"I was having some issues with water coming into the basement through the foundation and walls during rainy weather. Not flooding, or even shop vac-able volumes, just enough to be annoying and require mopping. Dominic and his crew were here today to install an under-floor drainage system and a new sump pump. I was dreading the demo (I have a concrete floor) and the mess involved, but these guys came prepared for everything! They used dust abatement measures to protect all my basement-stored items, and they removed and hauled all the debris away when finished with the excavation. What really impressed me was the concrete restoration upon completion. I've previously had a sewer line replaced through the basement floor, and the contractor really "botched" the floor repair. I can't describe how different this experience was! The concrete installed today is immaculate! Dominic takes pride in his work and with good reason! The new concrete is perfect! I am thrilled!"

"Mauricio and Crisjan were the initial sales reps who came to examine the issue and they took the time to test drainage that might have potentially been creating the water issue. They offered a reasonable solution (sealing the visible cracks and holes in the concrete and I was contacted within a couple of days with an estimate and scheduling options. Sean was our tech and he did a fantastic job diagnosing the issue beyond just the cracks. He not only address all the holes and cracks in the concrete and mortar, he sealed up additional entry points above the foundation. He sourced additional materials to cover openings for cable lines. He went above and beyond and gave us measured information on how we should continue to monitor and treat this area as the house settles. He was thorough, informative, and provided excellent service in his work. I'm very glad that Sean was the technician sent to us and I would specifically request him for your projects."

"Very professional! The two people that did the concrete raising were very helpful. Big shout out to Brian and Austin out of the Bristow location. Pricy, but foundation work is sometimes unavoidable."

"This is the second time that I have used S&S Waterproofing and Foundation Repair. The first time was to fix very large sink holes that were opening up in my front yard, apparently due to underground collapsed drainage piping. This time, when I contacted Steve I asked if they did retaining walls. Steve came to look at the job. I immediately expressed my concern with my limited budget, which Steve completely understood. He offered several options on how to complete the job within my budgetary constraints. We hired S&S Waterpoofing and Foundation Repair to do the job. During each phase of the job, Steve sent me photos of the job progression. He answered any questions that I had almost immediately via text message. Most importantly, he also made sure that my wife was onboard with anything that they were doing. Apparently he knows who controls the money and who the boss is! LOL! Additionally, during the job Steve identified issues with a previous contractors work and addressed those for me as well. Steve is very concerned with customer satisfaction, that is incredibly important to me and my wife! The end result was a beautiful retaining wall. The only thing better than the beauty of the wall is how well it works, drainage is completely handled with ease, even during bad rainstorms! When visitors come to the house, they all ask who built the new wall because it looks incredible! Thank you to Steve and his crew for doing such an amazing job! I am sure this is not the end of our relationship, I will be calling Steve for any of my construction needs in the future! Finally, I just wanted to say, I am the type of person that has anxiety with these types of situations, due to the cost issue, my personal lack of knowledge, and an inability to be able to see the end result before it's accomplished. It is incredible to have confidence in someone doing the work. Someone that keeps me updated, keeps within my budget, makes customer service a top priority. Steve, I can't say thank you enough!"

"

Our front steps were unevenly spaced with an almost 10" drop to the first step.  Mr. Langhorne explained how they would bring the steps into code and keep them from separating from the porch again.  His sons arrived on time and completed the job in one day as promised.  Something that was not planned for, but turned out to be unavoidable was the fact that the railing needed to be removed, as the angle was now wrong.  Not to worry a call was made to a guy who could assist with the iron work to replace the hand rail.

Caution tape was posted around the steps so no one would walk in wet concrete.  They not only cleaned up our yard but also replaced the grass divots removed before the steps were poured.  We are very satisfied with the work and will definitely use Langhorne Concrete services in the future.

"VRN Masonry repaired our patio, repaired the block supporting our garage wall, and poured concrete to fill in under our front porch. They responded quickly and meet our need to get the work done quickly. The quality of the work is very good. We are pleased with the work they did--it certainly met our needs. They also cleaned up well when the work was completed."

"We hired Sino-American General Contracting to build a porch for us in 2018. This was the fourth project we hired Mason to design and execute. As has been the case with all of his work, the results were outstanding. The deck is well constructed and beautiful. This is one of the best investments we have ever made. It has extended the living space in our home, allowing us to entertain outside 8-9 months of the year. During the pandemic, we have used the porch every day. Mason, working with an architect, conceived and executed the space with precision. He suggested details along the way that stayed within our budget, but ensured that the final product was exquisite. And, when you work with Mason you never have to worry about projects not being designed to code. He is exacting in his work. As soon as we can, we will hire him again to update an aging bathroom. He has become our go-to contractor for everything."

"They gave us an estimate on 03/22 and we agreed on 04/04.  They started work on 04/11, with the removal of the existing brick patio and the flower garden,  They poured a concrete base, bringing both these areas to the same height as the sidewalk.  They then built a dry-stack stone enclosure on the front and side of our porch, and installed the square cut flagstone cap on the entire area.  Finally, they built an area of concrete, about four inches wide, to transition from the driveway to the new flagstone area.  This was done in about four days of work, including one day when they had to build a tent-like structure over the work site to shield them from the rain,  The entire crew was courteous, neat, and professional.  We would recommend their service to anyone."

FAQs for concrete foundation raise projects in Kensington, MD

On average, it takes two to seven days to physically raise your house. However, this does not include the preparation work, which is often the most lengthy process. The entire project, including preparation, obtaining permits, disconnecting utilities, and any subsequent landscaping, can take four to eight weeks. This timeline ensures everything is done safely and that your home remains structurally sound.

If proper safety protocols are not followed, raising a house can cause severe damage, as the process involves applying controlled force to the home's structure. The risks involved make it crucial to hire a skilled contractor who uses engineered methods to secure your home and prevent any harm to your household.

If your foundation shows signs of instability after raising your home, you might need to add structural support. A structural engineer can assess your foundation and recommend reinforcements to ensure your house stays stable and safe for the long term. Available support options include installing additional piers or pilings, reinforcing existing footings, or using steel beams to distribute the load more evenly.

You will need a structural engineer to assess your home before you begin. These professionals determine whether your house is suitable for lifting and identify any issues that could compromise its stability. Their expertise ensures that the project is designed correctly and all risks are managed to achieve a successful lift.
