and the work was done quickly, cleanly and accurately.  He explained to me that my door was an older brand which was very well built and that it should last for years to come.   <br> <br>I requested an additional service, which was to replace the rubber seal on the bottom because even though mine still worked, In the future I plan to finish out the bare-bones garage with insulation and sheetrock and an A/C, and I wanted to seal out bugs and heat as much as possible. <br> <br>Due to the age of my door, they no longer manufacture the seal (or the door), so we scheduled a day for him to come back and install a new part across the bottom which would hold the newer seals which are made now. <br> <br>He came back and did that work, which involved him actually cutting off the metal at the bottom and installing new metal.  It looks great and seems to work great.  This service was an additional cost, but I am happy with the price and the results. This was a service that I specifically requested. <br> <br>I would absolutely use this wonderful company again, and I now recommend them to others. <br> <br> <br> <br>"

"Paull Soufas and his giys did a great job. They were on time and on budget. Replaced a skylight and re-shingled the roof in 1 day. Then took time to make sure the interior cleaning and sheetrock touchup and painting around the skylight were just right. I will call Paul for any general repairs, maintenance or building I need."

"lWe are extremely satisfied with the performance of William Bartlett and his construction company. We wanted a garage to be built on the vacant half of a double lot owned by our daughter in New Orleans. We also wanted an apartment on the second floor above the garage to be used when we visit. Furthermore, we wanted the building to "belong" to its neighborhood in the Marigny. Mr. Bartlett was helpful from the beginning, offering suggestions to make the design more efficient. Specifically, he suggested a hip roof to replace the original design. During construction, Mr. Bartlett and his team were meticulous with  every detail. The project was in the making for several years and we had specific ideas on layout, materials, etc. Mr. Bartlett was responsive to all of our requests. We executed the project remotely and he was trustworthy and listened. We wouldn't work with anyone else and highly recommend him and his company. <br />"

"Everything went great.  Charlie showed up on time shortly after I called him.  He gave me a fair price, and the job was completed the next week.  A double gate was built, and concrete was poured to make a ramp up to a slab I have for boat storage.  Charlie and his crew are professional and courteous, while being respectful of my property.  Cleaned everything up and the new gate and concrete work looks excellent.  I would hire them again in the future. <br />"

".They showed when they said they would and cleaned everything up.  It looks good.  I think they provide their customers with thicker/stronger boards to sit on while in the shelter.  I also think the shelters should come at least 5.5 to 6 feet tall.  Most families have at least one family member or friend that is over 5 feet tall.  If we have to stay in it for a hour to several hours, we need to be able to stand up.  They were careful with the equipment and quick.  I recommend you look for any cracks in your garage around where they will be installing the shelter and driveway, so if you see any cracks once they are finished you can have them fix it.  I also recommend that you tell your neighbors that you will be having a shelter installed and ask if they can move their vehicles out of the street.  Ground Zero has a very long trailer they pull their equipment on and they need room to turn around on/in the street. <br />"

"We have used ECO for several projects over the years, beginning in 1995, when they did a flood remodel for my mother.  The next project was a complete bathroom remodel, including a new 3 x 5 shower and a whirlpool tub .  The next job was the construction of a ground level deck with a stairway to the second story deck of the house.   We haven't had a need since then but we would use their services for future projects."

FAQs for garage building service projects in Metairie, LA

A well‑constructed, properly permitted detached garage adds between $12,000 and $36,000 to a home’s resale value. Buyers appreciate the secure parking, extra storage, and flexible workspace, so appraisers often bump the property’s value accordingly. The exact return depends on the garage’s size, finishes, and how well it matches the main house, but most homeowners see a strong ROI when the build meets local codes and passes inspection.

Yes—once it meets local building codes and you secure the proper permits, a detached garage can be converted into living space. Finishing the interior, adding climate control, and ensuring safe egress effectively increase your usable square footage, though it may not always count toward the official listing. Skipping permits can trigger fines and even force you to undo the work, so always clear plans with your city first.

Most homeowners policies cover a detached garage under the “other structures” provision, but coverage limits vary. Review your declarations page and ask your agent how much protection you have for separate structures. If the limit is lower than the garage’s replacement cost, you can raise it for a modest premium. Confirming the details now prevents headaches if you ever need to file a claim.
