"My wife and I were very pleased with Balal - prompt, professional, extremely detail oriented. He walked us through every step of the process and treated us like a true customer - not just a number. I would recommend Balal for any structural engineering needs - design, review, recommendation."

"The Inspection process was exceptional. I called, they came and I received the report the very next morning. Although my inspector was unable to utilize infrared detection because my ac no longer functions at all, his visual inspection was on point. It touched on every discipline involved in the reconstruction. I finally have the information needed to bring to USAA about the dangerous conditions that I have been living with because of the work done by Roadrunner Restoration. I pray this company is never able to do this to anyone ever again! The owner, Rick Daniels should be tarred, feathered and run out of town! I love what Houston Inspectors has done for me!! I can’t sing their praises enough! They have provided proof that my home is structurally unsound and the plumbing issues are bad enough to warrant a complete examination and the electrical work done is flawed as well! USAA preferred vendor list has led me into reliance in the abilities of the unscrupulous company Roadrunner Restoration! I also pray that USAA sees to it that my home is restored in a proper manner by anyone other than the company who performed so abysmally and kept me out of my home longer than necessary, had me move home only to have no electricity or gas, they stole my property and threatened to place a lien on my property if I did not sign their completion paper!! Mind you, my husband who served in Vietnam, died two weeks before my home burned from the effects of Agent Orange! This company was able to take full advantage of my situation to drag this job out and wear me down! They never completed the job and what they did do was incredibly bad!"

"We had some little hair line cracks around the house inside and outside too. We were not sure what was going on and were very worried. Then we called Bj at FIF Engineering to come and tell us what was going on. BJ was very prompt on the appointment. He checked the foundation with a electronic machine, He checked the soil on the outside with some strength measuring tool. He went to the attic did detail structural analysis, of the roof sheathing and roof framing. After 2 hours of detail study of the house he told us that we had minor foundation settlement but nothing to worry about at this time. He promised a report in 24hrs and a short and precise report was obtained the next day. We hired a dry wall repair contractor and did the cosmetic repairs as recommended. I recommend FIF Engineering to all."

"The work was performed extremely well. The inspector found a few issues that the builder missed. We were provided a thorough report after the work was done. While I didn't meet the inspector himself, the office staff I spoke to on the phone were extremely courteous. <br />"

"ABC Awning installed an awning on the deck in the back of my house. The employees worked quickly and were in and out in one day. The awning looks great and works great. They used high quality product on the awning. I was impressed with the quality of work that they did, and they explained to us how the awning worked in great detail."

"As a buyer's agent for 20+ yrs I have attended hundreds of home inspections and reviewed reports from most all inspectors in the area. It is important to hire an engineer to perform the inspection, and Ron Scott is at the top of the list based on experience, knowledge, education, ability to recognize hidden deficiencies, present a clearly written final report, and answer client follow up questions."

FAQs for engineer structural projects in League City, TX

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
