Customers say: Terrific value

"I recently bought a house and prior to the purchase I had Bob come out to the and provide an evaluation on the overall structural soundness of the home. He came out, said everything looked great and he would send me a letter stating as much. After I received the letter, we proceeded with the closing (mid-May). Around mid-October I noticed there was separation in the mortar of a course of bricks in the front of my house. After looking over the situation, we discovered the front of my house is sinking. I called a company I had recently used to level my porch and wanted their opinion as they also do foundation work. When they arrived, they gave me options for what they can do, but that they would not touch the job until they had an engineer sign off on the project for liability reasons. I asked them for a suggestion and they gave me Bob's number. I said I knew who that was and a few days later had Bob come back to evaluate the sinking and give me a letter saying the process the foundation company wants to do would fix my problem. While Bob was there he took notes, listened to all my concerns, and said that he believed the foundation contractor was correct with their assessment. He also told me that when the foundation contractor was there fixing the problem, he would also be there to make sure the previously mentioned porch leveling wasn't the cause of the foundation dropping. I also wanted him to confirm a wall in my kitchen was not load bearing as we are going to be renovating the kitchen soon. He said no problems with everything and he would send the foundation letter in a few days. After two weeks, I called Bob (10/28) and he apologized and said he would get the letter out that day. No latter came, so I called back 11/9 with no answer. 11/23 I called and he messaged while it was ringing asking if he can call me later - I messaged back stating I still need the letter and if he didn't want to do business to please just say so. No call back. I called again this past Friday, 12/2 and received the same "Can I call you later" text. No call back. I called later that afternoon to no answer. Every time I called and he didn't answer, the mailbox was full and I couldn't leave a message. I texted him this Monday 12/5 and asked when he can talk - no response. I called both Tuesday and today (12/7) with no answer. At this point I will still try make contact with him, but I will also be looking for a much more professional replacement."

"I have been using this company for several years but finally found out I could write a review to share my complete satisfaction! They are dependable, affordable, original and caring! The workers go beyond what is asked. Today, one of the workers fixed a broken gate putting it back to normal operation! The workers have always done everything I asked and even go beyond. Now in my later years and recuperating from cancer and heart surgeries, this company is with me to do what is needed. They not only have planted flowers for me, they even know what I like and buy the flowers for me! Cleanup is perfect! I love gardening! But when you can't do it yourself, second best is a company I can trust and be pleased with! I recomend Sweetscape Outdoor Services to anyone who wants first rate service and workers who care!"

FAQs for engineer structural projects in Rochester Hills, MI

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
