"Kamran dd a fantastic job. He reached out to me quickly and had his associate come by to look at the walls I was removing. I received an estimate for the work. Kamran worked extra long on the project to help me utilize the beams that I had pre purchased. I would recommend anyone who need a professional engineer recommendation to use OHI engineering "

"Louis was professional, experienced, responsive, on time, very sharing, insightful, smart and thoughtful. You could not ask for more. We explained our concerns including cracks in exterior brick work, cracks in the basement walls, drywall tape in the ceiling of the master bedroom peeling, etc. Louis walked the entire property with us and we received an education while following him from floor to floor. He is a fountain of engineering knowledge. He followed up quickly as promised with a thorough written report and provided a few suggestions of items we could follow up on. Louis was a complete delight to meet and do business with. We recommend him highly!"

"We pulled out carpet on the lower level of our home and found some cracks in the slab we wanted assessed. Mr. Rahnama carefully inspected every area of the floor including a crawlspace, walls, and the exterior foundation. He spent a great deal of time explaining how the problems should be addressed to include discussing several options for correcting drainage problems around our home. Best of all, he gave us guidelines as to how much any contractor should charge for the doing the work. The very next day he emailed a written and signed report of his findings and recommendations. Very reasonably priced for his services and well worth the peace of mind a professional assessment of our home gave us. We would definitely use him again for future projects and highly recommend him <br /> to anyone looking for a structural engineer."

"Alek was very prompt in responding and up-front about his capabilities. It is refreshing to find a contractor so honest these days. It was very appreciated. I did not use his services for structural engineering but he was still willing to review other work and be available for consultation. Great professional. If I do need such work done in the future, he would be my first choice regardless of price.."

FAQs for engineer structural projects in Manassas, VA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
