"I had a great experience working with Omid Gharavi of OGV Structural Engineering for structural engineering permit services for my home in Baltimore. He was knowledgeable, professional, and easy to work with. The drawings he prepared and stamped, along with the engineering letter, were approved by the county without issue, allowing me to move forward with my home project. I truly appreciate his expertise and would highly recommend his services."

"The specific representative was Keith Hull, Professional Engineer.  He was courteous, professional, and thorough and, to the point, provided an analysis which saved us a lot of money.  The written report included appropriate photographs, a description of the structure of the house (and of its integrity), and recommendations with regard to how to repair the foundation wall to prevent the intrusion of water in the future. <br />"

"JCabido did a full inspection and gave a ton of details before starting the work. They helped us find a structural engineer to judge what was vital or not to do. The quote for the work was very clear. The work they did on our house was very thorough and they did a great job. The finished job looks fantastic and the workers were polite and cleaned up every day. We did not have any inconveniences while they worked on our house and we are extremely pleased with the outcome. I would recommend them highly. The cost is a bit high but it was worth it for a job well done, professional communications and solid work."

"The entire job exceeded my expectations. Throughout the project Michael was very pleasant, professional and thorough. I appreciated that he was very easy to talk with and more importantly he discussed what he was looking at and what he was doing <br /> in terms that could be understood. When we encountered an unforeseen condition, Michael was very responsive to our project, investigated the situation and made the necessary to changes on the drawings that he had provided at no additional cost. Michael is a top notch guy and in my opinion an excellent engineer. I would definitely hire Michael again. <br />"

"I contacted this firm with some significant questions about a home I was considering purchasing--primarily about issues concerning the crawl space of the home. I had very little time to make some major decisions about the property. On very short notice, Bo Ward, P.E., the principal of Structural Elements, made arrangements meet with me on his day off--which was also a major holiday. Needless to say, I was surprised and incredibly grateful that he was willing to make the time for me. He spent several hours looking over the scope of the problem, took several photos, and prepared a high-quality report, which was very helpful to me in taking next steps. <br /> In many years of hiring various professionals to undertake different tasks, Mr. Ward's professionalism, punctuality, thoroughness, expertise, honesty, and simple willingness to be helpful truly stand out. He is great at what he does and has impeccable character. I would highly recommend Mr. Ward and his firm. He did not do a design project for me, but I am hopeful that if I am ever constructing a home from scratch that he will be available to work on the project. <br />"

FAQs for engineer structural projects in Pasadena, MD

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
