Customers say: Super punctual

"Martin and Great Lakes are consummate professionals. They are incredibly knowledgable about structures and the factors and variables that can affect them -- both internal and external. For our work, they excavated along the foundation to allow us to analyze our foundation. We highly recommend them to preserve the structure of your facilities new and old."

"They came out and ran a number of tests on every level of the house. It turned out the house was sound and the issues were caused from the house settling and the way the support beams were run in the attic. They said we could shore up the center pillars in the crawl space by than 1/2" or less but that it wasn't necessary. It was good to know the house was sound and that we did not have any structural damage."

"I hired Martins to convert my two-unit rental property to a SFH in 2016 and I am thrilled with the results. What he was able to do with my budget is nothing short of amazing. Everyone person that has seen it has commented on how great the place looks and the attention to detail of the work. After a terrible start to the project with a crooked contractor I had started with, working with Martins has been an absolute joy to complete this undertaking. My project was to convert my rental property to a SFH. Martins took over a project that was a complete mess. I had been working previously with another contractor, to dig out the basement and do the conversion. After stealing much of my money and not getting the permits, I had a partially dug out basement and a gutted house. Martins took over and put together a plan of how to complete the project and started working with my bank for the arduous post-renovation value mortgage loan process. When I was looking for contractors, the most important attributes are integrity, passion for their trade, attention to detail, reliability, and creativity. Martins scores off the charts in all of these facets. Martins took existing design plans and redesigned it in a much more functional way to use the space. He was able to take blueprints and high level ideas to create elegant and sophisticated designs. Martins is one of the most honest people I have met. He is clear about the risks of doing something and gives his feedback on whether he thinks it is a good idea. Whenever something went wrong throughout the project, he brought it up quickly and let me know the options to resolve them. He also has negotiated back refunds for me from some sub-contractors when he thought there were issues with their work, although they were imperceptible to me. He also only works with tradespeople that have his similar attention to detail and integrity. In summary, I can’t recommend Martins enough. He is a joy to be around and his honesty and passion for his craft is evident in talking to him and seeing his work. His rates are extremely reasonable when you consider he has a formal design background and his planning and attention to detail minimizes/eliminates costs from rework or mistakes"

"The project went very smoothly overall.  My husband and I both work full time and have a houseful of kids.  We felt very lucky that the job was under control and that we were able to trust this company to handle the major job at hand without us having to hover and micromanage.  This could have been a very stressful experience, but rather I felt reassured and calm knowing that the repairs were solid and the finishes are beautiful! <br /> <br /> Communication was excellent throughout, as well.  I was never left wondering what time the crew was going to arrive or how much the project was going to cost me or if the area was going to be cleaned up each night.  Everything was above-board and clear. <br /> <br /> This company went above and beyond in representing and advocating for us to get a fair settlement with our insurance company.  Their knowledge, experience, and dedication made the whole process easy.  Everything had already been thought of before we had to become stressed about it.  <br /> <br /> We are already planning our next projects that we have wanted to complete, but dreaded.  Now we know who to call for the job to be done on time and ON BUDGET! <br /> <br /> We are grateful for the help, concern, and dedication. <br /> <br /> <br />"

"In one word - excellent. Engikeering was immediately responsive, professional, thorough and clear in the description of what would and wouldn't be covered for us in a structural engineer inspection. The visit was the same. We appreciated the close attention to detail and the thorough readout on the house after inspection and within the well written report as well. We definitely recommend contacting Engikeering if you are in need of a structural engineer."

"The Structural Shop came out and inspected our porch to give an opinion on repair versus replace. In an e-mail, they suggested that it would be more cost efficient to repair the porch, and estimated costs for preparing drawings. We hired them to do drawings. After we got a package of drawings for the repair, we used the package to solicit bids. Several of the porch contractors that came by declined to even offer a bid for the repair as it was specified in the Structural Shop's drawings, because (as one contractor put it) the repair would result in a very "ad hoc" looking porch, with materials of varied ages and types. Of those that did bid, the repair costs were only slightly cheaper than a tear down and rebuild project because of the scope of work that was required for repair. We ended up hiring a contractor that had his own architect prepare rebuild plans, and we bought a new porch. I understand that the Structural Shop gave us what they told us they would, and I don't doubt that their drawings could have been executed, but we took their recommendation as engineers in the repair versus replace decision, and when we actually went to bid on that we heard a chorus in return that repair was not a very realistic or wise decision. So overall, we spent $2000 for a set of drawings that were very pretty but ultimately not used for anything."

"The project went great. This isn't the first time we've used Lowell for remodeling work and it won't be the last time either. Lowell came in, put down protective drop cloths and other items to protect our house and keep it clean, did the work in a thorough and meticulous manner and cleaned up after himself. The project was on budget and done a day early. All this even after our terrible decision making ability when it came to the tile choices! <br /> I can't say enough about how good a job Lowell (and anyone he chooses to bring with him) does. If you get estimates, Lowell may not be the cheapest estimate, but I would hire him every time. I may be able to get someone a little less expensive, but nobody I've ever hired does as good and meticulous a job as Lowell does. The bottom line is, when I hire Lowell to do something, I stop worrying whether it will be done correctly or not. I know when he's coming that I'll be happy with the outcome. <br /> Thank you Lowell! <br />"

FAQs for engineer structural projects in Lake In The Hills, IL

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
