"I had tiles that had come loose due to improper installation (by someone else). William remove that tile and hardy board to clean up the bad installation. He put down a new membrane and tile. He even found a new tile that matched the old ones. Great job!"

"There is a reason this company has such stellar reviews! Their workmanship is above par. We were extremely happy with the results. Our tub and tiles look brand new. Nice, clean, and shiny! The man who did our tub and tiles, was so nice and worked so hard. He arrived on time and got right to work. This man is an asset to your company and I hope these words are passed on to him. And I called Specialized Refinishing several times and had a question for the owner, Will. Every time I called, he was so nice and patient and answered all my questions. Their prices are extremely reasonable too! Great workmanship, super hard worker, wonderful price and an owner, you can actually call, ask for, and talk to! I highly recommend this company. "We we were completely satisfied with our experience at Advanced Granite — from the time we walked through the door and met Shelby until our installation was complete. We purchased a remnant piece of granite for a new vanity we had installed in our guest bathroom - a small project to say the least. Everyone at Advanced Granite treated us like we were their best customer. Great quality product and work."

"Porcelite's refinisher arrived on time and finished in less time than they had quoted, even though the tub had previously been refinished so the refinisher had to do more work than if the tub had never been refinished. He did a beautiful job refinishing the tub, with clean lines around the tub drain and a nice non-slip finish at the bottom of the tub, and cleaned up nicely as well."

"Robert Boccia, the owner of the company, came to my rescue within about an hour of when I called. A rental property had a complete blockage in the waste line. He rearranged his schedule so they could do the line replacement the next day. His crew began working around 9am. The waste lines for all the other houses in the neighborhood line up with the front bedroom window. That also lined up with where waste water lines were found in the house. The crew worked hard to minimize damage to the tree that my late father had planted and loved. When, after several attempts, the waste line couldn't be found, calls were made to the City offices to determine where the line actually was. While time and effort could have been saved by calling ahead, in most cases, it wouldn't have been necessary because waste lines are typically buried in a predictable fashion. My house proved to be the exception. Finding out where the waste line was actually located turned out to be good news and bad news. Instead of being to the left of the walkway to the house, it was on the right UNDER a concrete parking pad. This significantly changed the scope of the job. Again, the crew found a solution that minimized damage: instead of breaking up the entire parking pad to dig out the old line, they took out the rightmost portion of the pad, which, happily, came away cleanly, and dug a trench to the right of the clogged/collapsed portion of the line. They found the waste line close to the house, attached new pipes and then ran a new line to the right of the old line, essentially doing a bypass. I had previously spoken to another company about my waste line problem, and they didn't know their right hand from their left. I'm so glad I called Glenoak Plumbing to do this job. It needed to be done immediately and correctly. It was."

FAQs for tile, stone, marble clean, grout, polish and maintain service projects in Kingsville, MD

Use a stiff-bristle brush and warm, soapy water to loosen surface grime. Then, let the grout dry and finish with a grout-specific sealant. This combo cleans without scratching the tile and locks out new stains. Always follow the label directions so the cleaner and sealant bond properly. A few extra minutes of care keep grout bright and help your floors look fresher longer.

The most effective cleaner for badly stained grout is a professional-grade steam machine. High-pressure, high-heat vapor lifts embedded dirt without harsh chemicals and brightens grout lines in one pass. Pros often pre-treat tough spots with a mild solution and finish with a soft brush to protect the tile. The result is a deep, even clean that lasts longer than store-bought products.

Tile and grout are water-resistant, not waterproof. Dense materials like porcelain or glass shed moisture well, but even sealed natural stone and standard cement grout can absorb water over time. That’s why routine sealing and prompt spill cleanup matter.

Keeping moisture out prevents erosion, mold, and discoloration—especially in bathrooms, kitchens, and other splash-prone areas.

Schedule professional tile and grout cleaning every six to 12 months, with quick touch-ups in between. Busy kitchens and bathrooms often need attention on the shorter end of that range because constant moisture speeds up staining.

Sticking to this routine keeps grime from setting, reduces mold risk, and stretches the life of your tile and grout, saving you from bigger repairs later.

When done correctly, tile and grout cleaning is perfectly safe for your floors. Pros match cleaners and brushes to your tile type, control pressure, and avoid harsh chemicals that can etch or erode surfaces.

If you’re DIYing, test new products in an inconspicuous spot and follow label directions. The right technique removes buildup while protecting both the tile glaze and the grout lines.

Yes—apply a fresh sealer once the grout is completely dry, usually 24 hours after cleaning. The sealer forms a moisture-resistant barrier that blocks stains, mold, and everyday dirt, making future scrubbing easier. Skipping this step leaves porous grout exposed, which can lead to discoloration or cracks and, ultimately, expensive repairs. A quick reseal now protects both the grout and the surrounding tile.
