Customers say: Quality work

"Was having a potential home inspected for structural integrity. Spoke to Bob on the phone a few times. Since the home’s basement primarily consisted of a giant crawl space, I was told Don would do the job. Ultimately, the day before the scheduled inspection, I couldn’t get ahold of Don. Bob said Don was “feeling sick,” so the job was off. Frustrating, but a blessing in disguise because we ended up going with Colonial Restorations (the home was built in the 1800s). Colonial Restorations, LLC is the “go-to” for older home inspections and repairs. Tom was amazing (his son Brad is soon to take over the business)! They were both prompt, professional, and thorough. Very pleased with their work and thorough report/estimate. Colonial Restorations, LLC PO Box 868 Fiskdale, MA 01518 508-735-9900"

"After an unusual situation arose at my home, I was concerned about the possibility of structural damage caused by drilling and new construction at an adjacent lot. After receiving a recommendation for Veitas Engineers from a trusted source, I called and scheduled an appointment. I am so thankful that I did. I continue to be impressed with the amount of time that the two engineers spent at my house, closely inspecting the exterior and interior. Within days, I received a 16-page detailed report which included drawings, photographs, recommendations, and action items. I was so pleased when I saw that the action items were categorized as structural and non-structural, that is, that the engineers included items beyond my actual structural concerns. I used the report when working with a contractor to follow up on the recommendations and action items. The contractor was impressed with the quality, clarity, and scope of the report. I am so happy that I chose Veitas Engineers!"

"Marcello's company did and excellent job. We are now enjoying a full den with beautiful floors, a big office and a full bath. The laundry room is great with new sink and washer and dryer. They added wrought iron railings for the front steps, repaired the brickwork and added blue stone for steps and porch. The painters did an excellent job inside and out. All of the workers were polite and professional. They went above and beyond what was expected. I highly recommend them."

"Our home required a good foundation repair specialist. The structural engineer we hired had given us a set of drawings and we looked high and low for this expertise. We looked at several contractors before we hired Laliberte Construction. Leo Laliberte came in after I called him from a list provided by Angies List, he quoted to us within a day and was very confident that the job could be handled by his crew. His prices were at par with the market and he gave us a clear break up of costs. What really stood out was the quiet professionalism with which the crew handled day to day complications. His crew stayed on task through the  winter months and were on time everyday  despite tough conditions. When there were extras to be handled alongside the real work the crew handled it all with ease and fortitude.  <br /> Leo is very personable and has a clear and clean command of situations. Our family and his went through some extreme hardship during the time of construction but his crew was very responsive and kept to their tasks. I do not have words to compliment them enough. We would employ them in a heartbeat if we need the help again. <br /> Clearly this team has the experience and knows what they are talking about when they quote. <br /> <br />"

"Dave explained the sun porch product that he would install, all of the variables and customize-able features. He patiently answered our questions about the demolition and construction process, as well as gave us an overview of the current building codes that would impact certain decisions. He worked out a range of pricing on options for us to consider. We had previously met with a few other contractors about this project. We very much enjoyed talking with Dave. We were impressed with the detailed information he gave us and the pricing he worked out. We felt it would be good to work with Dave and his firm. Unfortunately, we had an unexpected expense come up that have caused us to put the project on hold, at least for this year."

"In April the roof was full of snow and the drains were full of leaves. Then it rained and rained and rained. Nine inches of flashing was not enough and the water poured down the chimney and surrounding wall for three stories. When I first noticed it, the wall was crying, by the end of the debacle, the paint was pulling off in sheets exposing previous patch jobs for prior chimney leaks and swelling the horsehair plaster that still remained. After some back and forthing with my landlords about fixing it, being asked to wait, etc, I finally had enough and explained that I was going to find a reputable company, get an estimate, submit it for their approval and then deduct it from my rent. With the help of Angie's List, I was able to make contact, get a quote, get recommendations and get some action! Stealth Construction sent Rob who came and took a look at both sides of the wall, gave me an estimate and explained how quickly he could start and how he planned on working it between his other jobs so as to maximize the use of my time, his resources and the drying time of the ingredients. He figured the first day would be prepping the surface, the second would be priming it and the third would be painting it which would fit in nicely with the demands of my schedule as well. The job began on schedule and the wall was back to being solid after day 1. At the end of the plastering I was asked the name of the color of the wall and whether it was Linen White. That got me to thinking so I called the landlords and asked if I might change the color on the kitchen facing wall. They agreed so I called the office and we arranged that I would send them the color name by email. On day 2, with an unexpected time windfall, he primed it and while waiting for that to dry, ran and picked up the new paint color and then painted it, thus ending ahead of schedule and leaving me with a lovely yellow wall which makes me smile even now as I am staring at it."

FAQs for engineer structural projects in Reading, MA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
