"Tony came to my home to inspect its structural integrity. First, he was rude and offensive. When he found out I'm not currently employed (I am disabled), he asked me how I could afford to pay for the house. It's an offensive question and not at all related to my hiring him. "

"We found General Brick Design and Ed through Angie's List. Our house was dealt a bit of blow when we discovered our home had significant foundation damage and structural issues. I started my search for a contractor on Angie's List and General Brick Designs popped up first review on this list with many reviews on why you should hire Ed and his crew and this review won't be any different. This was the first time I hired General Brick Design. Needless to say, they did a tremendous job. The brickwork they did was the work of a master mason. A couple of years later, my other home suddenly had severe water issues. The entire first floor now flooded whenever there was a tremendous downpour. Once again, I was fortunate enough to be able to employ General Brick Design. Ed was able to fit me into his work schedule. Now, not only did he take care of the problem; the house’s moisture reading went down from 180% to 3%. YES 3% - (Considered “desert dry” by industry standards). Most recently, my primary residence, which had water issues, worsened. I called Ed. He was able to diagnose the water issues; waterproofed the house from the outside of the foundation to the inside. I challenge you to find any other contractor who says he does waterproofing to find a solution other than a “French drain”. BTW- many other states have banned the use of French drain systems as they compromise the structure of the foundation of the home; walls, footings, etc. Basically, General Brick Design has now set the bar so high for contractors and I couldn't agree more. I just didn't see the point in finding anyone else because Ed has such superior knowledge on this work there just wasn't any point in my opinion of looking elsewhere. The work went so smoothly. The guys showed up on time and ready to work. It was neat to see all the progress being made each day Ed worked along side the crew for our job and of course was onsite each day all day. They finished the whole job in 4 days and the work looks absolutely amazing. Our house feels so solid feels so safe. Our basement is now bone dry, even after these past couple of days, with all the record rainfall. I said it before and I’ll say it again, Edward Costanzo is the Mike Holmes on Homes of Long Island. Long Island will lose a valuable waterproofing resource, if he ever chooses to retire. I should mention that Ed and his crew do everything from waterproofing, to building foundation work, to home additions, as well as general brick designs."

"Pantec Engineering helped us with the planning, engineering, and management of an exterior facade project our condo needed to remedy multiple leaks we were having. They were very knowledgeable and easy to work with. They helped us come with a plan that was economical and helped with finding a contractor to do the work properly. Highly Recommend."

"I don't think contractors come any better than this one. Tom was professional throughout, meticulously explaining everything to us at every step of the way. You should hire this guy for his communication skills and customer service skills alone. Not only was he responsive to our texts and calls -- he himself was proactive and constantly in touch with us about the schedule and the work. And the quality of the work is great. You can tell when there is pride of craftsmanship. Tom does a lot of the work himself but when he needs to subcontract, the people he hires also seem to be serious craftsmen. Our final cost for the work was more than the estimate but you have to be naive to expect that when you embark on something like this that there aren't going to be a few surprises. Whenever one of those surprises cropped up (crumbling 100-year-old sewer line, for example), Tom informed us and laid out all the options for us. Definitely hire him! I know we will, again, when we need major work."

FAQs for engineer structural projects in Massapequa, NY

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
